Enjoy vaulted ceilings with easy flow from the kitchen, dining & family rooms. Your chef’s kitchen includes a high end Italian Bertazzoni range & oven, microwave, dishwasher and large fridge with all that you desire (toaster, Keurig coffee, and all spices for your imagination!).

Large sectional sofa with wood carved tables, Sonos sound system & speakers, gas fireplace with 65 inch new Samsung Smart TV. Dining has seating for 8, & large kitchen Island includes seating for 4.

*OUTDOOR RELAXATION*
Private large backyard with sectional sofa, table, & electric heaters set with safety timers. Overhead & landscape lighting brightens the area for your perfect relaxed setting with a glass of wine! An additional front porch setting with 2 chairs + table also has an overhead heater for you to enjoy during the bright morning sun with a cup of coffee. Very zen!

*3 BEDROOMS*
There is a king-size bed in the large primary room, with a queen-size bed in the 2nd bedroom. Both these beds come with remote control adjustable bed frames & massage. The 3rd bedroom has 2 trundle twin-size beds. ALL 4 mattresses are comfortable high-end memory foam, and each room has room darkening shades to make sure you sleep well!

*2 BATHROOMS*
2 brand new bathrooms, each with spa appointments such as a bidet toilet with heated seat, spa heater overhead, and luxury showers with glass doors.

*EASY PARKING*
There is an attached single-car garage, parking on the driveway for another 2 cars, as well as 1-2 car parking directly in front of the house. The house is located on an “easy” wide street too. You will find a Tesla EV charger in the garage - please arrive with your own cord.

*CENTRAL LOCATION*
You are in the heart of Sonoma County which gives you access to more wineries, restaurants for foodies, & entertainment on the Russian River than you can imagine! You are within walking distance to a local grocery store with a well-known deli, a Michelin-star restaurant, and of course the Russian River (lay on the beach, rent canoes, or go hiking….whatever your heart desires!). In addition, you are a short drive from Downtown Forestville (1 mile), Graton (4 miles), Windsor (7 miles), Sebastopol (8 miles), and Healdsburg (10 miles).

*THE HOUSE VIBE*
It's all in the details…yes, you have full central Air Conditioning and heat with a nest thermostat, as well as remote controls for all overhead fans in the bedrooms & main living space, rare Graffik T dimming light switches, solid wood doors, NEW washer & dryer, and a wine rack of high-end glassware “waiting” for your delicious wine pours. Functional, comfortable, and high-end in ALL ways…enjoy it!

## Interaction

This is a self-serve stay. We are off-site hosts; there is no front desk or office, and we provide contactless self-check-in. We have a dedicated hospitality phone line in case of emergencies (24/7) and our team is available on call, text, or chat during 5 am - 1 am to help assist you during your stay!

## Neighborhood

Mirabel Heights is a little community on the Russian River with a small-town feel. You'll see lots of our neighbors taking an afternoon stroll or walking their dogs, and they're quite friendly. Feel free to say hi!

Speer's Market is a 5-minute walk away and has everything you need, including a small deli with notoriously large sandwiches. Prepare your order sheet in advance at the house (check the “Local Stuff” drawer in the dining room).

Cancellation:
There is a 4% processing fee for all refunds on bookings made on our direct website.

There are security cameras on the exterior of the house.

Please note the house is accessible by stairs only.

Cell phone reception in the area is spotty; “Wifi calling” on your phone will be your friend.
