Welcome to Sweet Peach!! It is cozy and relaxing for everyone.

Convenient location!! Only a mile to I-85 and 2 miles to Hwy 316. Close to shopping, restaurants, hospitals & more! Only 30 minutes away from Downtown Atlanta. There are many local eateries and markets that hosts all sorts of different ethnic cuisines and groceries close by. Our home is only 10 minutes away from the Gas South Arena making it a simple and quick commute to your event. It is cozy and relaxing for everyone. It is only a 15 minutes drive to Northside Hospital Duluth and Northside Hospital Gwinnett.

**The space**
This is a 4 bedrooms and 3 full bathrooms split level home, with a large bonus room downstairs. Plus a game room set up in the garage with a ping pong table and dual basketball game. A pretty equipped kitchen space with spices and some pots and pans to cook a home-cooked meal. A washer and dryer included with unscented detergent. A large screened porch and a fenced back yard that is excellent for entertainment. All bathrooms have body wash and shampoo/conditioner. The bonus room have a few board games for your enjoyment. And TVs in the living spaces to watch a Netflix movie or show. All TVs are smart TVs for easy casting with your smart devices.

**Guest access**
Guests will have access to the entire split level home, except for a small locked storage room downstairs by the laundry area and another locked storage room in the garage.

**Other things to note**
We kindly ask not to wear your shoes around the home to keep it dirt & germs free. Feel free to wear your shoes in the backyard and garage.

Parking available on the driveway. You can park 4 maximum cars on the driveway. If needed, street parking is available. (Please do not block neighbors driveway)

**Safety**
We have a ring doorbell camera at the front door. One ring floodlight camera on the side of the house where you can walk to the back gate, and one ring floodlight camera facing the backyard and screened porch area. These cameras are recording at all times for the health and safety of our guests.

**House Rules**

Below are a few house rules:

1. Please take off your shoes inside the house. As it can attract dirt/germs which will make it hard to clean off any carpet or area rugs.
2. No unauthorized events or parties & No illegal activities.
3. No smoking (including electronic cigarettes) anywhere inside the home including screened porch. Any violation will result in an additional $500 cleaning charge.
4. Pet Free home. No unauthorized pets are allowed, any violation will result in an additional $300 cleaning charge.
5. Maximum capacity of the house is 10 guests. It is ok to have visitor(s) during day time. Strictly NO overnight visitors not on your reservation.
6. No unregistered guest(s) are allowed to stay at the property overnight. Any unregistered guest(s) will automatically result in an additional charge of $50/guest/night for each additional guest regardless of age. Or cancellation of your reservation without refund.
7. No deep oil frying inside the home.
8. If the trash cans are full, please kindly take the trash outside. (The garbage bin and recycling bin are on the side of the house closest to the garage)
9. Ensure to turn off the propane tank when finished using the grill. Do not leave perishables on the grill overnight. Please kindly dispose of perishables in the garbage bin to avoid unwanted pests/animals.
10. Please leave all doors to the exterior closed at all times, this will prevent unwelcomed pests from entering the home. The house receives regular pest control treatment, however, insects and pests are inevitably present in Georgia's southern climate. The owner/host cannot guarantee the total absence of insects or pests and action will only be taken when deemed necessary.
