Enjoy the morning sun hitting the Flatirons outside the kitchen window. This comfortable Boulder home was made for a group or a family weekend: three bedrooms, 4 beds, and two full baths.

A living room upstairs, and a den downstairs with a TV and the best couch in the house for a nap. A deck looking through big trees at the mountains, and a trampoline and tree house in the fenced yard.

Upstairs: Bright living room with a big window over a tree-lined block.

Kitchen opens to a breakfast nook with foothill views.

Dining and deck table each seat four, six with extra chairs.

Primary bedroom with a Cal King, full bath with tub next door.

Downstairs: The Studio is the biggest room, with a queen, couch, TV, and decorative fireplace. Opens to the hall with curtain for privacy.

Two bedrooms, each with a single bed.

Second full bath, washer and dryer.

Outside: Large deck with a table and grill.

Fenced yard with a trampoline, tree house, and room for frisbee.

Work: Three desks. Two standing (studio and living room), one in a downstairs bedroom.

You may hear some light traffic noise upstairs. We provide a white noise machine in the primary bedroom for extra light sleepers.
