All guests complete a short, verified pre-arrival process through a guest portal, ensuring a smooth, compliant, and worry-free stay. We are an API-connected software host, allowing us to securely collect a security deposit.

ID & SELFIE VERIFICATION
A valid ID and selfie are required to verify guests and ensure the safety of our home.

💳 SECURITY DEPOSIT
Refundable Security Deposit ($500) – Pre-authorization collected before check-in and released after checkout, provided there’s no damage or missing items.

📝 RENTAL AGREEMENT
All guests are required to review and sign our rental agreement prior to check-in. This helps protect both guests and our home, ensuring a smooth and worry-free stay.

🐶 NO PETS ALLOWED - Any violation of this rule will result in a fee of $500.

🎯 LOST & FOUND
Please note we are not responsible for personal items left behind. We recommend double checking the property before departure. Forgotten items will be stored for 7 days, after which they will be donated or discarded. Any pickup or delivery of these items will incur a shipping and admin fee.

📭 MAIL & PARCELS
This property does not include mailbox access. Please do not use the address for mail delivery. For postal needs, consider renting a P.O. box at a local post office. For parcels, arrange door drop-off or depot pick-up. We are unable to retrieve or manage mail or packages for guests.

🛠 MAINTENANCE & ACCESS
In case of emergencies, we may need to enter the home without notice. For non-emergencies, we’ll always provide advance notice and keep guests informed as quickly as we can.

🚫 CANCELLATIONS
We adhere to our posted cancellation policy. Please read and understand this policy before booking. To protect yourself from non-refundable last-minute cancellations, consider purchasing travel insurance for the desired level of protection.

⚖️ LEGAL & LIABILITY
Guests are responsible for their group. We are not liable for personal injury, loss, or damage. Please report any issues and return all items to prevent extra charges. Violations of house rules may lead to removal without refund, and unpaid damages could result in legal action. Our home is not a hotel—please treat it with care and respect.

💬 QUESTIONS?
There’s no on-site staff, but we’re just a message or phone call away before and during your stay to help with any questions or urgent needs.
★ This is a NON-PARTY home. If we discover an unauthorized party / event happening at the property the booking will be immediately cancelled and no refunds shall be given.

★ Our home is equipped with exterior cameras that record to the cloud 24/7. If they are tampered with in any way during your reservation your booking may be immediately cancelled with no refund given on the booking amount or the security deposit.

★ Smoking, vaping, e-cigarettes, hookah, and incense are strictly prohibited in the property.

★ Glitter, confetti, and streamers are not permitted on the property.

★ Please return the garage door opener - a $150 fee will be charged if needed to be replaced.

★ All guests must be declared on the reservation. Any additional guests that arrive without permission will be vacated off the property for trespassing. Any unregistered guests will be charged a $50 additional guest fee per person.

★ Additional cleaning fees may be applied if the house is left messy and unorderly. Please follow check out procedures prior to departure.

★ If the property is not vacated by 10 AM, a late check-out fee of $50 will be applied for each additional 30 minutes.

★ Any violation of the house rules could be grounds for immediate termination and removal from the property without a refund.

Home away from home

The hosts were amazing, accommodating, communicative and made their home feel like a home away from home. I would stay here for all future travel and I highly recommend.

Overall good stay

We had a pleasant stay. The weather was very warm so not having central AC in the home made it difficult but otherwise I would reccomend.

I loved the neighbourhood, the cleanliness of the house, the responsiveness of the host but most importantly I loved the personal touch to the welcome basket that had the nicest of treats.

Home away from home

This was a great house for myself and co-workers to stay in for a month long project away from home. Hands down 10 times better than a hotel, the house was clean, very functional and cozy for all 5 of us to have our own space. The kitchen, dining room and living room was where we would debrief every evening and it was so nice to be able to cook our own meals. We even completed a few puzzles as some team bonding and relaxing time. I know my team stated if they needed to stay in Edmonton for a family trip and needed a house this size that they would book it immediately.
