PRIME LOCATION:
-Ten minute walk to the some of the highest rated restaurants/breweries on Larimer St and the heart of RiNo (arts district). Cart Driver is my fav!
-Walk to Coors field 0.6 Miles
-0.9 Miles to the Convention Center
-0.6 miles to Curtis Park
-5 Min drive to Downtown
-1-2 miles to Union Station, Ball Arena and Broncos stadium (Empower Field at Mile High). - Next to major highways for easy access to the ski resorts, Red Rocks Amphitheater, and Boulder
LAYOUT:
3 story, 4 level townhouse
3 bedrooms (2 king beds, 2 queen beds, 1 sofa bed),
3.5 bathrooms
1 bedroom has en-suite bathroom
2 bedrooms have a dedicated workplace (desk and chair) and there is a 3rd workspace in the hallway with a desk and chair.
All bedrooms are separate from living spaces and equipped with:
- Smart TVs
- Alexa Dots
- Chargers & adapters.
* LOWER LEVEL:
-Bedroom 1 - Spacious guest bedroom is equipped with 2 queen beds, a full bath with a tub/shower in the hallway, and a wall of glass that leads to a lovely private backyard. The backyard features a table and seating, providing a perfect space to relax and unwind or play a game!
-2 car private garage.
- Access to private backyard
*MAIN LEVEL:
- A fully equipped European style kitchen, with custom Berloni cabinets, quartz countertops, a 5-burner gas range, and a breakfast bar that seats 4.
-A dining room that can accommodate large groups/families (seats 14).
-The living room features a see-through fireplace and comfortable seating area with a TV.
-A small deck/balcony and a powder room complete this level.
-We allow smoking/vaping of marijuana on this level inside with the air purifiers on. No tobacco smoking inside; outside is OK.
*UPPER LEVEL:
-Primary bedroom with a king-size bed and a sofa bed & TV. 5-piece en-suite bathroom and a large walk-in closet. Includes dedicated workspace (desk and chair).
-Guest bedroom features a king-size bed, a walk-in closet, a full-length mirror and a dedicated workspace (desk/chair).
-A hall bath with a bath/shower combo and a washer/dryer closet with an iron and ironing board are also available on this level.
-Dedicated workspace in hallway (desk/chair)
-A balcony
*ROOFTOP DECK:
-The rooftop deck is the epitome of luxury with a private hot tub, a wet bar, a gas grill, a dining area, and a lounge area with ample seating.
-A large, cantilevered umbrella and a fire pit complete this outdoor oasis that offers stunning views of the city.
GUEST ACCESS:
Guests have access to the whole space including the 2 car private garage.
Guests will NOT have access to the studio apartment in the basement and a locked owners’ closet.
No mailbox access. Deliveries are welcome and come to the door.
This luxury home is centrally located in a perfect spot for accessing all of the downtown neighborhoods by foot or are a short Uber/scooter ride away. Curtis Park is known for its inclusivity. The home is located across the street from a day shelter where people can access services such as receiving mail and help finding employment. You will see unhoused people, but it shouldn’t impact your stay.

Our neighborhood, Curtis Park, is centrally located and walkable to most parts of the city like the trendy RiNo Arts District, Downtown, Coors Field and the Convention Center. There are many art galleries, restaurants, bars and music venues. We love the murals and street art that make this neighborhood one of the most vibrant in Denver.
