This peaceful home is located on a 42 acre vineyard (Literally right out the sliding glass back door!) With the views of growing grapes, you’ll relax, unwind, and uncork the week away.

Parking- The home is easily accessible with a large driveway to the left side of the house. This provides enough room for 4-5 cars to be parked. There is no area for street parking. We ask that you do not park in the grass.
Keyless Entry- Guests will be provided a door code for entry. This code will be used on the keypad providing access to the front door of the home.
This home is not located in a neighborhood, however is easily accessible from main roads.
We recommend a car to explore all that New Paltz has to offer. Many local restaurants, shops, hiking, climbing and more can be found just a short drive from the home. We have several recommendations to provide upon request!
We ask that you take care of the home as if it were your own. We hope to provide a great space for all guests to unwind and relax during their time here! ✅ This property has special local compliance requirements which include a signed rental agreement, ID verification, and security deposit. We know security deposits are annoying, so to make it easier on you we have 2 options that you can choose between:
Option 1: Damage Waiver ($59) - Have a worry-free stay with coverage for up to $1500 for accidental damage (spills, breaks, mishaps) with no surprise charges. Just relax and enjoy your stay. Coverage up to 10 nights, +$2/day for longer stays, and provided by a third-party insurance company.
Option 2: Security Deposit ($1,500) - Refundable temporary hold that releases after your stay.
To make this process easy for you, we use a secure and very simple, app-free platform called Happy Guest. It is not an app, and you do not have to sign up for an account - it`s a safe and secure website. It also gives you a guest portal with all the info about the home and all of my favorite local spots.

Rental Agreement:
1. LIMITED OCCUPANCY: Occupancy is limited to the maximum number of guests stated in the listing. Only registered guests included in the reservation are permitted to stay at the property. If the Owner concludes that this policy has been breached, the Owner reserves the right to expel the entire party with no refund. 2. NON-DISTURBANCE CLAUSE: Renter and their guests shall not disturb, annoy, endanger (fireworks), or create inconvenience for neighbors nor use the premises for any unlawful purposes. 3. CARE OF PREMISES/DAMAGES: NO PETS ALLOWED. NO SMOKING PERMITTED IN HOUSE. Automatic eviction plus forfeit of deposit and rent if violated. Renter agrees to pay the Owner for any damages to furnishings, household items, or pool that occur as a result of Renter’s occupancy. This will include payment of any additional cleaning charges over $100.00 incurred due to Renter’s occupancy. 4. OWNERS RIGHTS: Renter agrees that if the conditions and limitations set forth herein are not met, Owner shall have the right to cancel this agreement and may enter the Property, either by statutory proceedings or by force, to inspect the Property and ensure that Renter has vacated the Property. All monies paid by Renter shall be forfeited as liquidated damages. 5. INDEMNITY CLAUSE: Renter hereby agrees to Indemnify and hold the Owner harmless from any and all claims, including those of third parties, arising out of or in any way related to Renter’s use of Property or the items of personal property provided therein. Renter assumes all risk of injury or other losses relating to any recreational activities, including the use of the private swimming pool on the Property, and will hold Owner harmless with respect thereto. 6. NO SUBLETTING: Renter may not sublet or assign this lease for all or any part of the premises without the prior written consent of the Owner. 7. REPAIRS AND MAINTENANCE: The Property is rented with the Owner’s furniture and household furnishings. The owner shall not be responsible for providing additional furnishings or equipment not presently available in the Property. Renter will report any maintenance issues immediately to the Owner. The owner will make every effort to repair and/or replace any equipment that is not working properly but cannot guarantee that all equipment is in good operating order at all times and no rate adjustments or refund will be made for equipment or appliance failures. 8. CANCELLATIONS: The cancellation terms applicable to this reservation shall be governed by the policies of the platform through which the reservation was booked. 9. PARKING: Parking rules, designated areas, and instructions will be provided in your check-in details prior to arrival.
Renter and Owner, by signing this Rental Agreement, acknowledge that they will comply with the terms of this agreement, and each assumes the responsibility for the obligations set forth herein.
Renter acknowledges receipt of the House Rules. Renter acknowledges that they have read, accept, and agree to the terms set forth.
CHECK OUT PROCEDURES: 1. CHECK-OUT NO LATER THAN 10am, unless otherwise discussed and approved. 2. All furniture should be returned to its original location. 3. Empty all overflowing trash in the garbage pails designated for this property (instructions will be provided) 4. Remove and dispose of all food items from the refrigerator and pantry/cabinets. 5. Place dishes, utensils, etc. in the dishwasher (if applicable) and turn it on when you depart. 6. Place all used towels in a pile on the bathroom floor and leave any used beds unmade. We’ll take care of the rest! 7. Put key(s) back in the lock box if you had to use them.

Host was available when we needed the heat turned on and when it was too hot: it was still warm in our bedrooms, we cracked the windows. One solution is leave the remote for our needed adjustments. Also would love to have hooks in the bathroom. Thanks Joseph

A beautiful and spacious home, very clean and amenities I didn’t expect ( extra toothbrushes, coffee, coffee syrups). The beds were comfortable, good water pressure, and kitchen well stocked. The windows let in so much beautiful light ( and curtains for when we didn’t need the light!) Watching the sunrise onto the winery while sipping coffee was a highlight of my stay! Joseph responded to our questions and checkout was easy. Our family was very comfortable here and we hope to stay here again.

A wine lover's treat!The house has spacious rooms and is very clean. The 2 ½ bathrooms are great when you have a group. Joe, the Host, is quick to respond to any questions you may have.Looking to the West, the views of the winery are lovely and the location near New Paltz (about 10 minutes away) is convenient. We recommend coming when the Robibero Winery has a special event going on. The Seafood & Wine festival ’s 5-course pairing was great! Also, the Wallkill Farm on the way to New Paltz has excellent produce, and bakery items; they’re known for their Key Lime pies. Unfortunately, the house does not have a dishwasher.

The house was swarming with bee’s. Multiple holes in the exterior of the home that were homes to swarms of bees. My family couldn’t even go outside the entire stay. Called the host on day one and they never took care of the problem or reimbursed us in any way. Horrible experience to say the least.

A weekend in the Vineyard
this was a short stay with family members meeting half way from RI and PA. Comfortable sitting area in living room, and all the beds were comfortable as well. Nice to have bathrooms for all!
Kitchen missing a few things, no dishwasher so a dishrack and dishtowels would have been helpful. No toaster, blender, tea kettle, microwave or cutting board. Bathrooms had no towel racks or grab bars in shower and I felt unsafe. Front door access had no railings or landing so entry there was difficult, We used the back deck slider and parked on entry road to vineyard for getting in and out of car...
New Paltz is a wonderful area, lots of cute shops, abundance of restaurants and we enjoyed driving around the countryside...

disappointment in owner
accomidations we’re ok although there is no railing up cement stairs to entrance and no bath mats in tub.
code did not work on second day to enter home and vrbo could not get hold of owner to let us in. we tried vrbo many times but calls were dropped due to poor connection and so went to hotel.
owner contacted us second day and got us in but refused to compensate for hotel stay.
very disappointed on owner and his unwillingness to compensate.
we had no medicine or medical equiptment with us in hotel
