I appreciate the nice review. No one has ever mentioned the sheet and towel washing rule. It is pretty standard with STR's. It only takes about 5 minutes or less to do. We often have other guests checking in on the same day that other guests check out and so when our cleaning crew comes and the laundry is already washed, all they have to do is put it in the dryer and complete. We still have to do a thorough cleaning of the rest of the property, inside and out, and having this one little requirement from our guests helps insure that our next guests are able to check in on time. On the day Kevin checked in he claimed the house smelled of cigarette smoke, the front door electronic lock did not work and the neighbor told him that he wasn't used to people parking on the shared driveway and the neighbor supposedly "almost" backed into his car. Kevin wanted a full refund on the day he checked in and left my property. I immediately sent someone out to see if there was cigarette smoke smell and to check on the front door lock. Their was no cigarette smoke smell, the lock works just fine, and the neighbor is very used to people parking there as we host several short term rentals per week for almost 2 years and the neighbor and I have a great working relationship. I believe there was another reason Kevin didn't want to stay there, maybe the location or something, and he had to try to find a reason to get out of the booking, so he made up the reasons given. He also said that he would like to meet me personally at the property on the last day that he was supposed to be there, which I found very suspicious and frankly, creepy. I obviously would not meet with him for safety reasons. He then did a chargeback when he could not legitimately get a refund. I would caution anyone to not host Kevin in that I believe he is dishonest and will try to con people into getting what he wants, not to mention trying to arrange face to face meetings, which maybe is nothing, but these days you have to be very careful. Even if there was no danger, one needs to be discerning.
