Enforced quiet hours! If you are looking to party, this is NOT the cabin for you. Guests should not create excessive noise at a level that disturbs neighbors; Code-enforced neighborhood quiet hours are daily from 10:00pm EST through 8:00am EST. If you plan to party, DO NOT book this cabin.
HOT TUB RULES:
- No children under the age of 18 are permitted in the hot tub or any of the jacuzzi bathtubs in the cabin at any time without adult supervision.
- Please remember there is a certain health risk associated with the use of hot tubs and when in doubt, please consult a medical professional.
- Use the hot tub at your own risk.
- DO NOT dismantle the filter housing or any part of the hot tub and DO NOT change the temperature settings as these actions are a direct violation of our house rules.

FIREPLACE:
The fireplace is a propane gas heating unit. Please do not throw any paper or other combustible materials in the fireplace. Fireplace is NOT connected from April 1 until November 1. They are NOT operational during this time of the year.
CABIN WATER & SEPTIC:
The cabin is on a well and septic system.
IMPORTANT! As the cabin is on a septic system, toilets are for toilet paper ONLY! The septic system will clog up if improper material is flushed down the toilet or drains. DO NOT FLUSH anything other than toilet paper in the toilet. NO feminine products should be flushed at any time. If it is found that any material has been improperly flushed which resulted in the clogging of the septic system, you may be charged for damages which can exceed $1,000.
The property has a water system installed that filters the well water and maintains water pressure unlike other mountain cabins where you have to deal with brown water or no water pressure. You won't have that issue here and the water is clean enough to drink straight from the faucet. No need to buy bottled water!
ANIMALS IN SURROUNDING AREAS:
Please note there are critters and bears in the area. If you encounter a bear, please keep a safe distance and do not attempt to feed or approach them. Depending on the season, there may also be carpenter bees in the area; however, generally if left alone carpenter bees will not bother you.
This is just a quick reminder about Bear Safety:
-DO NOT leave food or drinks in your car.
-CLOSE AND LOCK your vehicle doors.
-CLOSE AND LOCK cabin doors, especially at night!
Smoky is our local (adolescent and not full grown) black bear who likes to drink from neighborhood hot tubs, but he doesn't come around when people are at the house. You may spot him from the deck walking around the field in front of the deck.
HOUSEKEEPING:
There is no daily housekeeping service. While linens and bath towels are included in the cabin, daily maid service is not included in the rental rate. We do not permit linens or towels to be taken from the cabin and a fee will be assessed if the cleaners note any items missing. Before you leave the cabin, we kindly ask that you follow departure instructions prior to check out.
TRASH:
The night before check out, you can leave all trash in (or next to) trash bin in the kitchen as long as there are no liquids in them. Otherwise, trash can be placed in the bear proof trash cans outside next to the garage door entrance. PLEASE keep the outside garbage containers closed at all times. DO NOT leave trash anywhere outside the cabin other than in the bear-proof containers. Beware that food trash will attract bears and other animals/critters. Our cleaners will take the trash with them when they come to clean the house after you check out.
STORMS:
We do not refund due to road conditions or winter storms. We strongly recommend that guests purchase travel insurance if booking in the winter months!
