Spectacular Hill Country Private-Waterfront Retreat! Comfortable, curated, private, with 30 acres to roam. There is something for every age, hammocks for lazing, a river for floating and a huge covered designer pool and patio for gatherings.

Two unique waterfront vacation rentals come together to create unforgettable quality time. They share a driveway and are steps apart. Nestled in the heart of Ingram, Texas, 15 minutes from Kerrville and Hunt, this property offers a slice of happiness in the beautiful Hill Country and is perfect for large group vacations, family reunions, or family getaways.

There are three buildings that sleep 31 adults altogether.: Edgewater House, 5 BR, which sleeps 17; Watercolor House, 2 BR, which sleeps 9; and The Red Barn (Media and Game Barn) which sleeps 4 adults in a loft, and also has 4 kids-only beds. Description of each property:

Edgewater, the main lodge:
Step into the private lush oasis of Edgewater. This colorful, fun, and family-friendly vacation rental boasts stunning waterfront views and spacious rambling porches that invite you to unwind and take in the natural beauty of the Texas Hill Country. Relax in the year-round hot tub or gather around the firepit for cozy evenings under the starry sky. Dive into the covered designer pool, perfect for all-weather swimming, no sunscreen required. The outdoor kitchen, equipped with a large Weber gas grill and Green Egg, awaits your culinary creations. There is also a play yard with a kids' fort and lush lawn for games.

Inside, you'll find five large bedrooms with premium beds, four of which feature comfortable seating areas. The kitchen was recently remodeled and is fully stocked to accommodate large groups and inspire creative cooking. There are four cozy fireplaces, offering warmth and ambiance. Game lovers can engage in endless entertainment with board games and yard games galore, for all ages. Kick back and enjoy the peaceful wildlife that surrounds you along the waterfront, the 20 acres for hiking across the river, or in the curated butterfly garden.

The unique floor plan offers a spacious layout, with each room featuring its own entrance and expansive views. The sprawling covered porches serve as breezeway hallways, connecting the rooms and adding to the unique charm of this waterside motor-court style home.

Watercolor House:
Immerse yourself in retro happiness in a vibrant property just steps away from the water's edge. The Watercolor House features two cheery, colorful, newly-remodeled bedrooms and bathrooms, along with a river view deck and a waterside dock. Enjoy the fully-stocked kitchen, breakfast area and outdoor patio table. The bedrooms offer bright and spacious retreats for a restful night's sleep.

Outside, you'll find a giant grassy yard adorned with a hot tub, bistro lights, picnic tables, hammocks, and a well-stocked outdoor kitchen in our fully-restored 1961 Airstream trailer with a flat-top grill: perfect for gathering, dining, and enjoying the riverside ambiance. Take a refreshing swim in the shallow riverfront, approximately 4 feet deep, or hop on the paddle boat or tubes provided for floating and relaxation.

Red Barn:
The Red Barn is a newly constructed media barn designed for big fun. Indulge in movie nights on the 72" big screen with surround sound and a carnival popcorn machine, or challenge friends and family to a lively game of table shuffleboard. The barn also includes a small party kitchen, a full bathroom with a shower, and a sleeping loft with a full size bed, 4 kids-only bunks and a generous work-from-home setup. The TV sectional converts to a queen.

Watercolor House and The Red Barn are grouped together, accessible through a garden gate from the Edgewater House driveway. Come and enjoy some special time together in a relaxing and private waterside setting. All properties have fresh linens, new floors, and new mattresses, including the foldouts. Both houses have waterfront docks, paddle bats, outdoor kitchens and firepits. We do allow pets after a pet agreement and fee, and ask that they be leashed and not allowed on furniture. Tubes, beach towels, kitchenware for a crowd, folding chairs and folding tables provided. The most common feedback we get is about the range of activities and features that entertain, truly, all ages! From birdwatching to a daring rope swing, to a child-friendly play-yard, grandparents, teenagers and toddlers are all ecstatically happy campers!
