About this space-
Very quiet neighborhood with large chill backyard that backs up to a preserve. If looking for lots of space with maximum two bedrooms with king beds in both this is your place. Patio has a hot tub for 2-3 and large patio to relax and cook on the patio grill. Very open concept living area with pool table -ping pong, checker/chess table, record player, library of cookbooks to enjoy. Away from hustle and bustle of Downtown but convenient to downtown Austin, San Antonio Riverwalk, COTA, Fredericksburg, Hill Country and all that it has to offer.NOTE-Fredericksbury is now the 2nd largest wine region behind Napa!
The space
-large open living area with 2 bedrooms both with king size beds and HD TV's. Large sectional couch, 71” flat screen HD tv. Large private backyard with patio, Kitchen open to living area.
Guest access
-Access to all areas except garage, 3rd bedroom and closets. Hanging clothes area in master bedroom and laundry room.

The property has a great space for pets, though we didn’t bring ours this trip. House was fantastic from the moment we walked in it felt like a home away from home. The property manager was quick to respond to any questions and made the stay easy. We would definitely stay here again and suggest this stay to friends and family

Great location for the COTA track. Quiet neighborhood, comfortable home, wonderful place to recharge for the next day. The owner answered all questions quickly. I would highly recommend this place!

What a great home away from home! My husband and I and our dog stayed here for 2 nights, and we had our kids and their families over for Christmas Eve. It was perfect. The kids loved the giant yard. The 2nd bedroom was the perfect quiet place for the baby’s nap. The living room was large enough that we could spread out and open gifts. This is the cleanest rental I’ve ever stayed in. Everything was spotless and the property is well maintained. The listing pics don’t do justice to the very cool vibe Jana has going on in there. All the furniture is comfy cozy and dog friendly!Jana is an excellent host! I would definitely stay again and recommend to anyone looking for a far-south Austin place to stay.

Race Weekend

The property was close to the activities we had planned and in a nice quiet neighborhood. The property was clean, comfortable, and in great shape. The host was very communicative and attentive. We all enjoyed the trip very much.

Beautiful home!

My husband, sister and I had a wonderful stay at this gorgeous house. Everything is immaculate and the hot tub is a big plus! Jana communicated with us consistently when we had questions. Great stay!Wwouldefinitestay thee again.

This property was great! Spacious, clean, quiet, FULL of amenities, good location. Host was very responsive. The only issue we had was we weren't allowed to have family members gather without prior approval? Apparently this was against HOA/Village/Neighborhood/VRBO rules? A neighbor reported a "party" which in fact was 7 people INSIDE, (5 were over the age of 50) and only 2 vehicles in drive. We were told we needed prior approval to do this. (apparently I missed this part when booking) But when I booked the VRBO, I didn't know other family members were going to be in town (to visit my sick husband) so we planned a last minute gathering to order pizza and play pool/ping pong. In spite of this, I would still recommend the property, but my advise is to let the owner know your plans for the property in advance. Ironically, we rented the property for 4 adults and one pet, but due to a daughter's cancelation, only my husband and I stayed for the 9 nights. And after this incident, were hesitant to have our other daughter and her family visit as that would have been an additional 6 people.

Hi Kathy, I am glad you enjoyed the place unfortunately the house allows 4 guests and is posted on listing that no get together or parties over what the listing allows without prior approval. We understand plans change and would have loved the opportunity to approve the change prior to the approximately additional 8 guests arrival as this created concerns and was not in line with the house rules. Also I wish you would not have been afraid for your daughters family returning after this was discussed and you were told that WOULD NOT be a problem. Aside from this communication was good and the house was left in good shape.

The property was exactly as pictured and advertised. The kitchen was great to work in, with plenty of dishes, pots, pans, and appliances. There was even a decent mix of typical spices in a spice drawer. The bedrooms and beds were very comfortable, and the heating and cooling systems were impeccable. The Hot Tub was a bit difficult to decipher due to a very worn touch screen that was difficult to read, but if you are patient, it will make sense (much easier to read at night when it is dark). The Host (Jana) was very good at keeping in touch to ensure we had everything we needed and the check-in process could not have been easier!

Great, quiet home located away from the busy part of Austin, but still nearby all the things you want.Safe neighborhood with plenty of room for 4 adults. Had a pool table and hot tub that we did not use, but they looked great.
