The house was very spacious although the "Living Room" was no more than an entrance area. There were TV's in all the bedrooms with access to subscription channels if required. The property is generally tired and in need of a refresh/refurb. Some drawers were broken and handles missing in the master suite. Headboards were not secured to the beds or walls in the smaller bedrooms. A bit dusty in some areas on arrival that required a clean-up. Some lights weren't working; others flickering if the iron was being used. One of the main en-suite light switches had a problem as the light would flash on/off intermittently. Problems with two of the shower heads were sorted shortly after calling the management company.The kitchen and laundry equipment all worked well but could do with some simple "how to" instructions to save time when first used.The pool was nice and was cleaned & maintained weekly. No need for heating. The lanai screen was damaged in places and could let bugs in.The guttering was blocked and overflowed onto the patio area during heavy rain. There is only space for two sunbeds around the pool. The BBQ patio was very dirty and in need of much maintenance/repair. The BBQ itself was filthy.The property location was within walking distance of a Publix and a variety of restaurants. It was also along side Sand Mine Rd which meant a lot of heavy and very very noisy traffic as early as 04:00. Ear plugs recommended if you want to sleep in on week days.

Host Angie was awesome. Attended to any requests with haste. The home is comfortable but could use a lot if upgrades. Has some structural issues but nothing to make you turn away. If you just want a place to sleep and take a dip in the heated pool inexpensively, this would be a good choice.

Family vacation

It was a great house. Clean, bedrooms were comfortable and the pool area was perfect. The cage for the lanai was ripped in some areas that needs to be checked.

We had a great stay. House was as described. Lots of space for us. Very comfortable and beautiful. Had a couple inconveniences but was responded in a timely manner by the manager. We will definitely be returning.

Great house for multiple families

We stayed with another family and there was plenty of space. We were there for Summit Championships. Only things was that it was a little bit of a drive to ESPN center each day. The property was great and the pool helped the kids get out some extra energy.

Didn't know that the street behind the house was very loud in the morning when the big trucks went by at 4:30 in the morning and the ice maker didn't work and water pressure was weak and tv could be bigger and in the right cabinet. other than that is was good to ok. Still had a great time but will probably not rent that house again. unless it is super cheap.

Orlando trip

Villa was very spacious. We enjoyed our stay. Villa is in need of some refreshing but met our needs. The pool area was pretty grubby but we contacted property manager who came out the same day to clean it up. Location was good but the noise from all the trucks passing was somewhat disappointing. These started very early in the morning (4.30 am) until late in the afternoon.

Upon arrival - the house was not cleaned - the floors were dirty.. the kitchen was never cleaned properly. We ended up cleaning it ourselves. The house was infested with ants. The Property Manager did bring a bottle of ant killer but we killed ants everyday while there. The pool was cold - we paid for two weeks of heat - we were told it was 86 degrees - only to find out that the heater was shutting off every night - never heated up to 86 during the day. The garburator broke - this lead to water being all over the kitchen floor - a plumber was called - he removed the thing so then we didn't have one. It was one issue after another.

Great spot for Family Disney vacation

Beautiful and comfortable home with plenty of space for our party of 7. Equipped with everything we needed for our 10 day stay. Property management was fantastic, responded to questions almost immediately and very helpful. It is a bit farther from the parks than it looks on a map - about 25 mins to each of them with normal morning traffic, but it's an easy drive and well worth it for the neighborhood, home, and close by grocery store and CVS (within 2 blocks). Thank you so much for making our stay fantastic!

Needs a little maintenance and attention, not really even the basics in the kitchen, cruddy towels. Very, very noisy truck traffic practically constantly. Big house though and laid out well.

We enjoyed staying there, but lost half our clothes due to the cleaning people

We accidentally left a full bag of clothes and went back to the property and it was already gone. I feel like since they had my phone number they should have called us before taking/disposaling of our property!!! LOTS of money lost. 😔

Unfortunately, this guest left a garbage bag full of clothes in the house and we disposed of it expecting that it was garbage.

Unsatisfied customer

I have been renting homes in Florida since 2003. This was by far the worst one we ever lived in. I never went on vacation and had to do my own cleaning to a home before staying in it, right after traveling 11 hours. Just down right ridiculous.

Patricia contacted us at roughly 5:30 on check in day to complain that the home was not clean. She also advised that they had just arrived, however, part of their group had arrived at 12:30, some 3 and a half hours before check in time. Our maintenance man and operations manager were there doing their pre arrival inspection and the guests that arrived early told them how much they loved the house. Patricia was unable to provide any pictures of her concerns and when we attended the home the following day to collect the clothes she said were left behind, they could not be produced.

Charming Home for great price!!!

Location is perfect as far as being able to reach any amusement park or attractions. It was literally no more than 20 minutes away (45 with traffic during peak hours). Plenty of stores, restaurants and shopping areas. Check in was very easy. The home was very spacious and easy to get too.The property is a little outdated. The common areas outside like the pool and sitting area was not well tended. There were wires not covered up and the pool filter needed to be replaced. The major drawback is that it is right off the highway and you can hear every car and truck all throughout the night. If you need quietness to sleep then this will bother you but if you can sleep with sound I recommend turning on rain sounds or white noise to block it out. Communication was great, any other minor issues we had was handled expeditiously through management and that was during the holiday season.

Beautiful

My family stayed two weeks. Home was comfortable and clean. I was so happy to see a Keurig in the home where I didn’t see in pictures. The master bedroom is luxurious and nice little oasis for mom and dad to escape kids during the day. The pool was wonderful and I was pleasantly surprised to find it was a salt water pool with no harsh chemicals on my family’s skin or eyes. Home is equipped with a tv in every bedroom and has a Roku with Netflix and Disney plus. My family throughly enjoyed gathering together to watch a movie after the end of a long park day. It is true you hear traffic from time to time but that wasn’t an issue for us. We also loved the privacy of the beautiful plants surrounding the pool. Felt like a true oasis. Home is in good neighborhood surrounded by great dining and everything your need within close distance. Disney was 27 min away, universal only 30. Highly recommend and will book again.

Close to shops

I was not impressed when paid for pool heating and gad to complain three ti.es pool was cold. I was informed by property manager when attendex first time at property the pool was 84 degrees after dippinga tgermometer quickly in water and had been in sun too long when had only been shops . I was told people say only a couple staying thwn bring family days later. I was told they would have to investigate why the pool was supposidly cold. I raised other issues aaid by propity manager and was then givwn a full refund on heating as advised pump was buent out. The people you initialy email respond very quick but the property manager has not answered phone numerous times or called back. I have left villa clean but did not use entrance by small door due to over run with ants

Good Budget Stay

House was very clean & spacious. Listing says it will sleep 10, however the sofa bed was broken and they were unable to remedy this while we were there. If you have several small children with you, you could easily have them sleep on couches but we had 10 teens/adults so sleeping arrangements were not the best. The beds do feel very cheap as other reviews state but this was not a big deal for us. Pool cleaner came on Friday morning and then told the teens who were outside we could not use the pool for the next 72 hours. Not sure if this is an every week thing or if the chemicals were just off that week, but it was disappointing to not be able to use the pool on our last day. Despite the hiccups I would still stay again just with only 8 people. Having a TV in every room was nice, especially with a house full of teens.

Thank you Vanessa for taking the time to review our home. We have found that the sofa bed is beyond repair so we will be replacing it shortly. The mattresses and box springs are new so perhaps it is just that they are more firm than you would have preferred? I think your teens must have misunderstood the pool tech. We have never had a pool shut down for more than 24 hours and only for that long if the pool has turned green, which this pool had not. According to the pool service company, this was just a regular clean and there was no reason not to use the pool pretty much immediately after he was done.

DO NOT PAY FOR POOL HEAT

The house wasn't very clean when we arrived but that was easily fixed. The main complaint is they are charging extra for pool heat. I happily paid but the water was cold when we arrived, and their binder indicated that the pool blanket must be kept on or the heat would be completely ineffective. When I messaged them to ask where I could find a pool blanket, I was told it was damaged and they didn't replace it. So, they are charging for something they know will be ineffective. A total waste of money. When I pointed that out, I got no further response at all.

Thank you for taking the time to review our home Patricia. I am sorry for the miscommunication regarding the pool heat and pool blanket. This home has never had a pool blanket. Pool blankets make little difference to the effectiveness of the pool heater (some, but not very much). When we checked the temperature of the water in the pool during your stay, it was at 85 degrees, so the pool heater was working fine. I am sorry that you were not aware of this as you could have used the pool during your stay.

We fly to Florida twice a year and always rent a vacation home, but I've never in my life seen such a disgusting pool deck. If you sat on the chairs, your clothes would be dirty afterward door frame , floor so dirthy ! ! I complained about this, and on the third evening, a woman came ( in the darkness) with a flashlight simply walked in through the back door in the dark. I've got a email 20 minutes before she came, but I was not in house, so I couldn't tell my hubby about that. My husband was very frightened and complained. The woman told him to call and that she would come with a pressure washer if no one was in the home, but she never responded to my calls or messages. The cleanliness inside the house was okay not very good but okay , but some of the furniture is very worn and needs replacing. Because of the proximity to the busy road, you're woken up at 3 a.m. in the morning. During the day, it's impossible to have a conversation on the pool deck, one truck after another drives right past the house—this, of course, isn't the homeowner's fault. To top it all off, the pool heater was broken on 11 out of 14 days. After several inquiries, I at least got my money back.

Thank you for taking the time to review our home. As you know, we were constantly working to try to make your stay comfortable, in particular making multiple visits to try to repair the pool heater. As you also know, you received a message that Laura was going to be there to deal with an issue on the pool deck quite a long time before she arrived and had responded that you would not be home but your husband would be. You did not bother to tell your husband that she was coming and, as a result, he yelled at and threatened her and told her to never come back. Accordingly, she was afraid to return.

The good, the bad and the ugly, ....and the noise.

GOOD Location, plenty nearby, shops, restaurants, bars. Animal kingdom within 25 mins, Universal 40mins. Communication with property manager and resolution of some issues. Great TV choices BAD Floors were dirty on arrival. Kettle and hairdryer needed to be replaced due to condition. Dishwasher door wouldn't close due to loose screws connecting it to the countertop. Waste disposal was dirty and smelled. Hedges to the front and side patio were completely overgrown. Patio to side of pool was dirty, the pool was full of polystyrene bits. Several poor condition towels. Laundry left in the dryer. Games room is not a games room, dumping ground for assorted items. *new kettle, hairdryer and towels were provided. The hedges were trimmed back (although trimmings were left on the floor!) and the dishwasher and waste disposal issues were sorted. However these should all be checked before arrival, new guests should not have to be raising these issues. UGLY Lizard droppings behind and under beds. Lizards constantly in bedrooms and bathrooms. We have never experienced this in any villa in the Orlando area before. NOISE Constant noise, trucks, sirens, engines etc. from the road behind the villa. Bring earplugs. OVERALL Pictures listed on VRBO are not representative of the property at all. Cleaning crew need to be changed. It was 'tidy' rather than clean! Needs a bit of TLC, gardens, pool, garage, big crack in living room ceiling. POOR value for money, esp cleaning fees!!!
