Beautiful historic cottage direct waterfront on the Palmer River, a half-mile wide, 5-mile long tidal river close to Narragansett Bay. Walk into the water from the private shoreline and steps, or from the dock on the property. House is on the edge of conservation water with abundant wildlife, including crabs, other shellfish, seagulls, and nesting grounds for egrets, swans, ducks, osprey, and even bald eagles.. A Kayaker's dream, paddle for miles into inlets and up to small islands.


Bright and sunny fully renovated two bedroom, one bath, with hardwood floors, and coastal decorations. Washer/dryer on premises. Rear deck looking out to lawn and water.

Sit back on the lawn chairs and enjoy the tides coming in and out from the bay, seagulls cracking open clams, egrets fishing on the shore, and fish so plentiful they sometimes jump out of the water! Fishing from the dock permitted for registered guests.


Minimum Age 25: All Reservations must be booked by and accompanied by an adult who is 25 years of age or older. Valid photo I.D. may be required at the time of booking.

Full use of house. Registered guests can use the dock and waterfront. Two car private driveway for free off-street parking, and space at rear of driveway for kayaks/conoes (guest must bring their own). Propane grill and deck furniture.


Very quiet neighborhood, close to East Bay Bike Path, restaurants in Warren and Bristol, Providence only 20 minutes away, Newport - 35 minutes, Boston - 50 minutes

KEEP IN MIND:
- No late checkout. Please be respectful and depart on time so you do not delay the cleaners and the next guest.
- No smoking or drugs of any kind allowed on the property. Violators will be removed without refund and charged a fee of $500. No exceptions.
- No parties or disturbances. No noise after 9pm. Violators will be removed without refund and charged a fee of $500 plus damages. No exceptions.
- No animals allowed. ADA qualifying Service Animals welcome. Violators will be removed without refund and charged a fee of $250.
- Be sure to remove all of your belongings when you depart or the cleaners will dispose of them. We do not mail back items left behind.
-Guests are not permitted to use or board the neighbor's boat or use the neighbors property. Dock safety is very important, so no jumping or diving (the water is too shallow) and children must be accompanied on the dock by an adult and must wear life jackets (provided for free in the deck box for adults and children). State law requires the use of life jackets when kayaking, paddling, or using other water devices. Life jackets are provided for free in the deck box.
-The rear of the property is shared with the neighbor as needed for access to the dock.
