Our little slice of paradise is centrally located in Brevard county. Relax in the pool or hammock or explore all that the surrounding area has to offer. 4 bed, 2 bath. 1 King, 2 Queens, a Bunk Bed, and a futon. Come and watch the rocket launches right off the river. Steps to the Indian River Lagoon. Perfect place to stay for the Space Coast Marathon, Triathlons, 5Ks in Cocoa Village. A 20 minute walk to most start lines set in Cocoa Village.
Driving time: 3 minutes to Cocoa Village. 15 minutes to the USSSA Stadium. 20 minutes to the beach. 20 minutes to Port Canaveral. 20 minutes to Kennedy Space Center. Less than 1 hour to Disney and theme parks.

Load up the provided beach gear and pack a lunch in the cooler and head to the beach for the day! Only a 20 minute drive.
Enjoy cooking breakfast in our fully stocked kitchen and 5 burner gas stove.
We have provided plastic dishes to enjoy your meals out on the pool deck.
Highchair and pack and play are available in the laundry room.
Kick back and watch a football game or a movie in the living room on the 75 inch smart TV. This room also has blackout curtains so no glare on the TV.
Rainy day? Play a board game or try your hand at the cocktail arcade.
Blackout curtains, hangers, dressers, and suitcase racks are available in each bedroom. Smart TVs are also mounted in each bedroom.
(1) The master bedroom offers a pillow top mattress with hotel style sheets. Workspace is available here. This room shares a bathroom with one of the queen bedrooms. Pack and play available in the master closet with sheets. TV is mounted on the wall to watch from the bed.
The master is an addon, and shares the master bathroom with the adjacent queen bedroom.
(2) The queen bedroom has a pillow top mattress with soft hotel sheets. *This room shares the bathroom with the master.*
(3) The front queen bedroom has a comfortable foam mattress ready to relax you into sleep. The TV is mounted to the wall to watch from the bed.
(4) The bunkbed room has a small basket of toys available for the children to play. The TV is mounted to the wall to prevent littles from pulling it over. The dresser is also mounted to the wall.
(5) While this is not in it's own bedroom, the 9th bed is the futon and it is located in the game room, between the living room and dining room.

Beach gear is available (includes chairs, toys, and cooler).
The back door opens to the screened in porch. All doors leading to the pool have locks that are elevated to an adult height. There is no gate for the pool.

Bring your own login for all the smart tv apps to access all your favorite shows. Remember to log out when you check out.

Non compliance of any of these rules is subject to eviction and/or further charges.

**The pool is NOT heated.

1. Primary guest must be 25 years old or older to rent this property. The maximum number of guests is limited to nine (9) persons in and on the property. The person making the booking must be present during the entire stay.
2. No food in the bedrooms
3. No parties or events allowed - IF neighbors complain/police are called, immediate eviction for a party and no refund.
4. No smoking and no drugs. This is a NON SMOKING house. A $500 fee can be charged if found to be smoking on the property.
5. We have outdoor surveillance cameras that view the front driveway and side driveway. Cameras are for property protection. Do not tamper with the cameras. Do not disconnect or turn off the Wi-Fi. Subject to immediate eviction.
6. This is a quiet neighborhood. Please abide by the quiet hours of 10pm-8am.
7. Dogs only allowed on the property with a $175 pet fee, max of 2 dogs. The property is not pet proof, please always pay extra attention to your pet. Please do not leave pet unattended inside the house or garage, unless they are in a carrier or crate. No pee pad inside the house. Please bring your own pet supplies. Upon checking out, please ensure the pet droppings are cleaned from the yard and disposed of in the outside trash can. Pets are not allowed on the couches, bed, tables, countertops, or the pool. Please use dedicated “dog towel” located in the laundry room for wiping off dirty paws. Do not use the white bath towels.
8. Swim at your own risk. No Running or rough play. No food. No animals. No glass dishes or bottles. There are plastic plates, cups, and wine glasses for the pool deck. Children under the age of 14 years old shall not use pool without adults guardian in attendance. SUPERVISE your children constantly and never leave a child unattended in or near water. Please supervise your children around the pool and keep the baby gate closed when not in use. The host assumes no responsibility for any incidents at the pool area.
9. No firearms or fireworks. The use of firearms including, but not limited to, BB or pellet guns, fireworks, firecrackers, or explosives of any kind are strictly prohibited inside or outside the house.
10. DO NOT FLUSH anything other than toilet paper, including, but not limited to, feminine products, paper towels, baby wipes, flushable wipes (they are not flushable for septic no matter what the package states). If it is found that anything other than toilet paper has been flushed and clog the toilet plumbing, you will be charged for damages.
11. Repairs and service calls. Accidents happen. If any property gets accidentally damaged, please reach out to the host right away. Most accidents can be resolved with a simple conversation. Any need for repairs, please reach out to the host.
12. Check out is at 10am. Please be courteous and be out by then so housekeeping can get started.
13. The TVs are all smart TVs. Don’t forget to log out of any apps that you log into. Please do not change the TV or DVR connections. Do not unplug or disconnect any of the wires. You may not disconnect the internet for any reason.
14. Please use makeup removal wipes provided in each bathroom. Do not remove makeup with white wash clothes and towels.

This house is baby friendly, not baby proof. We do provide a pack-n-play and a highchair (located in the laundry room)
Extra Bed linens, pillows, and bath towels can be found in the hall linen closet. Extra blankets are located in each bedroom closet. Futon linen can be found in the hall closet. Extra blankets are located inside of the coffee table.
Laundry pods can be found above the washer. Dryer sheets can be found above the dryer. Please keep out of reach of children
Dishwasher pods are located in under the sink. Please keep out of reach from children.
The First Aid kit is located in the kitchen in the top cabinet to the left of the kitchen sink.
The Fire extinguisher is located in the laundry room.
Please do not put anything in the sink's garage disposal other than small amounts of soft foods (no bones please). Please remove as much as possible into the trash can before rinsing out such things as plates, bowls, cups and silverware in the sink.
The garage is off limits to guests.
Please do not manually lock the lever on the front door before leaving. Only use the smart lock.
The arcade can be turned on using the switch on the back left of the unit. Please turn off when not in use.
If the property is not left in a satisfactory condition, you may be charged your method of payment for extra cleanings, property damage, and/or missing items.
If at any time you notice anything wrong (for example: slow water drain in tubs, low battery remotes, ants/bugs) please let us know so we can fix it.
Please notify host upon departure. Any late checkout will be charged $50 for each additional hour (no partial payment, after 10:05 am, you will be charged the $50 fee). The latest check out allowed is 11 am (if paid the $50 fee). If guests go beyond 11 am without permission, an additional fine of $5 for every minute after 11:05 am. Sorry but this is to ensure our cleaners have sufficient time.
