The perfect spot for your family gathering or getaway with friends with all of the luxuries of home. Sleeps 20+. Enjoy and relax in this country estate with 2 huge front and rear porches while soaking in breathtaking views of the surrounding hillsides. Across the street there are over 1,500 acres of state preservation land used for seasonal hunting. This property has over 4 springs that provide fresh, clean water to the house and ponds. There are miles of cut trails for hiking and a 3/4 acre swimming pond on the hill that overlooks the land below. Winter activities include cross-country skiing, sledding and snowmobiling with plenty of fresh snow that makes these hills filled with fun, adventure and relaxation. A mere 10 minute drive for groceries and beverages.
Pond is stocked with large mouth bass and sun fish so bring your fishing poles !
Will consider spring or fall wedding receptions on site.
Area attractions include Stony Brook Park, Swain Ski and Motocross resort, Letchworth state Park & Gorge with waterfalls, Genesee River rafting. See further details for area attr

Guest House: The Guest House is included in this package.
It includes 3 spacious bedrooms, large kitchen with eating area and a full bath with shower. New frig. with free standing stove/oven.
King size mattress in bedroom #1 with 3 single twin size in bedroom #2 and #3 bedroom.
The guest house is above the garage and can be seen from one of pictures off the back of the main house. The back door of the guest house is 1 step off grade and the side door of the house is accessible from the rear porch.
Private ATV's are not allowed without prior consent by the owner. I no longer rent ATV’s.

Proximity to attractions: Lechtworth State Park is approx 20 minutes west
Stony Brook State Park (10 minutes away) swimming pool at the end of a series of waterfalls. Large playground with picnic tables

Family vacation

Overall we really enjoyed our stay. The swimming pond was a lot of fun. There was plenty of room for everyone. We had a group of 17 from 4-60.

Fabulous property

What an amazingly relaxing place to stay. The house was perfect for our family of 19. Plenty of space for everyone. There were so many toys and activities to keep the kids busy but, the highlight of our stay was the pond! It was stunningly beautiful. Thank you, David for sharing your wonderful property.

Family reunion

Great time at this property. Easy communication with owner. Great pond for swimming and fishing. Very kid friendly with toys/books/games. Good location close to parks and museums. We had a great time and there was enough room for everyone!

The perfect place for a getaway

A large group of friends were looking for a weekend away to celebrate a birthday and upcoming wedding. We enjoy the outdoors but now that we are in our 40s sleeping on the ground doesn’t appeal to most of us. This place was perfect, all you need to bring is your food, family, and friends. Really a great combination of nature and comfort.

FL to NY for a wedding

Our family from Florida either flew or drove up, while those from California and Montana also flew in. Having everyone together in one place made the experience so much more enjoyable because we could spend our limited time together, rather than traveling between hotels.

Family Reunion

What a delightful place to spend time with family! We spent a day at Niagara Falls and another at Letchworth State Park but the rest of the week everyone had plenty to do at the farm. We loved it!

We had planned on snow, so no sledding, but walking property was nice. House is clean, tidy and great for the 10 of us. A do again.

Second year for family gathering

This is our second year for our family of 18 ranging from 7 months to 70 years to gather here. This year the weather was a bit unpredictable with the Canadian fires sending smoke our way, but the accommodations were great once again. We did get to spend a few hours at the pond fishing and wading. Communication with the host was easy and reliable. We are hoping to make this our go-to place for future gatherings. Cindy W

Great space

Wonderful property for our group 8adults and 4kids 6 and under. There was plenty of toys for the kids, high chairs and crib. Kitchen stocked with plates, glasses, pots, pans and all the utensils you may need. There is an in law suite that could house another 6people if needed plus the main house could probably sleep another 2-3 comfortably. Host was east to communicate with and answered any questions quickly. 5stars, no complaints.

FANTASTIC THANKSGIVING GET TO GETHER

We had one hell of a reunion and enjoyed the Canadian Thanksgiving to the full. The outdoors were breathtaking and the awesome weather added to the fun. The property itself is amazing, the treks around were awesome. The listing description was accurate, the property was clean and well maintained. The kitchen was well equipped - you name it and they had it. The owner David was very accommodating and his advise and directions made our weekend total fun. We were sad that it ended, but no complaints. Would definitely visit again. Highly recommended.

AMAZING FAMILY VACATION PLACE

The property was amazing. Quiet rural farm area, yet access to nearby stores. The 10 grandkids loved the pond and swing-set and all of the available toys in the garage and in the house. There was enough space for everyone to be together and yet have separate sleeping space. The provision of sheets, blankets and towels and the well equipped kitchen was a definite bonus. Highly recommend the 6 hour rental of the ATV for adventuring to the pond and beyond. The porch with the swing and comfortable chairs was great for relaxing throughout the day. Great memories were made and are hoping to return for our next gathering.

Beautiful peaceful property with everything we needed

This property was amazing! There was plenty of space for our annual family gathering of 15 people - ranging from my 3-year-old grandson to my 84-year-old mother. We loved the large tables for eating together, both inside and outside. Spending time at the "lake" was a great highlight of our time. Something the whole family could enjoy - whether involved in the boating, playing in the sand, or sitting on the dock enjoying the beautiful setting and the fun activity. The home was well-equipped with everything we needed. And all the kid's toys were a great benefit as well! Everyone's opinion was, "This was the best place we have stayed. Let's come here again."

Great place for a family reunion vacation

Except for inadequate lighting in the kitchen work area and one bad mattress in an upstairs bedroom, this was a wonderful home for three families and a grandma to have a reunion vacation. They really have made excellent provision for families at this place. I think the distance and uphill walk to the pond was a surprise and did not seem to be adequately reviewed in the literature which was our only surprise. Though we had three days of needed rain, we still managed to enjoy this facility to the maximum. Hats off to the manager!

Winterfest

+Twenty of our family just returned from a wonderful weekend at David's home. We call it Winterfest, and it's the first time we've had it here. The fact that there was no snow made no difference! We thoroughly enjoyed this home and the land around it. David was a very attentive host, and all his directions were clear and helpful. There was plenty of room inside for games, meals, conversations, and a talent show. Outside, we delighted in the firepit, and frequent walks to the pond and around the property. Very enjoyable! We'll be back this summer!

Letchworth visit

We enjoyed ourselves at this estate as our base for Letchworth State Park. It would be perfect for a large group; many beds and a table where all can eat together. Even though there were no little ones with us, everything needed is provided from sleeping to many toys. The large acreage with the pond , the modern kitchen (with everything needed for cooking) and the large comfortable porch makes this the perfect place to just "be". We visited NY state parks, Curtiss museum, a winery, and the Mount Morris Dam. The checkout procedures with all dishes in the cupboards and the majority of towels washed and dried may be challenging but it's doable. We would not hesitate renting again if visiting the area.

Most Memorable Family Retreat

My family loved vacationing to New York!! The owner provided excellent customer service during booking and our stay. This was the first vacation with my siblings as adults. It was great to spend quality time with my nephews and nieces(ages 4-14). This property accommodated our large family(12 adults, 5 children). We had an amazing stay and didn't want to leave! We traveled at the beginning of June but would consider future bookings later in the summer because the temperature was a bit cooler than we expected. We enjoyed hiking, fishing, driving the buggy, long nights under the stars, and spending quality time together on the property. No complaints from our stay. I would recommend this to anyone. I can't wait to return!

80th Birthday Party

We rented this property to hold a family gathering to celebrate my mother's 80th birthday. We had family come from Maryland, Florida, Idaho, PA & NY. It was an easy commute from the Buffalo airport. Upon arrival, we felt right at home. We loved the quiet, country location. Loved hearing the peepers in the evening.The estate was as pictured, clean & comfortable. We cooked outside each night, played games in the garage & walked the grounds. It is so spacious & no one felt crowded. We rented the entire place so it worked quite well having 2 kitchens available for meals. David was great to work with. I would rent again in a heart beat!
