As you pull up the asphalt paved circular driveway, you`ll immediately notice the spacious triple car garage and the large yard and great views of the Bridger Mountain Range.
Step inside, and you`ll be greeted by a warm and welcoming open floor plan. The centerpiece of the living area is a cozy propane gas fireplace, perfect for those chilly Montana evenings. This home also boasts hot water baseboard radiant heat throughout, ensuring comfort during the colder months, and two mini-split units that provide both heating and cooling, keeping you comfortable year-round.
The kitchen features modern appliances and ample counter space, making it a joy to prepare meals. White oak hardwood floors and tile flooring flow seamlessly throughout, adding a touch of elegance to the space.
With three bedrooms and 2.5 baths, there`s plenty of room for the entire family. The primary bedroom includes an en-suite bath and ample closet space, ensuring your privacy and comfort. The master bedroom also allows access to the 3rd guest bedroom, so you will need to pass through it. The 2nd guest bedroom is down the hall with a spacious closet and TV.
The outdoor space is a true oasis, with much invested in gorgeous landscaping that includes lush greenery, vibrant flowers, and white vinyl fencing to provide privacy and enhance the aesthetic appeal. The property does share space with a shop that is adjacent to the house, there is some one that works in there and you may or may not see them during your stay, they also have a separate parking area in front of the garage.
Although we are not available in person, you will receive prompt messaging on your favorite booking platform.
Located in a quiet neighborhood on the northwest side of downtown Bozeman, you`ll delight in the rural feeling just minutes from Target, Costco and downtown.
You`ll have easy access to highway I-90 or head west to have an easy commute to Belgrade or Manhattan.
Please take note that the garage is available for guest use.

Video Surveillance cameras monitor the exterior of our home. Footage remains private and may be used for liability reasons and to monitor occupancy and other policies noted here. It in no way infringes upon the expectation of privacy in these public areas. Additionally, we have installed noise monitors in the property to ensure that our guests have a comfortable and peaceful stay. These monitors help us detect any excessive noise levels that may disturb the neighbors, (they do NOT record any conversations, just decibel levels). We want to ensure that everyone has a great experience during their stay with us and that everyone can enjoy a peaceful environment.
These devices are not located in any private spaces such as bathrooms or bedrooms and have been installed for the safety and security of our guests and the property as well as to minimize disturbances to neighbors.
We take your privacy and security seriously, and we want to ensure that you feel safe and comfortable during your stay with us. If you have any concerns or questions about our security measures, please do not hesitate to contact us. We hope you enjoy your stay with us and have a memorable experience.
When booking directly our cancellation policy is as follows:
Fully refundable if guests cancels within 48 hours of booking AND its at least 14 full days prior to check in.
50% refund of accommodation fees and taxes (minus a 4% credit card processing fee), cancellation must be made 7 full days prior to check in time.
If the guest cancels less than 7 days in advance or decides to leave early after check-in, the nights not spent are not refunded.
Extenuating Circumstances Policy:
When this Policy allows for cancellation, it controls and takes precedence over the reservation’s cancellation policy. Guests that are impacted by an event covered by this Policy can cancel their reservation and receive, depending on the circumstances, a cash refund or credit can be given. If the Host is impacted by an event covered by this Policy they can cancel without adverse consequences, but, depending on the circumstances, their calendars may be blocked for the dates of the cancelled reservation.
What events are covered
This Policy uses the term “Event” to refer to the following situations that occur after booking, are unforeseen at the time of booking, and prevent or legally prohibit completion of the reservation.
Changes to government travel requirements. Unexpected changes to visa or passport requirements imposed by a governmental agency that prevent travel to the destination. This doesn’t include lost or expired travel documents or other personal circumstances relating to a guest’s authorization to travel.
Declared emergencies and epidemics. Government declared local or national emergencies, epidemics, pandemics, and public health emergencies. This does not include diseases that are endemic or commonly associated with an area—for example, malaria in Thailand or dengue fever in Hawaii.
Government travel restrictions. Travel restrictions imposed by a governmental agency that prevent or prohibit traveling to, staying at, or returning from the Listing location. This does not include non-binding travel advisories and similar government guidance.
Military actions and other hostilities. Acts of war, hostilities, invasions, civil war, terrorism, explosions, bombings, rebellions, riots, insurrection, civil disorder, and civil unrest.
Natural disasters. Natural disasters, acts of God, large-scale outages of essential utilities, volcanic eruptions, tsunamis, and other severe and abnormal weather events. This does not include weather or natural conditions that are common enough to be foreseeable in that location—for example, hurricanes occurring during hurricane season in Florida.
What is not covered: Everything else.

- Smoking or vaping of any kind is not permitted anywhere on the property (this includes inside the house), If there is evidence of smoking on the property guests will be subject to an additional fee of $1,000.00 plus actual costs of cleaning and deodorizing the property.
- No pets allowed unless previously agreed upon. Any unauthorized pets will result in an additional fee of $100/night.
: Please ensure that your pet is inside the house during nighttime.
: Guests will be responsible for cleaning up after their pet.
: Please don’t allow your pet onto any furniture.
- No unregistered guests allowed overnight at the property. A maximum of 4 visitors allowed during the day. Any extra overnight visitors must be approved in advance.
: Unauthorized guests will be charged an additional $50 per person, per night. It is the responsibility of the renter to ensure that any visitor also comply with our house rules.
- Please respect check-in and check-out times.
: There will be an additional fee of $100/hour in the event you are not out by the stated check-out time. Late check out may be permitted 24+ hours in advance.
- No illegal substances allowed on the premises.
- Please do not try to flush any sanitary products, baby wipes, or “flushable wipes” down the toilet.
- Children should be supervised at all times at our property by an adult.
: Guests are responsible for the safety of their children at all times.
- In case you misplace a personal belonging, please contact us so that we keep an eye open when we prepare the property for the next guests.
- We hope you have lots of laughter and fun times during your vacation! However, we’d really appreciate it if you’re mindful and keep noise to a minimum during nighttime hours.
