Located in Heath, nestled near the Forest Hills Golf Club, you`ll be able to enjoy the peace and quiet. Relax after a long day on the large sectional couch, or retire to one of the two bedrooms with comfortable king sized beds. This home has everything you need, in a quiet setting with off street parking. Shared laundry available for guests.
This spacious apartment has plenty of natural light and an open living room for gathering with the family or roommates. When it`s time to relax, each private bedroom offers a comfortable king-size bed and a space to recharge.
There is a smart lock on the entry door. We will provide you with your unique access code on check-in day. The building has a private parking lot that offers free off-street parking. Please limit to two spots per unit.
For stays of 30 nights or more, a signed lease is required and will be sent via email—we request you provide your email address upon booking. Pets may be allowed for stays of 30 nights or more with host approval, with a $200 fee per pet.
Hosts live offsite, but we are available via phone or platform messages. We`re happy to leave you to explore the area on your own, or offer local recommendations and answer any questions you may have about the home.
Surrounded by greenery and winding roads, Forest Hills is a quiet and well-maintained neighborhood just minutes from historic downtown Newark, Licking Memorial Hospital, and the future site of the Intel plant. The area offers a quiet escape for busy travelling workers, relocating families, or visiting explorers.
A car is highly recommended.
Please be courteous to the other residents living in the building. The parking lot and laundry area is shared amongst all four units in the building.

GUEST CONDUCT AND NOISE • Please treat the property as you would your own home. • Quiet hours are 9:00 PM to 8:00 AM. Keep noise to a minimum indoors and outdoors. • In multi-family buildings, keep sound levels low at all hours. • No parties, events, or open invitations. Only registered guests are allowed unless pre-approved. • The total number of people (including visitors) may not exceed the occupancy listed. Unapproved guests or over-occupancy may result in a $1,000 fine and cancellation.
NON-SMOKING POLICY • No smoking or vaping of any kind is allowed on the property, inside or outside. • Applies to cigarettes, cigars, marijuana, vapes, etc. • Evidence of smoking (odor, ash, residue) will result in a $1,000 fine and immediate cancellation. • Additional cleaning or repairs may be billed. These are not covered by the $1,000 smoking violation fine. • Smoke detectors may be monitored remotely. Do not tamper with any safety device.
CLEANING AND CARE • Please clean up after yourself. Wash dishes, wipe surfaces, take out trash. • No candles, incense, or strong-smelling substances. • Treat stains immediately with remover before laundering. • For stays of 30+ nights, mid-stay professional cleanings are required every 30–45 days and will be billed separately. • Excessive mess or damage may result in additional cleaning fees.
LONG-TERM STAYS • 30+ night reservations require a signed lease agreement before check-in. • Guests must agree to all lease terms sent in advance. • If the property is in an HOA, guests must also sign and follow the HOA handbook. • Lease terms may include limits on guest turnover and early termination rules. • Violations may result in immediate cancellation with no refund.
PET POLICY • No animals are allowed unless pre-approved in writing. This includes short visits. • For short stays: $35/night pet fee (capped at $200). • For long stays (30+ nights): $200 flat pet fee per pet. • Emotional support animals are treated as pets and require approval and fees. Only registered service animals with proper documentation are exempt from the pet fee. • All animals must be house-trained, non-destructive, and quiet. Dogs must be crated when in the property without a responsible adult in charge of their care. • Pet waste must be picked up and properly disposed of. Litter boxes and pet food must not be left outside. • No pets may be left outside without supervision. • Unauthorized pets will result in a $1,000 fine, cancellation without refund, and removal.
SAFETY, SECURITY, AND BEHAVIOR • Exterior cameras are in use at all entry points. • Do not tamper with cameras, smoke detectors, or other safety devices. • Do not share keys or entry codes with anyone not listed on the reservation. • Illegal activity (drug use, theft, vandalism, harassment, etc.) will result in immediate eviction and may be reported. • Do not remove or damage anything in the home. Guests will be billed for missing or broken items.
PERSONAL BELONGINGS • Guests are responsible for their personal items. We are not liable for loss or theft. • We do not forward mail or packages after departure. Please update your shipping address if needed. • If your reservation is cancelled due to rule violations, you must remove all belonging from the property. Any vehicles left of the property after cancellation will be towed at the car owner`s expense.
