LOCATION! LOCATION! LOCATION! Simmer Down-Town Condo is TRULY in the heart of downtown Austin. This unit has large windows allowing for lovely natural light. We just finished a full remodel on the condo so it is up to date and has brand new everything.
It is a 1 bedroom / 1 bathroom with a Queen size bed and a queen size blow up mattress. Amazing fully equipped kitchen. Smart TV and secure wifi for all your internet needs. Spacious court yard and outdoor pool with BBQ pits. Laundry facility are located on building's 2nd floor.
Walking distance to tons of dining and entertainment. Car not necessary. Public transit also widely available. If you do have a vehicle we have a gated underground parking garage with your own dedicated space. Don't get stuck paying for parking. The max height of the garage parking 6'6" please be sure your vehicle will accommodate that height restriction!
Walk to all the great night life Austin has to offer, hike & bike trails, live music, great food, historical sites and water fun. Everything you need is right here!

So close to ACL and SXSW. Great place to stay for Formula 1. Every weekend has something fun and new going on. Stay where the action is... Stay at Simmer Down-Town Condo! ****Please note due to the location, there is noise associated w/ being down town. Also, there is currently construction going on across the street from the condo. If you're sensitive to noise this may not be the condo for you.

Cutie, quiet and close to everything!

When I stumbled upon this place I was so excited to find something so close to downtown and 6st at such a great price. When we got there the place was so clean and nice, it was truly like being in a hotel. It felt very homey at the same time and comfortable. Plus, the owners were so nice and friendly especially with all the question I had for them. Overall this was a great place to stay and I plan on staying there any time I am in Austin!

Awesome location!!

We really loved the location of this condo. The entire unit has been recently remodeled and was really clean and well maintained. The owners were very nice and welcoming. We were able to walk to everything we wanted to and that was part of the fun. There are numerous great restaurants everywhere. Lots of music and bars as well. I wouldn't hesitate to stay there again or recommend to my freinds and family. Thanks Heidi and Phillip:)

Laurie, I really enjoyed speaking with you. I'm sure that the condo would make a great in the middle meeting place for you and your family. It was so nice to hear that it was a comfortable stay for y'all and even the baby... It is a lot of fun to be able to park your vehicle in the parking garage and not have to see it again until it's time to go home. Being able to walk to everything allows for a different experience. There is nothing like the fresh air and exercise. Work off all the indulgence of the restaurants and bars :) We would love to have you, your family and your friends as our guests any time. Fabulous Property

This property, location, inside and common space, was absolutely perfect!! The condo was very clean and well cared for. The outside common space was very inviting, clean pool and space to grill and enjoy outside - kind of a hidden gem!! The location was very central to 6th Street for music and cocktails and then the other direction to the old charm of Austin!! Loved my stay.

Phillip and Heidi could not have been nicer or more accommodating. Condo will be our home away from home from now on when we travel to Austin to visit our son and his family.

Experiencing the "Heartbeat" of the City

We spent 15 days exploring Austin from this cozy, comfortable, convenient and efficient condo. We walked everywhere - Lady Bird Lake, Zilker Park, the Capitol, the University of Texas, ... Everything was within reach - restaurants, entertainment, museums, outdoor activities, festivals, even a Whole Foods Store. Heidi provided great information about the area, and the calendar listing specific activities going on different days was helpful. In the morning we were walking around Lady Bird Lake, in the afternoon we were checking out the Pecan Festival on 6th Street, and in the evening we were attending a free concert by the Austin Symphony Band at Zilker Park. How much better could it get??? Thanks Heidi for making our stay memorable.

Great place!

We had a wonderful time staying at this condo in Austin. The condo itself was clean and well stocked, and the pool and parking garage were very convenient. The location of this place though is probably it's best asset, as we were within walking distance with almost everything in town. Heidi was also very helpful and easy to reach anytime we had questions. Definitely recommend staying here when you visit Austin!

Great location! Condo is comfy & spotless!

This condo is just about perfect! Great location, very clean & modern, very comfortable. Loved the security here too, felt very safe & secure. Bedding is awesome as well. Our only "issue" was there were no sports channels (ESPN/TNT/TBS) on the TV (unless we just didn't know how to work it?). Of course, we just went up the street to a bar to watch the NBA playoffs, so not a big deal, just a small surprise. We would definitely stay here again & recommend it to friends & family. Excellent customer service by the owner, everything you need is here. Thank you for a great stay.

Cindy, thanks for the nice review. We are so glad that you had a great stay. We appreciate the gated community too. Being downtown, it gives us peace of mind. The TV is a smart TV and is connected to the internet so you have basic channels and other options like Netflix, Movie channel and Youtube but we are not currently set up for the more specialized channels. We have been working with our cable provider but there is an infrastructure issue that prevents us from having that type of service right now. Luckily for us there is a sports bar on the same block as the condo. So all sports can be watched there with a great atmosphere of like minded fans. We think that it makes for a better, more exciting experience :) You are welcome to stay with us anytime you are in Austin!

Austin downtown condo- great stay!!

We truly enjoyed our stay- great location for walking to so many good eateries and bars. The condo owners were great, welcoming and helpful. The condo was really clean, comfortable and styling. The bed was a little on the soft side for us, but we will definitely be back!! Thanks for everything!!

Great place in the perfect location!!

My husband and I spent 9 nights at Simmer Down-Town and loved it! It is in the perfect location for walking to everything...restaurants, bars, Shoal Creek trail, Town Lake trail, UT, and the Capitol. The unit is beautiful and has everything that you could possibly need. All kitchen utensils, cookware, and gadgets are high-quality. The bed is super comfy, too! Heidi, the owner, is really easy to work with and checked-in, via text, a few times throughout our stay just to make sure everything was OK. We travel to Austin a few times a year and will definitely stay here again! Just wish we would have discovered it sooner.

LOVED Simmerdown!

First of all, the location is absolutely perfect. Really close walking distance to everything downtown and a sort ride away from other fun Austin spots. The apartment itself is immaculate. I also loved the keyless entry - such a breeze to get into. Our hosts were really sweet and left us snacks and bottled water - so thoughtful. Really loved our stay. Absolutely zero complaints.

This condo has an old world Spanish villa exterior and a newly remodeled interior. The condo is located on a block with historical houses and structures on one side and bustling 6th street on the other making it the best of both worlds. The best location in the heart of downtown.
