Located directly across the river from Foxburg, you can easily walk or hop in the car and be there in 30 seconds! Nestled along the picturesque banks of the Allegheny River in the charming town of Foxburg, Pennsylvania, our stunning short-term rental offers a dreamlike escape for guests seeking a memorable and comfortable experience. This meticulously remodeled riverfront property is the perfect fusion of rustic elegance and modern convenience, making it an idyllic choice in this serene setting. If you've never been to Foxburg or Emlenton, you're truly in for a treat. This place screams "hometown" and you really get that vibe everywhere you go. The community is wonderful, the local establishments will take care of you, and the nature everywhere you turn is just icing on the cake. We love our little hometown and hope you're able to experience that while visiting. Walk into the home and be greeted by the large chef's kitchen with a massive 11-foot island, perfect for entertaining! Open concept kitchen and dining with 6 bar seats at the island, and a handmade table (made out of boards pulled from the old house during renovation) that seats 8. Enjoy craft ice for your cocktails and full-size appliances. equipped with a crock pot, instant pot, blender, toaster oven, toaster, single-cup coffee maker, 12-cup coffee maker, and espresso machine as extra appliances. Plenty of cabinet storage space is available to store your food and belongings to help keep clutter down. From there, walk into the beautifully decorated living space with ample seating, a 75' TV, electric fireplace and full surround system - watch a movie with theater-like sound! Easy access from both kitchen and living space through the massive 8ft tall double doors onto the 2-level deck with plenty of seating. Take a swing on our hammock or sun bathe on the lower deck. Read a nice book on one of the many available adirondack chair (both rockers and stationary) and connect your phone to our bluetooth speaker table. Utilize the firepit in the yard or the propane grille on our lower patio. Back inside on the lower level, we have the laundry room and half bath, as well as the impressive master suite with en suite bath. Find a full sized mirror and projector screen in the bedroom with a king sized bed. In the bathroom, you'll find an enclosed tile room that includes a freestanding tub and walk-in shower. Use the double vanity for extra space when getting ready for dinner at the Allegheny Grille and the walk-in closet to keep all your belongings out of site. Enjoy in-floor radiant heat in both full bathrooms. As we move upstairs, you'll arrive in another living space with a 110" pull-down projector and sectional - perfect for the kids to enjoy a separate space. Another king bedroom with full size mirror, 55" TV, and walk-in closet is avaialble as well as a bedroom with 2 queen beds, 55" TV and walk-in closet. Another full bath is available on this level as well with a walk-in shower, double vanity, 2 separate makeup vanities to get prepped for that wedding, and in-floor radiant heat. All toilets are smart toilets that feature automatic flushing, bidets, heated seats, and more! Find large 8 foot picture windows in every river facing room so you never miss the gorgeous view of the Allegheny River and the quaint town of Foxburg. *** FOR WINTER STAYS: Please be advised we highly recommend AWD or 4WD vehicles only in the winter months. The steep ascent when leaving the driveway may become troublesome with snowfall. We do our best to maintain as best as possible but in some instances Mother Nature may win. We are not responsible for any tow services that may be needed on the property. RENTAL RULES: RIVER RULES: Our home is close to the river so children must be accompanied outdoors at all times. We absolutely love the river, but don’t take for granted how powerful it can be. Be sure to look at rules and regulations for personal flotation devices and please abide by them. PETS & SMOKING: We have a strict no pet/animal policy as well as no smoking inside. If an animal is deemed to be on the premise, your party will be charged a $300 fee to cover additional cleaning required. If you smoke outside, please dispose of all butts. If found on premise after check-out, an additional fee will incur. Vaping is permitted but only outdoors. Signs of smoking indoors will also incur an additional fee. If the use of an ozone machine is required to rid the property of smoke (even if it comes inside with you via your clothes, etc.), guest will be subject to an additional $300 fee for cleaning. OUTDOOR SPACE: Wood is sometimes stocked at this home but not always, so please plan to bring firewood if planning on having a fire. Chairs are provided for your convenience, we ask that if you move them throughout your stay, that you simply return them to where you found them before you depart. The home is equipped with exterior security cameras around the premise, if any exterior cameras are tampered with in any way, guests may incur a $500 fine. TRASH: There is a trash bin outside - Please place all BAGGED trash in these bins upon departure. No unbagged trash, please. GRILLE: We provide a propane grill on our deck for your use. Please clean the grille after every use and leave it how you found it. Please recover when finished using. IF you finish a propane tank, we ask you to please leave it out so that we know to replace it for incoming guests. INITIAL WALK-THRU: Please take a few minutes when you arrive to do an initial walk-thru of the home. We have an amazing housekeeper that does a wonderful job. However, rarely something might get missed. Please notify us within 2 hours of any housekeeping issues or anything that is not acceptable so that we can correct the problem immediately. Please note that by staying you are agreeing to the unit in its current condition, no refunds will be issued after check-out. TOWELS/LINENS: We provide very nice towels and linens and, in addition, provide black makeup towels for makeup removal or anything else that may stain our white towels/linens. Please use these black makeup towels or you may be subject to fees if the towels and/or linens become damaged from stains. AGE RESTRICTIONS: Must be at least 25 years of age to book a reservation. PARTIES/ADDITIONAL GUESTS: Absolutely NO parties and/or gatherings outside of the allowed 8 max guests occupancy are permitted unless given prior approval. If evidence of such is brought to our attention, your reservation will be immediately cancelled and you will be subject to removal from the home with no refund. CHECK-OUT: Our check out is promptly at 11am. If you extend your stay without permission you will be charged $50/hr post check-out time. Our cleaners come promptly after 11am and if they have to leave because the space is still occupied, we are charged an additional cleaning fee for them to come back. We ask that you load dishwasher and run it before departure. All used towels can be placed in a pile in the laundry room. Linens can be left on the bed. Most importantly, this is our home, and we hope you treat it as your own, so please leave the space how you found it for our next guests! Cancellation Fee Policy: Please be advised that a 4% cancellation fee will be applied to any cancellations made before the official cancellation policy takes effect. This fee is non-refundable and covers credit card processing costs. Thank you for your understanding.
