+ Bring the whole family. This is a dog-friendly home, with a maximum of two dogs! Please note this is a shared/unfenced lot, and the neighboring home also has dogs.
+ Feel free to use the garage to store your bike or other biking equipment (not for vehicles). The garage is shared storage with the owner. If you have any concerns, please don’t hesitate to reach out to us.
+ Relax with a 65" flat-screen smart TV and Wi-Fi access for your favorite streaming apps.
+ Large dining table that doubles as a desk or workspace.
+ Bright and cheerful living room with 2 comfy, deep-cushioned couches.
+ Patio dining with an umbrella, BBQ grill, fire pit, and amazing views of the Colorado National Monument.
+ High-speed Wi-Fi Internet.
+ Refrigerated air conditioning system and efficient heating system.
+ Full-size washer and dryer.
+ Spacious kitchen equipped with a dishwasher, refrigerator with ice/water, microwave, ceramic stove, oven, full-size coffee maker, Keurig, toaster, dishes, wine glasses, pots & pans, silverware, spices, coffee, and filters to get you started — plus paper towels, trash bags, dish detergents, and more.

Only 6 miles to the iconic Fruita mountain biking area of the North Fruita Desert Area (aka 18 Road) and just 8 miles to the famous Kokopelli Trailheads.

Bedrooms include new mattresses, high thread count bedding, down-alternative comforters, fluffy pillows, and extra blankets. The bathrooms have towels, washcloths, plus toiletries to get you started, including toilet paper, facial tissue, bar and hand soap, shampoo, conditioner, and lotion.

We stayed for 17 days while my husband was hunting and it was just excellent. The area and town of Fruita are adorable. The property sits right on one of the walking paths making it easy to hop on. The whole area. Is very walkable and the people are very nice. The farmers market in Fruita is an absolute gem and Im sad to have only gone twice. Everyone wants to chat, its a special little place. The property was perfect for our needs, while I didnt realize the owners lived on site and that the shared garage meant other people would be there daily...it didnt matter at all. The owners and dogs are so kind and dogs well.behaved they were all a pleasure to be around. The dogs LOVED the pond. The bed runs hot and the pillows are just ok but the place had everything we needed. So wonderful and very safe feeling.

Doggie wonderland

This is a very special property and feels so open, comforting and inviting. My dog, Harper met the owner's dogs 9 and 10 and they enjoyed playing together. There is a wonderful easy walking trail behind the property and the ponds are so wonderful to swim in whether you are human or dog! I'm grateful to have stayed here and in fact cancelled my initial plans and booked an additional week because I loved it so much!

Beautiful Private Property

We loved the property and the carriage house. Our kids rode the paved bike trail next to the house. Loved seeing cows out the back window, and we could not smell them. The proximity to the Monument is a huge plus, and we enjoyed downtown Fruita which was only a few minutes away

Great place. Some issues

Home great and location awesome. We were disappointed that the owners dogs were out 2x and we had to bring our dogs in as they came over to our rental area and on 1 occasion came after our dogs! Also watering great for grass but often so wet we were walking in water and at times limited our activities. We decided to leave a day earlier after several people came in to common garage attached to our rental. We were given access to garage but not comfortable with fact that 3 people accessed on the rental property without any notice to us. Felt unsafe due to access issues! Very disappointed in Communication related to former. ! Joani

Fruita is a hidden jem!

The property was absolutely perfect for our 3 night stay with our dogs. Great location, about 1 mile from town. We walk a lot and the dogs thoughly enjoyed themselves. What a property, grass for days. Highlight of the trip was the Farmers Market on Sat am. Great people and wnderful energy. Would stay here again in a min!

Peaceful carriage house

Absolutely fantastic stay! This property is the perfect getaway for anyone looking to unwind and enjoy sunrises and sunsets. The views were simply stunning, providing the perfect backdrop for morning coffee and evening relaxation. The outdoor seating area was an ideal spot to take in the natural beauty, and the tranquil surroundings made it easy to forget the hustle and bustle of daily life. The house itself was spotless and well-appointed, with all the amenities we needed for a comfortable stay. The kitchen was fully equipped, and the living spaces were cozy and inviting. Our dogs had a great time too! The property is very pet-friendly, with plenty of space for them to run around and explore. It was such a relief to find a place that welcomes dogs with open arms. Overall, I can't recommend this place enough. Whether you're looking for a peaceful retreat or a base for outdoor adventures, this Vrbo rental has it all. We can't wait to return!

Peace and Quiet!

We absolutely loved our stay at the carriage house, it was so nice and cozy and with the lush green grass right outside our door made for a wonderful play area for our pup. We did not want to leave.

Great location near it all!

Perfect spot for a break from the action, while having full access to all the area has to offer. Secluded and private with plenty of room for the pups to enjoy a good romp. We will be back!

Beautiful place to stay

The property and the town of Fruita were wonderful. We had a wonderful quiet stay and everything was great. My only suggestion would be to have better paper products. Otherwise everything was perfect! Loved it and would definitely come back. Perfect!

Relaxing retreat

I was looking for privacy with space for my dogs. My dogs loved it. Lots of property to play ball. I felt the pictures and listing was accurate. The house was very neat and clean.

Enjoyed it!

We had a good time staying here. We especially liked the flatness. The house is roomy with no clutter to stub your toe on. It has good lighting inside and out. It's in a really good location - close to restaurants and shopping and I-70 and the National Monument. Be prepared for round-a-bouts. Kudos to the shower...the best I've had in a rental. Be patient and wait for the hot water though, it takes a few minutes but it does get hot. Grass is really green and lush, mowing is early Thursdays, starts just after dawn. We saw horses, cows and heard a donkey in the evenings. The nature path is active and the neighborhood comes alive at night. I have two negatives... 1) the welcome basket goodies were old and stale. Nice idea but keep it fresh! 2) there was a dead cricket like bug in the master bathroom under the cabinet ledge when we checked in and several string wads on the floor. We left a menu to Camille's Kaffe in the welcome basket. We recommend it. No place is ever perfect but this little rental place is awesome. I enjoyed it. Thank you Kristy & Mike.

Absolutely Perfect!

My husband and our dog had such a wonderful time in this very special place! We have long wanted to explore the National Monument, Grand Mesa and McInnins Canyons and the Carriage House served as a wonderful hub for our adventures. Very wonderful place to sit and enjoy a nice beverage after a long day of exploration! Our dog really loved the amazing grounds and pond! The Carriage House is truly special and well cared for! Very clean, well appointed and great vibe at this special place. We are so glad that we found this slice of heaven. We wanted for nothing and will certainly return!

Wonderful, peaceful, great property.

We thoroughly enjoyed our stay at the Fruita coachhouse. The views of the Monument were outstanding. The coachhouse was beautiful and comfortable. Everything was just as we wished it to be. We would love to return someday.

Carriage House recommended by a friend and lived up to hype.Had an issue with ants-dealt with next AM by Maintenance. Loved the TV access to streaming! Possible improvements-list an emergency 24 hour number, connect lights on fans and hot tub on patio😎

Spectacular!

Top notch! The house and setting couldn't be better. The place is super-sweet and well appointed. Great service from the property manager when called. Snack box was a real bonus too. Will definitely come again.

We built the Guest House in 2008 on 5 acres of property just outside of the Fruita City limits. The home is perfectly situated to maximize the views of the Colorado National Monument. We enjoy the wide open space, no neighbors and yet just 5 minute drive to town. The houses are surrounded by green grass all summer and makes the hot summers feel cooler.
