I am usually not interested in 2 night rentals during the high season (May-September) and holidays, but you are welcome to make an inquiry (sometimes I make exceptions based on scheduling and market conditions). July and August are normally 1 week rentals only. It is at my discretion to determine number of days, so please check with me before you make solid plans with your group and put in a reservation.

This is the premier spot & home for a family or friends vacation (convenient to everything). A new renovation in 2016/2017 with all new furnishings, granite counters, new appliances, mattresses and furniture, pool table. Fresh paint, some new furniture, and hardwood floors refinished in 2021. Park your cars in the driveway and walk to beaches and restaurants. House has 5 king beds and 7 twin beds/sleeps 12-16 (with kids). Custom kitchen table seats 12 w/addition seating for 4 on deck. 60" TV, leather sectional furniture and pullout sleeper sofa.
This Ocean/Beach view home is a just 100 feet from 1st beach, and a short walk (for anyone) to 10+ bars and restaurants including The Atlantic Beach Wedding venue, Flo's Clamshack, Tickets (the only Sportsbar on the island), and the Atlantic Grill (best breakfast on the island) Soliciting Mature adults and Families with children for Vacations, Weddings, Reunions, Friends Getaways etc. , but please (NO ROWDY GROUPS!) Walking distance to all the island has to offer, steps to the beach and The Atlantic Beach Club, and 1 mile to downtown Newport. This is a classic New England Beach Home with all new furnishings.

House features 7 Bedrooms, 4 Baths, including 5 King Beds, 7 twin beds including a bunk room with (4 twin beds) and a pull out couch. Furnishings throughout are newer, with some antiques. Here's the layout.

1st Floor-Kitchen, Dining, Living Room, Full Bath, 2 Bedrooms (King in bedroom 1 with full bath, 4 twin beds in bunk room - bedroom 2), deck off kitchen with beach and ocean views.
2nd Floor-Kitchenette/bar (coffee/Fridge), pool table with ocean view, Full Bath, 3 Bedrooms (King bedroom 3, King bedroom 4, King/twin bedroom 5), deck off kitchenette/billiard room with beach and ocean views.
3rd Floor-Kitchen 3, Sitting Room, Full Bath, 2 Bedrooms (King Bedroom 6, 2 twin beds - Bedroom 7), deck off kitchenette/sitting with beach and ocean views.

The exterior of the property has a large private yard surrounded by hedges. There is parking for 5 cars, and the house also has a charming farmer's porch facing the driveway, ocean and main road. Please check out my other 5 high end homes on the island. Thank you.

Our daughter’s wedding at Newport Beach House. House was 1 block away.Beach was 50 yards away. The property has plenty of sleeping space, plenty of gathering space. Deck on each level, porch on front. Kitchen has plenty of cooking utensils and pans. We all walked everywhere. Cliff walk was less than a 1/2 mile away. Downtown Newport was a 30 min walk. Watching sunset from 3rd floor porch was amazing.

We had a great stay and would recommend this home for families looking for a fantastic location and plenty of sleeping space. The host was responsive and helpful throughout our visit. The location is excellent—just a quick walk to the beach entrance at Esplanade Northwest Waterfront public access. The large driveway was a huge plus for our multigenerational family, with room for several cars, and AC units in every bedroom were appreciated. The house is older and has some quirks: the staircases are steep and a bit creaky, some doors are a little sticky, and the laundry is in the basement, accessed from outside. At check-in, we were told the neighborhood expects quiet outdoor noise levels, especially in the evenings. This is reasonable, but if you plan to spend time outside socializing or playing games, it’s worth keeping in mind, as the property isn’t suited for loud outdoor gatherings. We were pleasantly surprised to find both an enclosed porch and plenty of outdoor seating—more than shown in the listing photos—which provided great shaded areas to relax. The bathrooms were nicer than expected, with several appearing recently renovated, and the third-floor bathroom has a tub. We loved having three floors of living space, each with a refrigerator and sink/pantry area. The extra fridge space was convenient, and the mini pool table upstairs was a hit. Overall, it’s a comfortable home with a great location, lots of space, and excellent sleeping arrangements.

Great house, great location

Perfect location for a vacation. Close to everything: beaches, restaurants, shopping, etc. Lovely older home with every convince, beautiful views, and much charm.

We had an amazing time at this beach house! The walk to the beach was super quick—just about two minutes, which made it easy to go back and forth throughout the day. The yard was perfect for hanging out, relaxing, and enjoying the outdoors. The host was also super responsive and helpful, which made the whole experience even better. Would definitely stay here again!

Excellent property for a multi-generational family beach vacation. We appreciated the three kitchens and three bathrooms, as well as being less than 5 minutes from the beach. Already booked again for next year!

Very nice house and excellent location a block from the beach. Chris (the owner) was easy to reach. Whenever I e-mailed him, he got back to me within five minutes. My family loved the pool table and the views from the upstairs balconies were beautiful. No complaints!

Location is amazing!!

This home was clean and spacious. Great for our family reunion. Blessed to have had the opportunity to come back to the area and this home made it all possible. The owner was amazing and even came to the house to change out a detector when I called. Would visit again.

Family vacation

Property and locale was great. Only snafu was the red seaweed that made the water at first beach the whole time not appealing. We had to drive to other beaches and pay and the big draw to this property was the walk to the beach 😞

Here are the honest pros and cons! The best thing about this property is the location ,the mattresses and the parking …A few of the bathrooms have been updated /renovated and the rest are very dated. Most of the blinds throughout the house are broken or not working, The back screen door is missing a whole panel so you can’t open it without letting bugs in …the dryer and washing machine are hit or miss. Clothes take longer to dry …the air conditioners are brand new and worked perfect. very quiet and a very good investment. The slider on the second story is completely broken. The handle is falling off and the slider does not slide ( I inquired about this to the property manager, but never got a reply back ) lightbulbs are burned out. Not all rooms have lamps. Deck on the front porch could use a thorough cleaning as could the windows (very dirty many spiderwebs everywhere )the grass was mowed nicely and the outdoor grill worked…the picnic table on the first level is broken and has splinters (might wanna think about that for safety sake. )The sheets and pillows were nice but you might consider putting a washable comforter on instead of just a thin blanket… looks like a college dorm room.. The big table in the dining room is great. all in all it is a beautiful old house probably circa 1930s 40s so if you’re looking for location this is your place …I expected a little bit more luxury i.e. nicer, beddings bed frames, operable lamps for 12,000 a week.

Great location! Tons of space!

Our group (4 families with 5 kids aged infant-12) had an amazing time! Chris’s house is spacious and exactly as described. Kitchens on every level! And lots of king bedrooms! There was room for everyone and the location can’t be beat! Steps away from the beach and Middletown restaurants. And just a few minutes to Thames St in Newport. We loved our stay and are already talking about when we’ll be back!

Spacious home, excellent

This house had plenty of space for my partner and I and our wedding party on our wedding weekend. We were able to get ready on separate floors and have down time in separate areas with all of the space in the home. It was also walking distance to the beach, restaurants, and the cliff walk. Would be perfect for families or a group of friends.

Daughters engagement

Communication with property owner was great..The home is spacious and in a good location, however the home overall needs a lot of TLC, things broken, serious hazard on deck, an elderly family member almost got seriously injured.Fir the rates charged this property should be in much better shape

This is an older home. There was a loose board on the deck, which we have now repaired. We are switching out some of the furniture in May. This home Is a historic Beach House. It was early season during the guests stay the weather was horrible…. The guest identified himself as a contractor and I think he spent a fair amount of time inspecting the house He actually told me he would enjoy coming back if I provided a discount. We will continue to upgrade/improve as necessary….. little disappointed based on his communication to me that he left a three star review, but it may have just been a pricing issue. Newport is not an inexpensive place to have celebrations.
