Welcome to our little blue farmhouse in Round Top! This late 1800s farmhouse is located conveniently on the main road 2 miles from the Round Top square, 1/2 mile from Market Hill, and The Arbors. The Poppy has been completely restored keeping its original charm including beautiful windows, floors, and amazing shiplap walls while having all of the modern comforts you need. It is the perfect location for a girl's getaway, family gathering, or couples retreat.



The Space:

Enjoy sitting on the front porch with morning coffee or winding down by the wood fire pit after a day of shopping or wine tasting. A drip coffee maker, Keurig K-cup machine, ground coffee, filters, K-cups, sweeteners and creamers are provided.



The house has a beautiful fully stocked kitchen with all new appliances. The two comfortable bedrooms have new mattresses with comfy pillows, one with a king bed, other with two queen beds. It is equipped with Wifi, Smart TV, AC and washer/dryer.



Please inquire about small events such as a bridal/baby shower or birthday party.



Guest Access:

Guests will have access to the house and yard area.



The Neighborhood:

We are located next to a main highway. Expect road noise. We do provide a sound machine and ear plugs!



Getting Around:

You'll need a vehicle to get from the home into Round Top (2 miles) and the surrounding area. Consider renting HOSTiE's chauffeured luxury sprinter van during your stay. Ride sharing apps, like Uber/Lyft, aren't available in this rural area.



Other Things to Note:

-Pre-arrival form & rental agreement: we do ask for a copy of your ID as part of our guest screening process after the reservation is confirmed. You will also be asked to sign a rental agreement. 



- When you stay with HOSTÎE Vacation Rentals, you are covered for any accidents that might happen up to $3000 with the added fee of $59 in your total. Coverage details are spelled out in your rental agreement. This is applied to directing bookings & VRBO bookings (this does not apply to Airbnb bookings).



- CANCELLATION POLICY: The initial deposit is fully refundable up to 30 days prior to your stay, less a 6% processing fee. No refunds for cancellations made within 30 days of check-in, except for spring/fall/winter antique show dates, no refunds for cancellations made within 60 days of check-in. The cancellation policy will be upheld, no exceptions. All guests are encouraged to purchase trip insurance.



- POTENTIAL FOR NOISE: We are located next to a main road. Expect road noise. We do provide a sound machine and ear plugs!



- For liability and security purposes, there are external cameras at the front, sides, and back of the house. There are NO inside cameras. Hosts may monitor external cameras at any time via a smartphone app, and cameras are not to be tampered with or covered.



- Please note that sightings of common insects or wildlife (such as skunks, snakes, scorpions, spiders, flies, wasps, mice, ants, etc.) do not qualify for refunds, as occasional encounters are possible in any rural environment.
