With over 18 years of personal Wyndham management, including general management, experience, and over 100 years with My 2nd Home's management team in place, we know what it takes to run a successful vacation rental management company. Ty and Pam owned timeshares, and Pam was the general manager of a Wyndham timeshare resort while Ty owned and operated multiple quick lubes. But years ago they realized their timeshare quarterly fees just kept growing while usage of their timeshare kept shrinking due to the fact that the timeshares were rarely located in places they needed to travel for family events, etc. They hated using hotels/motels after being spoiled with the comforts of a timeshare, so they searched for a better option and started using marketing sites such as Airbnb and VRBO to rent vacation rentals. They soon discovered they could have the quality of a time share in locations wherever they needed, and not have to pay quarterly dues! So they sold their time shares, and over time, when it was time for Pam to take on a more regional role within the resort she managed, she decided she did not want to live the next several years in airports and cities nationwide with grandchildren close to home, so she and Ty decided to start their own business managing vacation rentals.
With Pam's experience in hospitality, the business has grown in leaps and bounds. They soon discovered that most vacation rental management companies come from a real estate background and have no knowledge of what it takes to operate a hospitality business. Pam knows that regulations to the vacation rental business are coming soon, so she insists on being ahead of the curve. This is why they have contracted with ALSCO for professionally leased and laundered linens. While most vacation rentals rely on their in-home washers and dryers, Pam knows from her training that only commercial washers reach temperatures hot enough to kill bacterias which can be brought into a rental home from guests traveling from anywhere in the world. Ty and Pam also discovered other management companies as well as personally managed properties allow various cleaning chemicals to be stored under cupboards or closets where children can easily reach, leaving the property owner with an unecessary liability. As they began to manage homes which had previously been managed by other nightly rental management companies, they realized quickly that very few management companies had preventative maintenance programs in place, which Pam knows the importance of, to ensure the best condition of the property. Pam says, "Each property must have a baseline of cleanliness that must be brought back to after each guest stay. Straying from that baseline can cause long-term issues with a home that is unacceptable in hospitality standards and expectations."
Another concern Pam had was noticing that property management companies, as well as private managed homes, used either keys, (which can be easily copied) were stored in lock boxes with combinations which were rarely, if ever, changed. Or they were using inexpensive keypads which were also rarely changed. She knew there needed to be a better way to secure a property. So with a little investigation they discovered that WiFi locks were the latest technological advancement in the vacation rental industry and she insisted we needed to provide these locks for the properties we managed so we could ensure a new code for each guest which would activate at their arrival date at a specific time, and deactivate on the day of their departure, also at a specific time. Each vendor would also receive their own expireable code so that nobody could enter the property without her knowledge, thereby securing the property better than a key or cheap keypad lock ever could.
Pam's wealth of knowledge she has from her professional training, traveling to Seattle, Chicago, Las Vegas, Orlando, and countless more places over her years as a manager for Wyndham is priceless for property owners and guests alike.
