'On Tahoe Time' is luxury and style all wrapped up into a great Tahoe family home that everyone is sure to love - even the pups! (25lbs or under) Our favorite part is the huge, open concept main floor that has a large, fully stocked chef’s kitchen, comfy living room and sports themed game room with pool table, arcade game and shuffle board. Recent updates include: interior paint, new wood floors & carpet, all new furniture, bedding, kitchenware, patio furniture, lighting, decor & more!

Important Info
→ Garage is mostly used for owner storage but good news is there is plenty of room for parking on the driveway.
→ The only way to access the backyard is from one of the side gates (weird we know). There are plans to add a staircase off the back deck so pets can easily be taken outside for potty breaks.
→ There are 2 Nest heater thermostats. One is upstairs near the half bath and the other is in the downstairs hallway.
→ Like most homes in Tahoe, this home does not have AC and if coming during July or August, it can be in the 80s in Tahoe. We do provide fans.
→ After you book, we will message you for some additional info. Please check the app often as this is how we prefer to communicate before and during your stay. You will also be required to sign a rental agreement which goes over the local rental laws in more detail as well as our other standard house rules. Thank you!
→ The total occupancy is just for adults and does not include children 5 and under so more kids under 5 are welcome. Just make sure there are enough beds for the kiddos!

Bear Mat & Wiring
This home has electrified bear wiring and a front door mat to keep you and your family safe from bear break in's which are common in Tahoe.

Our guests will have access to the entire property with the exception of a few locked owner closets.

Next Steps
After you book with us, we will send you a message with some friendly 'get to know you' questions. We will also send over our rental agreement for you to sign.

Checking In
You will check in by going right to the home using the digital keypad located on the front door. Your code will be messaged to you before you arrive. Don’t forget the check mark after the code and make sure to pull the door toward you when you put the code in to ensure the deadbolt is aligned.

Communication
You can get ahold of us anytime on the app or via our local phone number. However, there may be delays after 6pm when we are home with our families. We have a QR code guest book on the fridge that has a wealth of information in it and can help answer most questions.

Montgomery Estates is one of the most desired and safe neighborhoods in South Lake Tahoe. It's right off Pioneer Trail in the middle of town so easily accessible and close to all of the fun! There are numerous hiking and biking trails nearby. You are less then 10 minutes to Lake Tahoe, the casinos/night life, Heavenly Ski Resort and more!

Pet Rules
- We welcome responsible pet owners and up to 2 well behaved dogs UNDER 25 LBS.
- Please add the # of pets to the reservation before you book.
- Dogs must be potty trained so no puppies or pee pads please.
- Pet owners must pick up ALL dog poop before check out.
- Pets cannot be left unattended inside or in the yard unless in a crate (trust us, this is when damage happens).
- Pets must be kept off all furniture and bedding. Pet hair found on furniture or duvets will incur additional charges.
- You are responsible for any and all pet related damage including carpet cleans and door scratches.
- Pets must be leashed on walks in the neighborhood.

We welcome guests who are in compliance with El Dorado County's Vacation Rental Ordinance. Please see the “Additional House Rules” section for full ordinance. If our guests do not abide by the ordinance, there may be a charge of up to $2,000 to cover county fines. In rare cases, guests may be asked to leave our home and forfeit their reservation. We do our best to communicate with our guests before it comes to that. Thank you for your doing your part to keep Tahoe a safe and friendly place to live and visit for years to come! :)

BY BOOKING THIS HOME YOU AGREE TO ALL OF THE FOLLOWING:

LOCAL VACATION RENTAL LAWS.
→ Occupancy - We can’t have more people in the home than what we are permitted for.
Hot Tub - *If this home has one* The hot tub cannot be used after 10pm. This is VERY strictly enforced.
→ Quiet Hours - County quiet hours at all rentals are from 10pm - 8am. There cannot be ANY noise after 10pm.
→ Noise - This home is located in a quiet, residential neighborhood therefore excessive noise is not well tolerated at any time of the day.
→ Parking - We can only have the number of cars on the property that we are permitted for. Street parking, parking in the front yard or on the dirt is not allowed at rentals. Vehicles will be towed at the vehicle owner’s expense.
→ Trash - Trash can never be left outside. All trash must be bagged up neatly and placed into the bear box next to the driveway or HOA provided dumpster. If the bear box is full, please contact us for a trash pick up. Failure to properly store trash will result in a $250 clean up fee.
→ Events - We cannot host weddings, bachelor or bachelorette parties or other large gatherings at our home.
***Failure to abide by the above ordinance will result in an automatic charge of $2,000 to cover fines from the county. Other repercussions could include a citation from local law enforcement and in rare cases, eviction and forfeiture of all monies paid. These are not Summit Tahoe rules, these are laws put forth by the local government that all guests must abide by.

25 YEARS OR OLDER TO RENT. You must be 25 years or older to book and be present at all times. You are responsible for everyone’s actions in your party.

CHECK IN & OUT TIMES. Check in time is 4pm and check out time is 10am. Our check in and out times are industry standard times for Vacation Rentals in Tahoe. Early check in’s and late check out’s may be requested. However, if we have guests leaving or arriving on the same day as your request we may not be able to grant an early check in or a late check out.

NON-SMOKING. This home is a very strict non-smoking property, which includes the outside. Evidence of smoking including a smoke smell or cigarette butts on the ground will result in a $250 charge. If someone in your party smokes, please have them do so off the property lines and dispose of their butts appropriately.

DAMAGE. We have a ‘you break, you buy’ policy when it comes to damage. We will do a detailed inspection after you check-out to check for new damage. If you notice damage from a previous guest or if damage occurs during your stay, please report it to us right away. Attempting to conceal or failing to report damage, will automatically result in being charged for the replacement or repair.

HIGH FIRE DANGER. Tahoe is under high fire danger year round. The following actions are strictly forbidden: bonfires, outdoor fires, firepits, charcoal BBQs, fireworks, using the gas BBQ or gas firepit on a red flag day, etc.

UNFORESEEN HOME ISSUES. When renting someone else’s home, issues can arise that are out of our control. We do a detailed inspection before your arrival to ensure it’s clean and all amenities are functioning but despite our best efforts, sometimes things still happen. We ask that you communicate all issues as soon as they happen so we may be given the opportunity to rectify them.

FRAUDULANT CLAIMS. We believe in running an honest business and expect our guests to have the same mentality. Falsifying or embellishing home issues with the intention of receiving money back is something we will not tolerate.

CANCELLATIONS. We adhere to the cancellation policy we have set up on the site you booked through. We also highly recommend that our guests purchase travel insurance. However, we are human too. If you are past your cancellation time frame, please initiate the cancellation process on your end so we can open up the home’s calendar. If the home gets rebooked, we will refund you minus a 3% cancellation fee to cover credit card processing.

SECURITY CAMERAS. Like all vacation rental homes in Tahoe, we have security cameras on the exterior and noise decibel monitoring devices inside. This is to ensure our guests abide by the strict local ordinance. There are never any cameras inside our home.

REFUNDS. Reporting issues to us after you leave does not often result in a refund. We prefer to handle issues while you are here in order to make your stay with us exceptional so please report all issues to us during your stay.

Fantastic Stay

This house was perfect! The place was immaculate and had everything we needed. There is so much space in this home: a large living room, game room, and huge bedrooms and bathrooms. The kitchen is equipped with all the utensils required to prepare any meal. If you have dogs, the back is enormous and gated, if my dog wasn't on the balcony overlooking the backyard, she was running up and down the hills looking at birds and chipmunks. Parking is easy and can accommodate 4 vehicles (this is big up here), plus you are close Stateline. I would definitely stay again.

My family and I absolutely loved our stay here!! The first thing we noticed was a fully stocked kitchen and bathroom (my mom loved that). The location was perfect; it was super close to heavenly village yet it was tucked away in a quiet, beautiful neighborhood. We also loved how big and open the living room/kitchen area is, it felt very inviting and welcoming. All the beds were comfy and had enough space/rooms to fit all 9 of us and our dogs. (Also the hosts are very dog friendly which is a huge plus!!) The hosts were super friendly, flexible and responded quickly. We stayed during the summer so I’m hoping to come back during winter when it’s snowing.
