Botanical Garden Home-20 min to Disney, 10 Min to Downtown & 40 Min to the beach

Experience Orlando's attractions in this 3-bedroom Pool Home that's 20 min from most all attractions and 45 from the closest beach. (2 on the Atlantic and 1 on the Gulf of Mexico) . Located in a small neighborhood off the 408/417 making it easy to get just about anywhere in Central Florida within 20 minutes. Close to UCF, Full Sail and Valencia College East. The pool is surrounded by lush green foliage with an array of over 200 plants and flowers and has full outdoor kitchen. The home is a 1672 sqft, 3 Bedroom, 2 Full bath with the master being an ensuite and goes to the pool. Each bedroom features a comfortable queen bed and flat screen TV. The home has a familyroom open to the fully equiped kitchen with X-tra large island. Laundryroom with front loading washer and dryer, a formal livingroom and diningroom. The patio is covered and has large acacia wood table that seats 6. The house is equipped with all the essentials, including an iron, AC, hair dryer, WiFi, and heating. As described above we do have a pool for guest use. Our pool is open and not enclosed by “A Cage” and is subject to debris. We do provide cleaning and maintenance once a week by a licensed pool company who come on Monday mornings. We do have an automatic pool cleaner and pool leaf net scooper that helps between visits. This is on the lattice wall behind the kitchen where the orchids are hanging. January & February are our coldest months for Orlando weather and because of our pool is heated by a solar heating blanket that is a 16-mil which provides more heat and raises temperature 15-18 degrees Fahrenheit. While not making a cold pool bathtub-warm, they significantly raise temperatures from chilly (e.g., 60°F) to swimmable (70s°F). HOWEVER, please note we do not have any control over the pool temperatures or the amount of debris from high winds that may clutter the pool. If it’s the winter months from December to March and the solar blanket is on, we cannot guarantee the temperatures will be suitable to each and every guest or as stated if we have had colder temperatures than usual, the temperatures have remained colder longer than usual or the previous guests left the pool cover off, as this does lower the pool temperatures. These are things out of our control and should be considered by guests before booking. Additionally, Our pool does not have a child safety gate nor is our door equipped with alarms. Guests are responsible for consistently monitoring children under the age of 18. Guests are required to keep the sliding glass door locked and pinned as well as the screen lanai locked to prevent drowning of children. Children should never be left unattended.

With the beauty of our garden, it does require general maintenance and grooming. Please be advised this may need to take place on a day during your reservation. The lawn mowing company would arrive sometime during the day anytime from 9am to 6pm. They are onsite roughly 1.5 hours, and we will do our best to send you a text informing you of their arrival. Additionally, we have a gardener that comes on an AS NEEDED basis to clean and maintain the flowers and garden. Again, if he's needed during your stay, we will let you know his arrival and he is usually on site for 4 hours.
Our home is equipped with exterior cameras as disclosed in the listing. These cameras are used to monitor the property and the functionality of amenities as well as to monitor pool equipment, exterior patio lighting, vendors scheduled appointments on site, flower watering system and of course guest safety. Tampering with, unplugging or covering any of the exterior cameras will be immediately reported to VRBO and will result in immediate cancelation of reservation with no refund.

Lastly while our home is a no pet policy home, we do understand that there may be situations where a guest requires a service animal. In that event disclosure of such animal is required upon making the reservation and the response to the following 2 questions are required.
Is the dog a service animal required because of a disability?
What work or task has the dog been trained to perform?
