Do you really want to come in off the beach with all your gear only to get on an elevator to your unit as someone else is leaving in dress clothes to go out. Walk a few steps from beach chair to sofa in this unique small resort setting without fighting the crowds at the pool or on the beach.

Handicap accessible ground floor unit promotes easy access with every step from luggage to beach chairs into this private entrance walk-in condominium. Constructed legally as close as possible to the ocean, you can see the kids on the beach while sitting on your bed, sofa, or porch.

Since this beach is a nesting ground for Seaturtles, it is a protected area which limits traffic and there is not a light anywhere near the beach. This makes for a nature filled DARK secluded beach with a ceiling of bright stars you would only find on a deserted island. Here you will walk into this star filled moonlit postcard scene at your doorstep.

Without any large resorts nearby the beachfront is empty and quiet. Walk south on the beach 250 feet to find Chases beachside Tiki bar and restaurant. Walk across the street for Manny's Pizza which appeals to all ages. See my detailed GOOGLE map below with sites near-by, also see how close to the ocean our buildings sit compared to our neighbors. Other resident beachgoers south of you live out of the way and must drive by the resort to exit, almost 5 miles when they want to travel out.

Conveniently located one mile from the only bridges which access the mainland routes.

The city itself is the best-kept secret for beach lovers with emphasis being on maintaining a beachside community and not the almighty tourist dollar. There really isn't any traffic here since it's not a tourist-laden city, and even has laws to prohibit any further commercialization efforts. The ruckus at Daytona Beach is a few minutes away and not at your doorstep. Our city is more for families, retirees, or anyone looking for a quiet, relaxing atmosphere.

Our unit was well equipped and in great condition. The view of the ocean was better than we expected. We met a number of other guests around the well furnished pool and found the location was convenient to local shopping and restaurants. We were especially pleased with the easy drive to Universal Studios in Orlando and the ability to stay on the beach.

Wonderful Right on the Beach & Great Pool!

My friend and I stayed at David's condo the end of the summer in 2008. The views of the beach and the sound of the waves can't be beat. The pool jacuzzi, gazebo area are all recently updated and couldn't be nicer. I basically lived at the pool while my friend preferred running on the beach. David was a wonderful host and sent us great informaiton. The number of units that shared the pool area made it very friendly.I had never stayed on the ocean side of Florida before but this visit definitely made it worth coming back. Enjoy! Susan

I LOVE this place - and doing buisness with David

This was my 3rd or 4th time at this resort and the 2nd time I booked it through David. He is very friendly and efficient - and it's a better value to book through him rather than through the resort itself. I've always loved this place and they recently updated the furnishings, making it even better. It's very clean and well maintained. The front desk is always friendly and helpful. The location is perfect - close enough to NSB but off the beaten path enough to enjoy the beach and ocean on quiet walks. We travel with only adults but this resort is very family friendly. Each time I go I find new favorite places. I highly recommend the SoNapa Grill - a block and half walk away - especially at their daily happy hour. I'm already looking forward to my next trip to Ocean Sands and would highly recommend it!

Almost perfect

Every positive comment that has been written before is so true. David was so easy to work with and the resort staff was most accommodating. The view is perfect. My only negative is that I didn't like the driving on the beach because of my younger grandchildren. This was one of the best vacations I've had in a long time

Fanatsic Accomodations

It was everything promised and more! The view was spectacular and sunrises on the beach are worth getting up early for. The condo was clean, shiny and the new furniture was comfortable and accommodating. Thank goodness for the information on the area David provided, it made getting around much easier. A week at the beach is the perfect getaway vacation, I recommend NSB and David as your concierge!!

Awesome View!!!

My family and I had a great week at NSB. David was very easy to work with and had a lot of great information in the packet he sent us. The view was awesome as you can see the pool and the ocean from this condo. The condo was very clean and it has a great location. You will not be disappointed!!!! By the way the crab hunting at night is great. The kids wanted to go every night there were so many. Make sure you feed the turtles next door also. They are huge.

Would recommend to anyone

Loved it. We had a great time The view of the ocean is awesome. The condo was very clean. Couldn't ask for anything more from David . If you like crab hunting there are tons of sand crabs and ocean crabs to be caught. The turtles next door are cool as well. One of them will chase you after you start feeding him. We would recommend this place to anyone.

Wonderful family experience

Our family holiday experience at Dave's condo was fantastic. The unit was clean and very well-equipped with a welcome package and helpful visitor information. We appreciated Dave's communication from the moment we booked, and when we forgot our jackets, he went out of his way to make arrangements for another couple to bring them our way. This is a gem of a spot in New Smyrna Beach as it is extremely quiet and away from all the busy and crazy but close enough to Disney and attractions. Oceansands is a beautifully kept older resort situated on a gorgeous beach where you might be fortunate enough to see dolphins playing in the surf as you walk. A huge thank you to Dave for his kindness and a great vacation in his lovely condo. We would definitely book here again.

Awesome vacation!!

We stayed in this unit the last week of March and we had a great time. The weather was beautiful, the pool was warm and clean, the complex was easy to find and small enough that it has a family feel to it yet you aren’t bothered by anyone. The unit is exactly as described by David and very clean. He was very thorough in letting us know what to expect upon our arrival and sent a complete packet upon booking which allowed us to plan ahead for restaurants and things to do in the area. The check-in was simple as David handled everything ahead of time so they were waiting for us. Check-in and check-out were very quick. The grounds are kept up very nicely and the pool was clean and warm even though we were there in early spring. The trash area was clean, housekeeping and maintenance were readily available. The towel exchange twice a week was a nice bonus too. Access to the beach is convenient and the turtles in the empty lot next door were a nice surprise. We fed them nearly an entire head of lettuce that week. Being on the upper floor gave a nice view of the ocean that was relaxing. There was plenty of room to keep our sand toys outside yet still have room to sit and enjoy the outdoors with room to spare. The inside of the unit is small but exactly what you’d expect at the beach. The kitchen is well stocked and had plenty of space in the cupboards for the items we brought so the counter space was still usable, which hasn’t been our experience at other places. There are 3 televisions but we only used one. The master bath shower is huge so even the kids used it. We had not been to a beach which allows driving on the beach but it wasn’t even an issue. There was still plenty of room to build sandcastles and relax while still feeling completely safe. The food truck on the beach has decent food if you don’t fell like running inside for lunch. Definitely a great value to be right on the beach and we would stay here again and recommend it to anyone. We found a restaurant, McKenna’s Place, which was a very short drive from the unit. It’s like a family friendly sports bar that serves many locals but has fantastic food. They allow call ahead seating and it’s worth it if you go later at night or on weekends and they offer a small outdoor seating area as well. They have a very large menu with most prices in the $7- $10 range with a few dinners up to $16 for seafood.

Clean and Easy

We loved the rental. Great ocean view from the deck!. It was immaculate, clean, clean, clean. The entire property is beautifully kept up. The master bed was very comfortable. There was lots of room to spread out. Very quiet at night. The kitchen was completely stocked with everything you'd need to prepare meals. We ate out most nights, lots of nice restaurants just minutes away. Off the Hook is great, raw oysters were delicious. Loved So Nappa Grill, you can walk there, great wines and lovely dinners. 10 minute drive to AA Garden Fusion, very good Thai food. The check in and check out process was smooth. Towel transfers available twice a week, nice to have lots of towels. Pool and hot tub were great. Beach just lovely. Drive to the end of the island for a world class beach and reserve at Canavarel National Seashore. Only a few minutes drive away. Wonderful! Wished there were screens on the windows so we could open the windows and hear the ocean. But A/C unit was quiet and maintained a perfect temperature for the unit. The place is social if you want it. Our neighbors were lovely. There were a few folks who where a little noisy in the pool during the day but that is to be expected, it takes all kinds:) It is very well lighted at night, great for safety but not so great for star viewing. Overall a very nice experience. We would rent again. David was a pleasure to deal with. He even called when we got there to make sure everything was all set. Much appreciated! We thought it was a great deal for the money. Don't hesitate.

Ocean Sands Beach Resort

It was great for our family!!! Working with David was very easy and he was always available to answer any questions we had. The view was great and the unit was clean. The packet of information regarding the resort and surrounding attractions was very useful. The onsite staff was very helpful and friendly. We book for next year prior to leaving!!!

Wonderful Experience in NSB, FL

This condo was all we hoped for and more! The view from inside and from the balcony was spectacular. The location was phenomenal--only steps to the wonderful pool and beautiful beach. And, the condo itself was well-appointed, clean, and large enough to handle 4 adults and 2 children. David was so accommodating throughout our reservation and stay; he was a pleasure to work with. Visit from Buffalo

It was awesome! The view from the unit was beautiful! It's right down the street from Chases which has a great grouper Reuben! It's a lot of bang for the price. David was very good to work with and helped up try to find a place to stay a couple more nights. We also saved $200 going through this site!

Great location for what we needed

We are in the Daytona Beach area every year for Bike Week and the New Smyrna Beach location is fantastic. It was quiet and the beach is beautiful. The accommodations at Ocean Sands were great and there are a lot of great restaurants nearby.

Great experience in NSB

Renting a unit via internet seemed risky but didn't need to have any qualms about it after talking to the Manager who was so nice. Everyone was super nice and helpful from the time we arrived the entire week. Whenever we needed assistance, maintenance was right there. The second story unit afforded a wonder view of the sunset thru the palm trees. Enjoyed the beach and the heated pool very much; loved the soft sand. It was very convenient to shopping and dining out. The bar a short distance down the beach was enjoyable.The kitchen was well stocked with new pots, pans, dishes - everything seemed new. Parking and checking out were both very convenient.

Great vacation at New Smyrna Beach

The property is located in a perfect spot right over the ocean and steps away from the heated pool and jacuzzi. The place is nice and clean, kitchen well equipped in all the things you can imagine to cook with. Excellent master bedroom with tv wifi and private bathroom. This is definitely the place where would like to go back to and I can recommend to anyone without any hesitation. Great place for families with kids.

Just what we wanted

Our family stayed during the July 4th holiday. Lots of fireworks all over the beach - great fun. Great location for our family. Enjoyed the easy access to the beach from the condo. Also appreciated being able to walk to restaurants at night. Condo was clean and had everything we needed for our stay. Glad we drop off our stuff before we went grocery shopping - since there were several things we did not need to buy (ex. dishwasher soap). We would stay again next time we are in the area.

Can't wait to go back for our third visit!

My husband, 2 daughters and I enjoyed a fabulous time at Ocean Sands from March 14-21, 2015 (our second March break at Ocean Sands). This year we booked a first floor unit - GREAT accessibility to pool, last year we booked a second floor unit - GREAT views; not sure what floor to book for next year!! Oceans Sands is clean, updated, private, safe, conveniently located, well-equipped (they even supply dishwasher soap!), well-staffed, well-managed and well-priced (YES, great value!). We love that Ocean Sands is not a large complex with the accessibility to both the pool and the beach within a few steps. It was a pleasure to deal with David in booking this unit, he was very available and willing to answer all questions, sent a great info package, and even called a few days after we left to followup and ensure we were satisfied (we are EXTREMELY satisfied). We can't wait to come back next year!!!!!!!!!!!!

Great Beach Vacation

We had a wonderful beach vacation at the Ocean Sands condo. The unit was clean, maintained, and well stocked and met all our needs. It was nice having a starter pack of supplies containing items such as dish soap, paper towels, and toilet paper waiting for us when we arrived. Towel service twice a week was also a nice perk. From our second floor condo, the ocean view was outstanding and the sunrises were awesome. It was located in a quiet area of the city but groceries, restaurants, and other activites were readily available. The on site staff was very welcoming and helpful and offered many suggestions that helped make our vacation very memorable.
