Great location! This 2bed/2bath cottage with on-site parking for 2 vehicles is ideally located in the quiet and architecturally charming Lincolnville neighborhood only 4 blocks from Flagler College (7 minute walk) and a 10 minute drive to local beaches.

Per City of St. Augustine regulations, large events/gatherings/parties are prohibited.

CHECK-OUT PROCEDURE:
Guest will NOT be given a list of chores to complete at check-out. Simply lock the door and leave. Host prefers to take care of everything.

No pets.

THIS IS NOT A BACHELOR/BACHELORETTE/ WEDDING PARTY/SPRING BREAK, ECT. PARTY HOUSE. IF YOU INTEND TO THROW A PARTY, PLEASE RENT A PARTY HOUSE ELSEWHERE.
NIGHTS OF LIGHTS:
November 15, 2025 to January 11, 2026. 1 block from the house is Old Town Trolley Tours’ Trolley Stop #11 infront of the Lincolnville Museum & Cultural Center. Buy tickets online and hop on/hop off at this convenient location. See photo.

The host purchased the property in 2013, and fully rehabilitated the structure.

SOUND DEADENING FEATURES:
1) Bedrooms 1 & 2 are separated by a sound deadening wall.
2) All interior and exterior doors are solid wood.
3) Bedroom 1 has two(2) entry doors that when closed, significantly reduce sound traveling between Bedroom 1 and great room.
4) All windows are hurricane impact rated.
5) Bedroom 1's walk-in closet is a great space to setup a pack 'n play for parents traveling with babies.

While the house's heated and cooled space is 988 square feet, the sound deadening features combined with tall ceilings make the house feel larger. Additionally, the approximately 300 square foot covered front porch with 6 ceiling fans provides additional space for guests to spread out. The front porch roof has a radiant heat barrier, which helps reduce heat transfer during the hot summer months.

The cottage has two (2) bedrooms and two (2) bathrooms. The master bedroom has a private bathroom (Bathroom 1), while Bathroom 2 with claw foot tub is accessed from the living room common area, next to Bedroom 2's door.

Queen size bed in the master bedroom (Bedroom 1). Two (2) twin size beds in Bedroom 2.

Inside, guests will find tall ceilings with Douglas fir beams, exposed duct work, solid pine hardwood flooring, windows trimmed with reclaimed heart pine, and tiled bathrooms.

Bedrooms 1 & 2 each have two(2) full size windows.

Great room/kitchen area has a total of 7 full size windows that allow light to pour into the space.

CEILING HEIGHT DETAILS:
Living room and Master Bedroom transition from 10' 8" to 16' tall.
Bedroom 2, both bathrooms, foyer, and kitchen ceilings are 10' 8" tall.

The house does NOT contain any vinyl/laminate flooring materials.

The house is situated on a corner lot, with an active church across the street which holds regular Sunday service.

VACANT LOT NEXT TO HOUSE:
1) Owned by host.
2) Not available for guest use, as this is a separate property which is not included in the rental agreement.
3) See photos with descriptions. Space beyond green fence is not available for guest use.
4) For your viewing pleasure, and to create a verdant buffer between the house and other properties, while at the same time ensuring guests don't have a construction site next door.

This house, being located in such a prime location, feels very private because there are no houses on either side or directly across the street. Guests can relax on the front porch knowing neighbors are not listening to their conversations, and gather in the great room with window blinds open while enjoying the verdant view that has been created.

Guests will have access to the entire house.

The toilets have elongated bowls.

High-quality Charmin Ultra Strong 2-Ply toilet paper rolls are provided.

3) 10-YEAR NEVER-CHANGE BACKUP BATTERY.

5) ALARMS WILL BE REPLACED NO LATER THAN 10/24/2035.

Dishwasher operates quietly at 47 dBA. HEATING & AIR CONDITIONTING SYSTEM:
1)New system installed October 2025.
2)Compressor is located on the opposite side of the house from the bedrooms.
3)The compressor is whisper quite such that from anywhere inside the house you will not hear it turn on, turn off, or hear it operating.
4)The thermostat is basic and user friendly. The owner has a preventative maintenance agreement with the company that installed the system, which provides emergency preferential service for after hours/weekend/holiday repairs. The system undergoes regular routine maintenance every 6 months.
6) UV light inside of air handler.
TELEVISIONS:
The living room and Bedroom 1 have smart tv's, where guests can watch programs on free channels, or login to their own streaming service.
No traditional cable tv channels provided.

The interior light switches are labeled.

The property and the street are not at risk to tidal flooding (sunny day flooding/nuisance flooding).

This property offers single-stream recycling carts.

Paper towels are provided.

Bars of soap are provided.

INTERACTION WITH GUESTS:
1)The host lives close to the property, and is available 24/7 to respond to any questions, issues, or concerns.
2)The host owns the separate vacant lot next door, which is landscaped with palm trees and other plants that require watering, and also has a shed (not for guest use). The front of the house also has plants that require watering, and as such you can reasonably expect to see the host watering plants during your visit.
3)The host mows the grass using a small battery powered push mower, which is much quieter than a gas mower. The host will contact guests before mowing the grass.
4)Trash is collected on Tuesday, and recycling on Friday. The host will manage the trash carts, which are located out the back door.
5) Guests can expect the host will NOT come onto the front porch unannounced.
6) If guests would like the host to be more communicative about the above items, just let the host know.

The house was immaculate and was fully stocked. It is located in a convenient location, walkable to all shops, restaurants, Flagler College and the Lightner Museum. There is also a trolley stop nearby. Blake is extremely responsive, responding to messages within minutes. I highly recommend this home!

Lovely cottage in every way. Well furnished and spotless in a wonderful location for downtown activities. We were most comfortable and felt very secure. What a great property! We had a girls trip planned for the Night of Lights celebration and Blake made our stay so great! Very responsive to messages! The house is beautiful and beds are so comfortable! We did not need anything as far as supplies! Washer & dryer with laundry soap, iron, hair dryer, dish soap and sponge, paper towels and toilet paper! Also everything is marked and very organized! Even had a first aid kit! I can’t say enough about this place! Great location to walk to everything in Old town! I would give this 10 stars if I could! Thank you Blake for being such a great host!

We were so pleased with our stay! The house was spotless, comfortable and had everything we needed. The host was exceptionally nice, the location was terrific. Close enough to stroll into town for shopping and restaurants and places of interest which was super nice not to have to find and pay for parking. We will be back!

Family time

First, communication with host Blake immediately. Everything clean and well maintained, extra towels, blankets, the beds very comfy, sofa- bed extremely easy to pull and put together again and comfortable. Everything you need in the kitchen, we love to cook. Above expectation. Thank you Blake. 100% recommended.

House was impeccably clean and comfortable, within walking distance of everything we wanted. Nearest beach was a 12-minute drive. We cooked nearly all breakfasts and dinners -- appliances were excellent, although the kitchen could have used a better sautƩ pan as well as a vegetable peeler.

Explore the Old City

We stayed at the Lincolnville cottage for a short trip to the Old City celebrating our daughter's 16th birthday. The location was perfect for roaming the historic district. We walked to the Old City multiple times to shop, sightsee, and even for a late night ghost tour. Bonus that we were able to walk up to the marina and Bridge of Lions for the 4th of July fireworks! As for the house it is beautiful! It is obvious that a lot of care and attention went into redoing the house. The rental is well maintained and CLEAN! The beds were comfy (even the sleeper sofa!) and there were plenty of towels. The kitchen is stocked with all the basics and we were able to fix and enjoy several meals in the kitchen. The shower is spacious and has good water pressure, and my daughters loved the claw foot tub! Can't say enough about what a gem this is!
