Private and peaceful home with direct Back 40 trail access and super close to the Lake Ann waterfront park for fun and relaxing.

This hideaway has it all on one floor and is ideal for small families and groups of friends.

Take a trail ride or hike, go to the lake for a scenic picnic in the covered shelter, do some fishing or go for a swim. Enjoy the serene nature views from the two decks. When you are ready to recline, two bedrooms await to give you a blissful night of sleep.

Nestled in a quiet cul-de-sac on the Back 40 trails with direct trail access. Enjoy the Lake Ann waterfront park and beautiful rock bluffs, very close (0.2 Miles). The park includes a boat launch, parking, fishing dock, covered picnic area, lake access for swimming, kayaking, and open green space.

INDOOR LIVING: Guests can relax on the full sized couch, club chairs, and comfortable dining area. Stay connected with Free WiFi and enjoy the Flat Screen Smart TVs in the living area and both bedrooms.

KITCHEN: Fully equipped, new stainless steel appliances, dishwasher, microwave, toaster, Keurig coffee maker w/ K-Cups, knife set, cooking basics, dishware and flatware.

OUTDOOR LIVING: This home has it all on one floor with only a few steps to get inside. Home is updated throughout with a private fenced in backyard yard and two outdoor decks to enjoy the serene nature views.

GENERAL: Central Air conditioning /heat, ceiling fans, washer /dryer, linens /towels, beach towels, soaps

PARKING: Off-street (1) Car enclosed garage and driveway parking.

Bike storage in enclosed garage.

PETS: This is a NO PET home however if you have a Service Animal please refer to Other Details to Note below for additional information to provide prior to arrival.

OTHER: Access to the home is (4) stairs at the front or (2) stairs in the garage.

All interior spaces and deck access are on one floor. Small step for shower access and includes a shower stool.

During flash flood conditions the public bridge leading to the home can flood. This can limit access until the water recedes. Emergency vehicles can access if needed.

Great stay! Beautiful clean home, good ambiance, not sterile like many of these places.Be warned, the hot tub is not on the property. That made me very sad. Itā€™s off property and you have to pay for it and itā€™s not open all the time.

We had a fantastic 3-day stay at this cozy Bella Vista home! The location was perfect - peaceful and quiet at the end of a cul-de-sac, yet super close to Lake Ann and the Back 40 trails. The house was spotless, well-equipped with everything we needed. We loved relaxing on the back deck enjoying the nature views. Kevin and Jennifer were super responsive hosts. Highly recommend this gem for anyone looking to explore Northwest Arkansas!

Excellent Stay!

My family and I stayed at Kevin and Jenniferā€™s place for craft show weekend and were absolutely stunned at how nice the place was and accurate to the listing. Extremely clean, accurate to the listing, and the host was extremely responsive. Overall, we loved our stay and hope to come back in the future!

We live in Bella Vista and had guests that stayed at this property. The location is phenomenal and this house was an unexpected gem! The hosts always answered any questions almost immediately and were beyond wonderful. The house is cute as can be and so homey. Canā€™t recommend enough!

This property was perfect for our time in Bella Vista. The pictures of the property were accurate, and the home was exceptionally clean! Everything needed was provided, coffee/creamer, shampoo/conditioner, dishwasher and washer soap, a first aid kit and even snacks! The location close to Lake Ann was fabulous! The owners were very responsive to any questions. We would definitely stay here again.

A very cute home, on the end of a moderately secluded street by the lake. It was clean and comfy and perfectly suited what my friends and I wanted for a little girl's weekend. A few minutes outside Bella Vista proper, and about 20 minutes from Bentonville, it didn't take as long to get anywhere as we expected. Right next to bike trails, and minutes from a variety of other walking and biking trails, if you want to be outside this gives you plenty of options! Nice amenities provided. We were very happy with our stay!
