The Space:

Welcome to the "Cozy Cinema Cabin," a luxurious retreat nestled in tranquility. This newly constructed log cabin, built in 2021, offers a unique blend of rustic charm and modern amenities, making it the perfect getaway for families, friends, and adventurers alike.



Accommodations: With 5 beautifully appointed bedrooms and 3 full bathrooms, this cabin comfortably hosts your group, ensuring privacy and comfort. Each bathroom is thoughtfully equipped with essential toiletries including body wash, shampoo, conditioner, and hand soaps, underscoring our commitment to your convenience.



Entertainment and Relaxation: Dive into fun with our engaging game room and immerse yourself in movies in the private theatre. Step outside to discover a world of leisure - a steaming hot tub awaits for unwinding under the stars, alongside a cozy fire pit area perfect for storytelling and s'mores. The gazebo offers a serene sitting area for moments of reflection or conversation.

Guest Access:

⚫Any guests will be provided with a set of check-in instructions prior to their reservations. There will be an electronic lock at the home that you will use when entering the home and we will provide instructions prior to you going to the home.

⚫You’ll receive our automated check-in instructions 📩 24 hours before your arrival, so everything you need will be ready ahead of time for a smooth and easy check-in!

⚫Our homes use electronic door locks 🔐 for your convenience. A door code will be sent to you automatically ⏰ 2 hours before check-in time, unless you’re checking in earlier.

⚫When it’s time to head out, we’ve got you covered too! 🧼🕒 Our checkout instructions will be sent a day before your departure, you'll receive them at 2:00 PM the day before your checkout.



Other Things to Note:

‼️ Important House & HOA Rules‼️



⚠️ Quiet hours are 9 pm - 7 am. If a complaint is filed from the HOA/Neighbor it will result in a $500 fine.

⚠️ There are no fireworks allowed to be set-off at our home and if there are it will result in a $1000 fine and call for an immediate eviction from the property.

⚠️ No parties. We have strict rules against house parties in our home

⚠️ No extra guests without prior approval

⚠️ No Smoking within 25 feet of the property. There is a $500 fine for smoking in the unit.

⚠️ Surfaces may be slippery when icy/wet. Walk, run, drive, and park at your own risk in any area on the property. Salt/Shovels are provided at the home for use throughout your stay. (Winter Season)

⚠️ Firewood is not provided year-round and will need to be purchased for your stay. Please visit the local Dollar General, Lowes, Walmart, or Tractor Supply to purchase a bundle for a cheap amount.

⚠️ We do our best to ensure there is propane available for grills and/or fire pits, but cannot guarantee there will be propane for use throughout your stay. If all available tanks are empty, we ask that you refill a tank and provide a receipt for reimbursement. Note: be sure to refill/replace the existing tanks - do not purchase a brand new tank.

⚠️ Given our property's rural setting, you might occasionally notice small, non-harmful insects. Rest assured, we have comprehensive, year-round pest control measures in place and work hard to minimize these encounters. Thank you for your understanding, and please let us know if you have any concerns!

⚠️Friendly Note: 🐻 Since our home is tucked in nature, you may spot a black bear in the area from time to time. No worries - they’re generally well-behaved and prefer to keep their distance from people. As long as food and trash are secured, they’ll simply wander by and continue on their way.

⚠️Winter Driving Note❄️: During winter months, 4WD/AWD is strongly recommended for safe and comfortable access, as mountain roads can be snowy or icy. We do our best to have the driveway plowed, but weather can change quickly and conditions may vary. If a vehicle becomes stuck, guests are responsible for arranging and covering any towing or assistance needed.

🌙 Important HOA Rule – Outdoor String Lights



To maintain the peace and quiet of the neighborhood, all outdoor lights and string lights must be turned off by 10:30 PM. This is a new policy implemented by the HOA, and violations may result in a $300 fine, which we would unfortunately need to pass on to guests if applicable. We appreciate your understanding and cooperation in helping us keep good standing in the community!

♨️ Hot Tub Notice – Please Read 😊



📌We strive to maintain the highest standards of cleanliness and hygiene. Occasionally, if a previous guest hasn’t followed proper usage guidelines, we may need to drain, clean, and refill the hot tub before your stay for health and safety reasons 🧼🦠. If this happens, please note that it may take until the evening of your first night (or slightly longer, depending on the weather) for the water to fully heat back up 🔥🌙. We totally get that guests look forward to relaxing in the hot tub, and we only perform this maintenance when absolutely necessary to ensure a clean and safe experience for everyone 💧👍.

📌For transparency, please know that our hot tub is professionally serviced after every reservation, and our tech team sends us time-stamped photos once the cleaning and servicing is completed — we keep those photos on file to confirm it’s been properly cleaned and ready for each new guest. Lastly, if you request any additional hot tub cleaning/service during your stay (outside of our standard post-checkout service), it will come with an additional fee and will be billed to the guest.

🧺Washer Care Reminder



We wanted to share a quick note about the washing machine so everything runs smoothly during your stay. The technician who recently serviced it explained that the locking mechanism on the washer door is very sensitive. In the past, it has gotten damaged when the door was pulled or pushed too hard. To avoid any issues, we kindly ask that you open and close the washer door slowly and gently. This helps prevent the lock from breaking and ensures the machine will keep working well throughout your visit. We really appreciate your care and understanding on this — it helps us keep everything in great shape for you and future guests.

◾Additionally, our account is not set up for VRBO or HomeAway to collect the remaining balances or security deposits directly. These are collected by us, with payments securely processed via Stripe or Bill.com.
