The pet fee charges are not included in our advertised pricing and are charged separately after the booking is confirmed. Dogs (maximum of 2) are allowed with specific written pre-approval and must be included in your booking request. Cats are strictly prohibited on the premises. Any violation of this rule will result in a fee of $500 per cat.
* Do not leave your dog unattended.
* NO DOGS ALLOWED ON BEDS & COUCHES, if excessive dog hair is found, extra cleaning charges may occur.
* Please clean up any dog poop, bags are provided - $100 fee if not removed from yard.

Pet Fees:
Nightly Rate: $30/dog/night
Weekly Rate: $150/dog/week
Monthly Rate: $300/dog/month


⚠️ PRE-ARRIVAL REQUIREMENTS (AFTER BOOKING) ⚠️
All guests complete a short, verified pre-arrival process through Airbnb’s preferred guest portal, ensuring a smooth, compliant, and worry-free stay. We are an API-connected software host, allowing us to securely collect a security deposit outside Airbnb in compliance with their terms.

ID & SELFIE VERIFICATION
A valid ID and selfie are required to verify guests and ensure the safety of our home.

💳 SECURITY DEPOSIT
Refundable Security Deposit ($500) – Pre-authorization collected before check-in and released after checkout, provided there’s no damage or missing items.

📝 RENTAL AGREEMENT
All guests are required to review and sign our rental agreement prior to check-in. This helps protect both guests and our home, ensuring a smooth and worry-free stay.

🎯 LOST & FOUND
Please note we are not responsible for personal items left behind. We recommend double checking the property before departure. Forgotten items will be stored for 7 days, after which they will be donated or discarded. Any pickup or delivery of these items will incur a shipping and admin fee.

📭 MAIL & PARCELS
This property does not include mailbox access. Please do not use the address for mail delivery. For postal needs, consider renting a P.O. box at a local post office. For parcels, arrange door drop-off or depot pick-up. We are unable to retrieve or manage mail or packages for guests.

🛠 MAINTENANCE & ACCESS
In case of emergencies, we may need to enter the home without notice. For non-emergencies, we’ll always provide advance notice and keep guests informed as quickly as we can.

🚫 CANCELLATIONS
We adhere to our posted cancellation policy. Please read and understand this policy before booking. To protect yourself from non-refundable last-minute cancellations, consider purchasing travel insurance for the desired level of protection.

⚖️ LEGAL & LIABILITY
Guests are responsible for their group. We are not liable for personal injury, loss, or damage. Please report any issues and return all items to prevent extra charges. Violations of house rules may lead to removal without refund, and unpaid damages could result in legal action. Our home is not a hotel—please treat it with care and respect.

💬 QUESTIONS?
There’s no on-site staff, but we’re just a message or phone call away before and during your stay to help with any questions or urgent needs.
★ This is a NON-PARTY home. If we discover an unauthorized party / event happening at the property the booking will be immediately cancelled and no refunds shall be given.

★ Our home is equipped with exterior cameras that record to the cloud 24/7. If they are tampered with in any way during your reservation your booking may be immediately cancelled with no refund given on the booking amount or the security deposit.

★ Smoking, vaping, e-cigarettes, hookah, and incense are strictly prohibited in the property.

★ Glitter, confetti, and streamers are not permitted on the property.

★ Please return the garage door opener - a $150 fee will be charged if needed to be replaced.

★ All guests must be declared on the reservation. Any additional guests that arrive without permission will be vacated off the property for trespassing. Any unregistered guests will be charged a $50 additional guest fee per person.

★ Additional cleaning fees may be applied if the house is left messy and unorderly. Please follow check out procedures prior to departure.

★ If the property is not vacated by 10 AM, a late check-out fee of $50 will be applied for each additional 30 minutes.

★ Any violation of the house rules could be grounds for immediate termination and removal from the property without a refund.

It was everything that we expected and more! We went to Edmonton as a family of 8 to visit the mall and could not be happier about the accomodations that we had chosen! Quick and easy communication with the hosts with toys and games to play with for the kiddos plus a cute little backyard with a hammock when we needed to relax! 10 / 10 for sure and if we come back again as a big family we know where we will be staying :)

The property really is as awesome as the ad and pictures show! We ended up staying 2 weeks and having the yard for the dogs and a full home to ourselves was a lifesaver. It is located very close to West Edmonton Mall and within 15-20 min of pretty much anything else we needed to get to across the city. The hosts are great and communicated everything so it went without a hitch:) Definitely recommend the property!

Phenomenal!

Stellar communication! Extremely spacious and very quiet! I live in the country and usually don’t do well in city settings. But this place was SILENT. Clean, safe neighborhood, convenient location. The entire house was spic and span and extremely comfortable! I loved that the host was thoughtful enough to include extra amenities such as toothbrushes and feminine supplies. It just shows their attention to detail and your comfort. Would absolutely stay here again!

Wonderful Stay

The house is perfect for a large group with a living room and a family room. The house was well stocked and even had a dog bed for my pup. The yard is large and fenced for those with dogs and is close to the Anthony Henday so it is easy to travel around Edmonton and St. Albert. I would definitely stay there again.
