Welcome to K&W Ranchita, a stunning 3-bedroom, 2-bath vacation rental just 4 miles north of downtown Alpine, Texas. This beautifully designed ranch-style home offers the perfect blend of West Texas charm and modern comfort, surrounded by wide-open desert skies and panoramic views of Mitre Peak and the Davis Mountains.

Inside, you’ll find a spacious layout ideal for families or small groups. The primary suite features a king bed, while the guest rooms include queen beds and two twin beds, offering comfortable sleeping arrangements for everyone.

The fully stocked kitchen is perfect for cooking and entertaining, and the open living area invites relaxation after a day of exploring Big Bend, Marfa, or Fort Davis. Work remotely or simply take in the view from the dedicated home office with breathtaking mountain vistas.

About us:
Katie & Will (K&W) started their family at McElroy Ranch. A special place for them where they would almost daily bring their three dogs, Wilson, Mia, and Maggie to roam and walk on a friend’s property. In 2019 Will proposed to Katie at the end of Camino Rincon Rd with Mitre Peak in the distance.

Place was one of the best rentals i have stayed at. Highly recommended for any Big bend or West texas trip. Great place for a HQ with lots of trails and activities within a hour or 2.

The owners clearly set high standards with their home, from its appearance to its amenities. The location was perfect for our group, as our activities included Big Bend Parks and Ft Davis Observatory, while providing close proximity to Alpine’s dining. The unobstructed views from both inside and outside the home are unbeatable! The oversized porch swing was a personal favorite spot for hanging with the bunnies during the day and star gazing at night. Would recommend for romantic getaway, solo traveler, or family trip. Respect for the oak tree resting spot.

Week long trip to enjoy the stars

Sunrises in the morning. Sunsets in the evening with the stars all around. This place has it all. It’s clean and everything you need. A great location too. And the yard was the bonus Our dog totally enjoyed running in the perfectly grass fenced yard.

Spacious house with beautiful mountain views

This house is perfect for multiple families! Very clean and spacious! Not to mention the amazing grass and fenced in back yard. Our kids had the best time playing in the grass. At night we sat outside and saw so many falling stars! Confortable beds. Everything was perfect!

Best VRBO stay in West Texas!

My family of 5 and two family friends stayed at this beautiful home. House was clean, perfectly stocked with all kitchen needs. The beds were clean and cozy! Bathrooms were clean and well stocked for guests. Great towels! The views of nighttime sky are majestic! The porch was perfect and they have accomplished the impossible and have lush grass in August in West Texas! My 11 year old son and 13 year old daughter loved it! My older teen is a hobbyist photographer and she enjoyed the views and relaxed atmosphere. Great WiFi. We hope to return to this property again. The owner communicated very well with us! Their book on the property was spot on! Thank you for the best experience in Weat Texas! Perfect location for hitting up Ft Davis/McDonald Observatory/Alpine/Marfa. The track to Big Bend was good too!

Rental Rules. Guest agrees to strictly abide by the Rental Rules set below and contained in the property guide provided prior to guests prior to check in at all times while on the Property and will ensure that all members of the Rental Party, and any invitees of Guest or any members of the Rental Party, are aware of and comply with the Rental Rules. If any of the Rental Party fails to comply with the Rental Rules, Owner may evict Guest and retain all deposits and rents previously paid, charge additional fees to the credit card on file, and sue for damages. and The Rental Rules are as follows: No Smoking. NO SMOKING OR VAPING is allowed on the Property.Criminal Activity Prohibited. No member of the Rental Party may engage in any illegal or unlawful activities while on the Property, nor may they commit any of the following: engaging in any criminal conduct; behaving in a loud or obnoxious manner; disturbing or threatening the rights, comfort, health, safety or convenience of others or neighbors; possessing a controlled substance or drug paraphernalia; engaging in or threatening violence; possessing a gun or knife or any weapon prohibited by the State of Texas; or allowing the presence of any hazardous materials (including but not limited to fireworks) to be on the Property.Supervision of Minors. Any person under the age of 18 years must be accompanied and supervised by a parent or legal guardian at all times.Pets. Currently property is limited to (3) pets total (cats, dogs, etc) and none are allowed on the furniture. If your pet leaves excess hair/fur on furniture or in the property, an additional cleaning fee can be charged not to exceed $500. If your pet damages any furniture, guest will be charged up to $1,000.00 for violations of the pet policy.Emergencies. Guest is solely responsible for any injuries, deaths, or property damage. In the event there is a dangerous situation, injury, accident, damage, or other emergency or if there is a fire, crime, or other possible threat to the Property or a member of the Rental Party, Guest must immediately call 911 if appropriate, and then promptly contact Manager. Use of Furnishing and Equipment; Use of Fireplace & Firepit Limited. All appliances or supplied equipment must be used only for their intended normal use and in accordance with their proper and safe operating procedures and any manufacturer’s guidelines. Guest will keep the Property and all furniture, furnishings, appliances, and supplied equipment clean and in good working order. When finished with each use of any appliance or supplied equipment it must be promptly turned off, cleaned, and properly stored. Fireplace/Firepit can be used if Guest notifies Manager and gains permission. Firepit use is limited throughout the year based on weather and county burn ban. Fireworks are not permitted anywhere on the Property.Pool Access. Guest is solely responsible for ensuring that all access gates and other safety equipment to the pool are closed and properly locked. Guest is solely responsible for ensuring that all persons using the pool are behaving in a safe manner. Under no circumstances should a person under 18 years of age be allowed to use the pool accompanied and supervised by a parent or legal guardian at all times. If the pool or spa is equipped with a heater and Guest wishes to use such heater, Guest must notify Manager in writing 48 hours in advance of the Rental Period.Water and Sewer / Septic. DO NOT FLUSH ANYTHING OTHER THAN TOILET PAPER. No feminine products may be flushed at any time. Excessive water use, such as letting water run while not being immediately used, is prohibited.Noise. Outside noise must be kept to a minimum at all times. No loud or inappropriate music is permitted at any time. No hunting or discharge of a firearm is permitted at any time. Use of outdoor spaces and amenities is strictly prohibited between the hours of 10 pm and 8 am. If a noise violation is reported or if a fine is imposed during the Rental Period your credit card will be charged for the amount of such fine. Any justifiable complaint received from another property owner or governmental authority will be considered a violation of the Rental Rules. Parking. All members of the Rental Party must comply with the applicable parking rules as specified in the Listing and in the check-in instructions delivered to Guest prior to the beginning of the Rental Period.Personal Property. Guest is solely responsible for securing the personal belongings or valuables of the Rental Party. Neither Owner nor Manager is responsible for the loss of any such personal belongings or valuables.Check-Out Procedure. The following list of check-out procedures must be followed and is included in the digital property guide sent with the check-in instructions delivered to Guest 48 hours prior to the beginning of the Rental Period. Failure to comply with the check-out procedures will result in an additional charge of up to $500.00 to the credit card on file.All lights (inside and outside) must be turned off.All windows, doors, and gates must be locked before leaving (including pool gate).All dirty dishes must be rinsed and placed in the dishwasher. The dishwasher must also be started.All open, perishable food and beverage items must be emptied from the  refrigerator.All non-essential electrical devices must be turned off.Cooking appliances must be turned off and cool to the touch. All supplied equipment must be turned off and properly cleaned and stored.The grill must be turned off and cool to the touch. All supplied grilling equipment must be turned off and properly cleaned and storedRearrange and patio furniture (if applicable).Return pool towels to laundry room (if applicable).All thermostats must be set at 75 degrees Fahrenheit upon departure during the months of April, May, June, July, August, September and October when the Air Conditioning is normally on and at 65 degree Fahrenheit during the months of November, December, January, February and March when the heat is normally on.Please leave all used beds unmade.Double check drawers, closets, and washer and dryer, and check for phone chargers – there is a $25 minimum shipping fee to return your items.All trash must be taken to the dumpster located at the K&W Front gate.Remember to sign out of all apps on the smart TVs (Netflix, Hulu, Amazon Prime)Inform KWR Management of any problems such as appliances not working, broken dishes, etc.
