You'll be right on the river for early morning or late evening fishing (Colorado fishing license required). The Fall River entrance to Rocky Mountain National Park is a five minute drive. The home offers a main level bedroom with ensuite bath. The upstairs has two bedrooms and one full bathroom, as well as a loft area with a twin daybed and twin trundle bed.

- There is no smoking inside or outside this property.
- Cell tower service in this area is spotty, you may need to access cell service by connecting to the internet.
- BEARS in the area, please secure all trash and you will need to lock the doors and windows each time you leave the property.
- This is a quiet neighborhood with strict noise restrictions. Quiet hours are from10:00 pm-8:00 am.
- No trailers or RVs are allowed on the property.
