Our condo is just steps away from the beach and world class diving! We boast the very most beautiful sunsets you have ever seen. Our condo is decorated in a Fiesta color scheme and comes newly furnished and complete, with all the amenities and the comforts of home. Located on the first floor, there are no stairs to climb. Enjoy magnificent views, a beautiful pool and awesome, quiet beach just steps away. Ultimate luxury at an affordable rate... We promise, you will be completely satisfied and never disappointed. Shortly after your arrival to the condo you will be met in person by our professional English speaking property manger, who will welcome you to your new home away from home! Fresh fruits and cold beverages upon arrival will help you to start your vacation the right way. You will be given a tour of the condo and the complex to get familiar with everything. Our manager will be available throughout your entire stay! Enjoy your stay...you deserve the BEST.

We provide daily maid service. Our reliable and trustworthy housekeeper, Eli will come to the condo every day except for Sunday to clean the kitchen, wash the dishes, make the beds, clean floors, make sure towels are clean and make sure that the only thing you do is relax and enjoy your vacation!

We love, love, love our stays at this condo! The location, communication from the owner & property manager is absolutely top-notch! The condo itself is absolutely the best. The owner of this condo has thought of everything you could possibly need to make your stay relaxing and enjoyable. It's decorated beautifully and so authentic as well with comfortable beds & bedding! We will keep coming back and highly recommend this property!

Fantastic experience. Tracy’s condo is beautiful, immaculate, and in a great location. The newly renovated kitchen is top notch. We had 3 delicious dinners cooked for us in the condo by Sandra’s Kitchen. Highly recommend. Elida kept the place spotless and furnished with clean towels and dishes. We snorkelled every day with the excellent provided equipment. Stunning reef fish, rays, and shells every day. Nearby restaurants were very good. Can’t say enough good things about this place. Our family of 6 plans to return. Highly recommend!

This property exceeded expectations! The owner and staff were very communicative, the condo was warm and charming with everything we needed for a family of four. Incredibly clean and well maintained. Snorkeling out front was great and there are a couple great places to walk to for food (Memos Tacos was delicious). 5 plus stars.

Fun spot to stay!

We stayed here with our 3 young kids..and it was perfect for what we needed. The kids could play in the pool everyday and they loved running around spotting iguanas and looking in the tidepools on the beach. It always felt safe and clean. We had access the the beach just beyond the pool and the sunsets were beautiful. The snorkeling right there from shore was great! The kitchen was well equipped, the kids also loved the games and cards and I was happy they even had snorkeling reef guides. Ely, the cleaner, came every day to clean and water plants so it was extra comfortable. Driving into town to more shops and restaurants was about 17 minutes. Would stay there again.

All you wish for

Tracey, the owner, and Salu the property manager pinged us regularly to make sure we had everything we need. Saul even gave us hisrecommendations of his favorite restaurants. Best VRBO experience we have had!

Paradise does exist

Our family of 5 loved our time here. The owners are fabulous, helpful, responsive and a great team of hosts. The condo is in excellent condition, well kept and very nicely decorated with many accommodation's. The location is close to town, yet felt very private. The beach and snorkeling were excellent. I highly recommend scuba diving from Luis at the Money Bar. We rented a jeep and drove the island. Very safe and loved Coconuts bar along the east coast. But bring cash. We hope to come back next year and really enjoyed the people and experience. Thank you Tracey and team! We made memories to last a lifetime!

Beautiful condo!

The pictures don’t do the condo justice! It’s beautiful, modern and very comfy. We really appreciated the use of snorkel equipment, being able to wash our clothes, the Tortugas pier next door for food and swimming, and the easy communication with the property manager, Saul. I’d highly recommend this property, there were only 3 of us, but you could easily fit 4 adults and 3 kids. Would be a fun place for a 2 family trip. Definitely recommend renting a car to get places.

Loved it. Thoughtful and responsive owner

Spacious rooms, well planned layout so every unit has indoor and outdoor views of the ocean. Welcome basket was perfect with light snacks on arrival. Location is away from city yet easy to flag down a taxi to go anywhere we wanted, even for a group of 6. Beach and grounds picked up every day, daily inside cleaning was a treat!

Great condo, great location

This is a really nice, spacious and well appointed condo. It is in a small condo community with a nice beach and pool. The condo fit our family of 5 very well (more space than we needed) and met all of our needs. The condo location is south of the main city, San Miguel de Cozumel, and provides close access to the city if needed, but is away from the hustle and bustle. There is a dock at the property next door which we were able to use to have our dive boat pick us up for several great dives. Highly recommended!

Cozumel 2025

This trip was perfect for our family of 6 (4 kids ages 13-19). We have never been to Cozumel and this was our first trip with the kids to a tropical destination. Tracy (owner of the property), Saul (property manager), Saul's mom (the house cleaner), and Cindy with Flip Tours made this trip amazing for us! Saul met us at our condo on our first day and gave us excellent recommendations for our trip (I have never had a property manager meet with us and give such good advice from a local's perspective...this was above and beyond any kind of VRBO booking we have done in the past). We enjoyed the snorkeling right in front of our condo, enjoyed a beautiful sandy beach close to Playa Mia, went surfing with Nacho at playa Bonita (so fun!), boogie boarded on a beach on the east side (playa Chen Rio) and took a private cruise to El Cielo (went on the Pelicano boat with Roberto and Angel, snorkeled in gorgeous water, got to see stingrays in El Cielo, and ate some of the best seafood, guac, and pico made by Roberto and Angel while we hung out at El Cielo) . All of these trips were per the recommendations of Tracy, Saul, and Cindy. Absolutely perfect for our active family. The condo was clean, well stocked, and so many cool decorations. Saul's mom came every day and cleaned and did dishes which was also a Godsend! From a mom's perspective, this was an amazing service. We used Sandra's Kitchen for grocery delivery so kitchen was stocked when we arrived.

Great Condo. Great Service. Great Location.

We absolutely loved our stay here. The condo is great and was perfect for our 3 children and my parents with my wife and I. It's just a short drive out of the city area that can get really busy at times from all the cruise passengers. We celebrated our twins 5th birthday and went swimming with Dolphins just up the street at Chankanaab Park. We loved exploring the whole island and going to different beaches restaurants and nature parks. I highly recommend Emily's car rental for a good price with no hidden fees. The whole team of people from the owner, to the property manager, to the cleaning lady really provide excellent service and made sure we had everything we could want or need for our stay. The cleaning service was huge blessing to us and it was so nice to come back to a clean condo every day. The pool was very nice and relaxing too. We would definitely come back and stay here again.

Best Vacation Rental Ever

Staying here made our trip! EVERY SINGLE THING about this place is fabulous. The beds are comfortable with quality bedding, we slept wonderfully! It is so so very clean. They have everything you need right there. We had the beach to ourselves and were able to snorkel right from the shore! The pool was clean. Sometimes I’m disappointed in a Vrbo because it’s not as nice as the pictures , this is the opposite, 10 times better than the pictures! So beautiful, great communication with the owners and management, great location! We will definitely be back

Great location and very nice condo!

We stayed for a week at this condo, which is very nice and well-maintained. It has great views of the ocean. Snorkeling is good right from the beach. Access to two restaurants within walking distance. Chankanaab was also very close. Communication was great and the whole process was straightforward. The only thing that did not work for us was the weather which the owner has no control over. Tropical storm Alberto really impacted what we could do on the island. However, my husband was able to dive three times during this visit. We made the most of it and met some very nice families staying in the complex. It's small and quaint. We would stay again!

Beautiful property, excellent location. Well-stocked kitchen. They even have snorkels in the laundry room. The maid did a wonderful job. The owner and property manager were very helpful and attentive.

Perfect

We have rented a lot of properties through VRBO and this was at the top! The condo was stocked with everything you would need and it was so nice to come back to a clean place after a day of exploring. The property manager gave us great suggestions on things to do and places to eat. The beach clubs next door were very convenient for catching a snorkel boat, renting a jet ski, or grabbing a quick bite to eat (they even brought it to our lounge chairs at the condo beach!). The clubs were busy during the day, but everything stopped around 4:30/5:00 as the cruisers left the island. We snorkeled quite a few times out front and it was as good as most of the stops on our snorkel tours - I even saw a frog fish and an eagle ray! It was convenient to all of the south side beaches and close to town too. We felt very safe - enough so to go for runs right from the condo. The bedrooms all had a lot of space for sleeping and storage - they felt like resort rooms. If we ever come back to Cozumel, we will surely be back!

Great Condo in a great location!

This was our 4th trip to Cozumel, but first time renting Casa Anita condo. My husband and I are in our 70's, and we traveled with our grandson and his girlfriend, both in their 20's. Everything was immaculately clean and comfortable. The beds were comfortable, the living room sofa was also comfy for relaxing after a busy day. The kitchen was well equipped (although I couldn't find a set of measuring spoons, LOL). One great thing about this location is that the condo is in between two beach clubs, Tortugas Beach club to the south, and Uvas Beach club to the north, both offered easy access to lunch on the beach. The maid service (Elida) was excellent, she came daily except Sunday. This is a wonderful property and we would definitely rent again. We had no complaints, although I would like to offer one suggestion. Being senior citizens with some mobility and balance issues, it would be helpful to add a couple of grab-bars in the bathroom, one in the shower and one near the toilet. Property managers Fulvio and Saul were very helpful with questions that we had. Thank you for a great stay.

We picked the right spot!

We were impressed by the views, the beautiful sunsets right from our unit, the condo itself, the staff Tracey had lined up to cover every detail (Saul, Eli, Fulvio and Cindy) and the availability of snorkeling right out front. Tortuga's (right next door) was some of the best food we had while on Cozumel and on a calm day we were able to snorkel to Chankanaab, saw many fish and a stingray along the way. Through the gate we saw a dolphin and had an amazing interaction with a Manatee. Many tours also stop for pick up at Tortuga's Dock.

Welcome to beautiful Cozumel. Wayne and I are from the Chicagoland area and visit many destinations each year to get away from the cold! We are avid SCUBA divers and enjoy underwater photography. Cozumel is our very favorite Caribbean diving destination!

Wayne and I rented this condo annually for several years. We love it so much, we decided to make it our own. What made us fall in love with Paradise 1D, is the perfect at-home feeling that we get when we walk into it. We absolutely love this private, small, community that we are in. We are divers, and love the fact that in the morning, we just walk right into the water and onto the dive boat. The sunsets are so beautiful : perfect shades of purple, blue and orange dance across the sky and water every evening.

Although still close to town we are nestled away from all of the crowded cruise ship activities. After a day full of activities, or just relaxing by the pool, relax in this fully air-conditioned condo. We haven't skipped out on any luxuries! Cozumel is a world class diving destination with hundreds of quality dive operators. Annually, it is home to the Cozumel Ironman. The swim portion of the Ironman passes directly in front of the condo! Cozumel has amazing restaurants serving international cuisine, and a unique nightlife with a latin flare. This beautiful island has so much to offer...As our guest, you can enjoy countless activities or just lay back, relax and do nothing at all and enjoy a day in paradise.
