We do require guests to sign our rental agreement. The rental agreement comes available after booking is complete. We allow cancellation with a full refund (-4% processing fee for VRBO guests), within 2 hours of booking if guest doesn't agree to terms outlined in rental agreement. This home is located in a well-maintained, quiet, and clean gated townhome community not far from campus. While it is not student housing, it’s possible that some residents may be students. As with any multi-unit community, there is the potential for occasional noise—though this has rarely been an issue.
We’ve hosted many guests here and have consistently received positive feedback about the environment. However, one past guest did express concern about a late-night disturbance (person talking on phone in parking lot) and requested a refund. While we believe this was an isolated incident, we want to be transparent and avoid any such demands going forward. For those who are particularly sensitive to the possibility of shared community activity or noise, we kindly suggest considering a single-family residence, which may offer more privacy and separation.

This two-story townhome offers plenty of space with one comfy Queen bedroom with en-suit bath located on the main floor. Upstairs, you will find a Queen bedroom and a bedroom with 2 comfortable Full size beds . All bedrooms enjoy full bathrooms with tub/shower combo's, and are equipped with HD smart Tv's. Guests are provided access to the community pool and gym as well. The kitchen is fully stocked for full meal preparation and dining.

Local residents (Leon, Wakulla, Jefferson, Gadsden counties), must disclose so before booking and send a request. We may be able to offer earlier check in, however, a request must be authorized first. We may also be able to accommodate a late check , however, a request must be authorized first. There may be a fee for early check-in or late check-out.
Unauthorized late check out fee is $50/ half hour. Our cleaners obtain digital proof after cleaning and prior to each guests' arrival assuring that everything is clean and in place for a wonderful stay. Any failed payments within 30 days of check-in may result in cancellation of reservation. We are FIRM with the cancellation policy. PLEASE obtain travel insurance and we will be happy to assist you with a claim. Be aware if you are booking a stay for hurricane season (June 1- Nov 30). We will adhere to our cancellation policy, but happily work with your travel insurance provider. Otherwise we cannot refund for cancellations that are outside of the refund period. We may offer a partial refund if your cancelled dates are booked by another guest, but this shouldn't be relied upon.
We employ Wynd sentry detectors which will alert us if any kind of smoking is detected. Guest understands that reservation will be immediately terminated without refund if we are alerted by the detectors. There is an additional $500 fee for smoke remediation if smoking occurs or manages to permeate the inside the property. Inconsiderate guests that ruin the space for others with their smoking have necessitated we take these measures. We recommend that careless smokers find a more accommodating space to book.
This is a tech heavy home. We have noise decibel level detectors as well as other measures to know when occupancy limit is breached and noise levels indicate a gathering. This is NOT the home to try and have a party! You WILL be removed immediately without refund. Save us all the trouble and plan your gathering elsewhere. Unfortunately, in a college town this must be stated very clearly!! Don't even try!
