The Neighborhood:

Though the area is private and peaceful, it’s also ideally located for convenience. You’ll find shopping centers, grocery stores, schools, and healthcare facilities just a short drive away. Garland offers a variety of dining, shopping, and entertainment options, so you can easily enjoy a night out or run errands while coming home to a quiet, relaxing atmosphere. This neighborhood strikes the perfect balance between a calm retreat and easy access to everything you need.

• Pet-Friendly: House-trained pets are welcome with a $150 fee per pet. Register your pets and clean up after them, especially in the backyard.

• No Parties/Large Gatherings: Only registered guests are allowed. Contact us if you have any queries or need clarification before booking.

• Additional Fees: From the seventh guest onwards, a $39 fee per guest per night applies. The fourth bedroom opens for groups of 8+ guests.

• Entertainment: Smart TVs with streaming apps are available. We'll sign out of your accounts if you forget to do so.

• No Indoor Smoking: A $500 fine applies for violations. Smoke outdoors and dispose of cigarette butts properly.

• Hot Tub: Please note that the hot tub is professionally serviced twice a week during the summer months and once a week during the rest of the year.

As this is an outdoor hot tub, it’s normal for some leaves or debris to appear between cleanings. This does not indicate the hot tub is unclean—rest assured, all necessary chemicals are properly balanced, and the filtration systems are regularly maintained for your safety and comfort.

The pool technician accesses the area through the backyard gate.• Landscaping: Is done once a week.



- SECURITY CAMERAS -

For security, we have installed two cameras: one at the front door overlooking the yard, and another in front of the garage facing the cars. These cameras record 24/7. To respect your privacy, there are no cameras inside the house.



• House Rule Violations: Can result in reservation cancellation, no refunds, and loss of deposit.



• Pest Control: Pest control service is monthly. Contact us if you encounter bugs. You might encounter wildlife in the yard, and occasionally, outdoor insects may appear indoors. These bugs are not harmful, and we promptly remove them if notified.



• Wifi: High-speed wifi is available; no cable.
