Escape to our stunning 3-bedroom, 3.5-bathroom retreat in Southern Utah’s Pecan Valley! With two king suites, a fun bunk room, sleeping 14+ guests, it’s perfect for families or groups. Main Floor:
- Living Room, Kitchen, & Dining Area: A spacious open-concept layout featuring a fully equipped kitchen, perfect for preparing family meals. The large living room and dining area provide plenty of space for gatherings, making this the heart of the home.

- Half Bath: Conveniently located on the main floor for easy access.

Upstairs:
- ♔ Primary King Suite: this luxurious upstairs suite includes a king sized bed and a large en-suite bathroom with a walk-in twin head shower. A serene retreat for relaxation after a day of exploration.

- ♔ Secondary King Suite: the second king suite offers a comfortable king sized bed and an en-suite bathroom with a tub shower, providing an additional private space to unwind.

- Bunk Room: featuring four queen sized bunks built-in beds, this fun room sleeps up to 8 guests, making it perfect for kids or larger groups. The bunk room is located off the loft entertaining area and near a shared bathroom.

-Loft: features a queen sized pullout couch, game board, and TV.

Outdoor Amenities:
- Private Hot Tub & Fire Pit: unwind in the private hot tub or gather around the fire pit for s’mores and stories under the stars. There is also a golfers "chip & putt" strip down the side yard.

- Arcade in Garage: The garage is outfitted with arcade games, plus a 3-in-1 pool, table tennis, and flex dining table for hours of fun.

- BBQ & Backyard Seating: Grill up a delicious meal while enjoying the scenic surroundings.

Future Amenity:
- Clubhouse & Water Park: Set to open by spring of 2025, the clubhouse and private water park will offer exclusive access for guests, featuring fun water activities for all ages.

Other things to note
Hot tub service: the hot tub will receive maintenance twice a week, scheduled for Wednesdays and Saturdays. Each service will take approximately 30 minutes. Maintenance staff access the hot tub via the HOA common area side gate. They will ensure the hot tub has the correct water and chemical levels, plus temperature settings.

Ongoing construction: Please note that there is ongoing construction across from us. They do try and keep noise levels to a minimum and don’t work during city quiet hours. Their general work schedule is 7am - 5am Monday - Friday.

Disclaimer:
Our homes are located in the heart of the desert, where the unique environment means occasional encounters with pests, despite our best efforts. We spray monthly for pest control to maintain a comfortable space for our guests.

During the summer months sugar ants are more common, and they can appear if food is left out, even with regular pest control. In the winter, cockroaches may be seen more frequently. While we take extensive measures to keep them out, the desert environment can sometimes make it unavoidable.

Please note that refunds will not be granted for pest sightings. However, if you let us know, our pest control team can come out during your stay to spray again. We truly do our best to maintain a clean and pest free home and appreciate your understanding of these natural desert challenges.

Guests can utilize the entire property during their stay. The Pecan Valley Resort clubhouse and waterpark are opening in Spring of 2025.
