THE SPACE

PARKING- Please Note- ONLY one car allowed in the driveway. It is a shared driveway so please pull into the carport if you are able. Any additional cars must park on the road.

1st Floor
Living Room – located on the main level. Great for meeting and greeting guests or just a great place to relax for the day.
Kitchen – Fully stocked kitchen. Looking for a more personalized touch. Check out our options for a personal chef here.
Bedroom 1 - King bed sleeps up to 2 guests. Close and dresser storage for all of your belongings.
Bedroom 2 - Queen bed sleeps up to 2 guests.

KITCHEN
Use of full kitchen with coffee makers, oven, stove, microwave, and more to cook your own meals. Plus, a full-size refrigerator to store all anything you want. Kitchen includes essentials.

PETS – Allowed. Must be approved by owner. There is a $50 NON-refundable pet fee per pet.

Easy Check in/out
For your convenience the check in and out process is completely automated. You can arrive any time after your check in time and check out any time before the check-out time. All check in information will be sent to you the day of arrival. If you are interested in an early check-in, please note that there is a $25 early check in fee. The entire home is yours for the duration.

ID Verification
If you are booking outside of the Airbnb platform, we will send you a secure form so that you can upload a copy of your driver’s license and credit card. The ID and credit card must match the name on the reservation holder. All sensitive info is deleted upon your departure.

RESOLLVING ISSUES AND OUR REFUND POLICY
We solve problems by springing into action! If you have an issue during your stay, contact is like a friend so we can make it right and get you back to your happy place.

If you inform us or the booking platform of a concern, we reserve the right to enter the property to fix the problem. Please note that id you refuse our assistance in resolving the issue you will not be eligible for any compensation or refunds.
Refunds will not be provided if you request one without allowing us the opportunity to remedy the situation. Additionally, we cannot offer refunds for complaints raised after you have checked out or when it is too late for us to address the issue. If you choose to leave your reservation early without an approved alteration from us, no compensation will be given.

CANCELLATIONS
We understand that plans change, so you can cancel your reservation at any time before or during your trip. However, please be aware that you’ll be responsible for any charges based on our cancellation policy, which is shown on the listing and in your reservation details. If you leave early without an accepted alteration, please note that we cannot offer a refund for the unused nights. Should your trip be cancelled during your stay (whether by you, the booking platform, or by us), your reservation will end. In the event of a cancellation, we kindly ask that you vacate the property within 30 minutes. If you stay beyond this grace period, an additional $100 per hour and three times the normal daily rate will appl. We really hope it doesn’t come to this, but if you fail to vacate within 30 minutes, we also reserve the right to immediately notify police, physically remove you from the property, file criminal trespassing charges against you, charge your credit card, and file civil complaints against you for monetary damages.

ACCESS
Occasionally, our maintenance tram or staff members may need to enter the home. We always strive to do so in a reasonable and considerate manner, and we will give you advance notice whenever possible.

CHECK-IN
Check in time is shown on the listing
EARLY CHCK-IN: If our home can be ready before check-in, we may be able to do an early check in for you. The early check in rate will be $25/hour. If you are interested in an early check in, please message is via your booking platform after 9am on the day of your check in. Let us know the time you would like to check in. If your time in available, we will confirm with you and them send you a request for payment via our booking platform or credit card (if you booked directly with us.) Once payment is received, we will message you the door code for entry at your requested time.

CHECKOUT
We’re so glad you chose to stay with us. To make sure everything goes smoothly for the next guests, we ask that you vacate the home by the checkout time. If you would like to request a late checkout, please message us by 10pm, the night before and let us know what time you would like to check out. If late checkout is available, the rate will be $25/hour for up to 4 hours.
If you stay past the checkout time without prior approval, there will be a late checkout fee of $100 per hour and three times the normal daily rate.

CAPACITY
Please do not go over the maximum occupancy of our home at any time for any reason, Doing so will result in a charge of $300 per extra person per day.

DAMAGE & MISSING ITEMS
If anything in the home gets damaged or goes missing, we’ll need your help to cover the cost of the item along with any shipping, handling, and other arrangements needed to replace it. We appreciate your understanding and cooperation in keeping our home in great shape for everyone.

DISCOUNTS
We offer a straightforward, no-haggle pricing. Our reviews and hospitality experience speak for themselves – we provide competitive and excellent rates based on our location, accommodations, amenities, furnishings, and customer service. You’ll always see our lowest rate online when you select your dates. Plus, we offer automatic discounts for stays 7 days or longer. We also offer a 5% discount for returning guests. HOUSEKEEPING & EXCESSIVE CLEANING
We don’t offer daily housekeeping service. Our home is cleaned before you arrive and after you depart. Our cleaning fee covers the standard wear and tear of staying in our home. This is satisfactory 99% of the time. If excessive cleaning is required by our cleaning staff, we will charge an additional excessive cleaning fee.

LIABILITY
We are not responsible for any accidents, injuries, or illness that occur while on the premises or its facilities. Please be extremely careful when climbing stairs. We are not responsible for the loss of personally belongings, vehicles, or valuables of the guests. By accepting this reservation, it is agreed that asll guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.

MINIMUM AGE
The reservation holder must be the minimum age of 24 at the time of booking our home.

This is not a party location unless previously approved by management.

PARKING
You will have access to the driveway and parking. Please Park is designated areas. The driveway is a shared driveway. Please be courteous to the neighbors and stay to the far right of the driveway or under the carport.

SMOKING
Smoking is not allowed in our home, patios, public areas, including outdoor areas, and anywhere else in any of our buildings. By staying with us, you agree that evidence of smoking of any kind will result in a minimum charge of $500 on your credit card.

TERMS OF STAY
Your check-in and check-out dates will be stated on the booking channel in which you booked your reservation. You are commercial guests of our property and are allowed to enter our home at the check in time. By accepting this reservation, you agree to vacate our home at the time of check-out.
If your trip is canceled during our stay, (whether by you, the booking platform, or by us) your reservation is over.
Failure to vacate our home when necessary (either by checkout time or if your trip is canceled) means that you agree to pay a rate of $100/hour AND 3x the normal daily rental amount for any time in which you go past the checkout time. If you fail to vacate, we reserve the right to immediately notify the police, physically remove you from the property, file criminal trespassing charges against you, charge your credit card, and file civil complaints against you for monetary damages.

THIRD PARTY BOOKINGS
Thinking of booking for a friend or family member? Unfortunately, this isn’t allowed. Both the booking platform and our rules require that the person making the reservation be the one staying in the home.

The reservation holder must be staying in the home and present at check-in with a valid ID that matches the name on the reservation.
