This home is perfect for families, large groups, professionals, & anyone wanting to enjoy the State College area.

FAMILIES: As parents of three young boys, we took special care to ensure this home was family & kid friendly. Toys, books, games, and puzzles are available for kids' use. For safety, all electrical outlets have outlet covers, cabinets have child proof locks, a baby gate is available for the stairs, each sleeping area has a smoke detector, & nightlights are strategically placed throughout the house. For convenience, there is a highchair, booster seats (2), portable crib with sheets, a pack n' play, pee pads for beds, & a bunk bed with a pull-out trundle bed, allowing for three kids in one room. The home also has a large, fenced backyard that is great for play in the warmer months.

LARGE GROUPS: With 3,000 sq ft of space and six dedicated sleeping areas spanning three levels, this house is ideal for large groups (sleeps 13). The space includes two king beds, one queen bed, two queen sleeper sofas, & a twin-over-twin bunk bed with pull out trundle. The home also has 3 1/2 baths. The open floorplan, oversized family room w/ vaulted ceilings, abundance of seating, & large dining area for eight make the space functional for large groups. The home also features a luxuriously large 1,000 sq ft game room/rec room that will be perfect to entertain your group. It features a 130" 4-screen TV wall, as well as shuffleboard, pool table, air hockey table, darts, hook & ring game, and retro arcade with 30 classic games!

PROFESSIONALS: Staying in State College during the week? Our home offers dedicated space for productivity, w/ plenty of amenities to unwind after a busy day. There are three dedicated workstations, one in each of the two large bedrooms and include monitors/HDMI cables. The third desk is in the living room on the main level. Our home offers high-speed Wi-Fi internet, and all TVs are Smart, equipped with LG Channels, & streaming subscriptions for YouTube TV (seasonally), Netflix, Peacock, & LG Channels. To unwind, we've included books and several reading areas throughout the home. You will also be minutes from business, restaurants, retail, and entertainment in & around town.

FAMILY ROOM: The open and spacious family room has two oversized tufted leather sofas, leather ottoman, two lounging chairs, console w/ additional seating, vaulted ceiling, bookcase, & a 55" Smart TV w/YouTube TV (seasonally), Netflix, Peacock, & LG Channels (Note: The fireplace is not operational).

LIVING ROOM: The multi-purpose living room includes a queen pull out sofa bed w/ upgraded 4.5" memory foam mattress, dedicated workstation, lounging chair, & bookshelf.

KITCHEN: The spacious & bright kitchen has everything you need, including a large fridge, microwave, double oven, five-burner range, oversized deep basin sink, coffee bar, Crockpot, toaster, InstaPot, glassware (wine, juice, & tall), dinnerware, non-breakable natural kid’s dinnerware, utensils, pots, pans, bakeware, & basic spices.

COFFEE BAR: The coffee bar includes options for drip coffee (12 cup carafe) or pods, as well as stovetop tea kettle. A limited supply of coffee pods, tea bags, filters, creamers, sugar, & Splenda are included with your stay for your convenience.

DINING ROOM: Enjoy a family or group dinner in the dining room with seating for eight. A highchair and booster seat are available for young children.

BEDROOM 1: The primary bedroom includes a king bed with 12" memory foam mattress, 100% cotton sheets, duvet, soft and firm pillows, dedicated workstation with monitor, en-suite bathroom, luggage racks, ceiling fan, blackout shades, and a 55" Smart TV w/YouTube TV (seasonally), Netflix, Peacock, & LG Channels.

BEDROOM 2: The second bedroom includes a king bed with 12" memory foam mattress, 100% cotton sheets, duvet, soft & firm pillows, dedicated workstation w/ monitor, luggage racks, ceiling fan, blackout shades, & a 55" Smart TV w/ YouTube TV (seasonally), Netflix, Peacock, &LG Channels.

BEDROOM 3: The “aqua room” includes a queen bed with 12" memory foam mattress, 100% cotton sheets, duvet, soft & firm pillows, blackout shades, luggage racks, private table & chair, and a 50" Smart TV w/ YouTube TV (seasonally), Netflix, Peacock, &LG Channels.

BEDROOM 4: The “bunk bedroom” features a twin-over-twin bunk bed w/ a pull-out twin trundle bed. Each bed has a memory foam mattress, 100% cotton sheets, soft pillows, & comforter. Luggage racks, blackout shades, a chair, and 40" Smart TV w/ Netflix, Peacock, LG Channels, & mini Nintendo Entertainment System (NES) with 30 pre-loaded games.

BATHROOMS & TOWELS: Each shower/bathtub comes stocked with 100% Pure Morocco Argan Oil shampoo, conditioner, & body wash. All guests are provided with 100% Turkish cotton bath towels, hand towels, & washcloths. Black makeup towels, hair dryers, and hand soap are stocked in each bathroom. An iron, ironing board, & clothes steamer are available in the upstairs hall bath. A washer/dryer is available in the upstairs hall bath w/ limited detergent & dryer sheets provided per stay. Extra pillows and towels are available in the bathroom cabinets.

GAME ROOM / REC ROOM: Entertainment for everyone! The 130” 4-screen TV wall is the feature of the basement game room / rec room, programmed to watch four programs at the same time or one program across all four TVs! We also have an authentic Multicade Arcade that includes dozens of 80’s classics like Pac-Man, Space Invaders, Donkey Kong, Centipede, and more. Want to be more active? Try your hand at shuffleboard, darts, billiards, air hockey, or the hook and ring game. Whatever your entertainment preference, you’re sure to find it in the rec room.

HOUSE RULES

1. THE MOST IMPORTANT RULE IS NOISE. This home is in a quiet, residential neighborhood. We ask the neighbors’ peace be respected at all times, and that noise remains at a level appropriate for a residential neighborhood. We expect strict compliance w/ quiet hours (10 PM – 7:00 AM). This is especially important outside, given the proximity of the home to neighbors. No music or artificial noise are permitted outside during quiet hours, and voices should be kept to a conversational level. To maintain a peaceful atmosphere for everyone, outdoor noise monitoring devices are used to ensure a comfortable stay for all and respect for neighbors.

2. No gatherings or parties. The only permissible people in the home during your stay should be guests confirmed through the reservation.

3. All check-ins are monitored. If any information is falsified and/or undeclared (e.g., age, party size, pets, undeclared guests, gatherings/parties, etc.), we reserve the right to reject the group and/or process related charges.

4. Neighbors should be respected at all times. This includes interactions with neighbors and respecting their peace, privacy, and property (e.g., vehicles). It also means absolutely no trespassing on their property at any time for any reason.

5. The primary renter acknowledges that they are solely responsible for the actions and conduct of all guests, including children, staying at the property. This responsibility includes, but is not limited to, adherence to all house rules, noise regulations, & any damage incurred during the rental period. 

6. Renters and guests are responsible for any damage, including materials & labor.

7. No pets, including visiting pets.

8. No firearms.

9. No explosives, including fireworks.

10. No smoking or vaping inside.

11. No drugs, including marijuana.

12. We expect guests to leave the property in more or less the same condition in which they found it (in terms of cleanliness, without damage, or missing items).

13. We do not allow reservations made for a group under another person’s account who is not part of the group staying during the reservation.
 
14. By booking the house, you agree that use of all services, facilities, & amenities is at your own risk. This includes but not limited to the backyard, deck, pool table, shuffleboard table, air hockey table, ping pong table, darts, & furniture.
