At our 4 bedroom/3.5 bath home, you'll find luxury accommodations for up to 10 people! Enjoy two living areas with tons of cozy seating, a fully stocked kitchen, a ping pong table, and large windows with sweeping views of the Ozark Mountains and the lake.

Prepare to spend all of your time outdoors at Dock Holiday! Our home has an easy path leading to the shore and private dock with a boat slip on Lake Windsor - Bella Vista's finest lake for fishing, boating, kayaking, and swimming! After a big day on the water, relax in the hot tub spa, have a meal al fresco, or continue to enjoy the views and a TV show from the cozy screened in porch!
If you're looking to get out and explore the great outdoors, our home is just a few minutes from some of NWA's premium hiking, biking and walking trails.
When you first enter our home, you'll be greeted by the large windows with a view and our cozy living room with seating, a Smart TV, and a fireplace. In this open concept space, you'll also find a dining table for 8 and our fully stocked kitchen!
Downstairs, there is an additional living space with more seating, a kitchenette, a dart board, another Smart TV AND a ping pong table!
After a long day out on the lakes and trails, settle into one of our 4 luxury bedrooms:
(1) Our primary bedroom is on the main floor and features a King-size bed, closet, dresser, Smart TV, and large en suite bath.
(2) Our second bedroom is on the main floor and has a two Twin/Twin bunk beds, closet, and a nearby half bath.
(3) Our third bedroom is downstairs and has a Queen-size bed, closet, and a nearby bathroom.
(4) Our fourth bedroom is downstairs and has a King-size bed, Smart TV, dresser, and an en suite bathroom.
Guest Access:
Guest Access & Amenities:
Guests will have access to the entire pictured house, all appliances, any kitchen supplies, and all amenities. We provide amenities in the bathrooms, kitchen, and laundry room with enough to get you started on your trip. We do not provide excess for more than a couple of days' worth, and guests are responsible for purchasing these items for personal use if they run out during their stay. Exterior cameras may be at the property for security purposes.

Bella Vista is home to Northwest Arkansas' premier mountain bike trails, nature trails, golf courses, and lakes!

Walk, drive, or ride your bike around town!
Other Things to Note:
★ Per Bella Vista POA rules, renters must complete a guest card listing each guest’s name in order to access amenities. A $30 processing fee is associated with this pass, and it must be paid PRIOR to your arrival. Please note that while the pass grants access to most recreational facilities, it is not an all-access free ticket. Amenities such as pools, lakes, fitness centers, tennis, golf, etc., still require payment of applicable usage fees. Additionally, the Bella Vista POA Member Services office is not open on weekends, and we will NOT be able to issue cards on those days. Please message our guest services team regarding this inquiry at least 5 business days prior to your stay.
House Rules that are strictly enforced:
- Check-in is any time after 3:00 PM.
- Parties or guest actions that result in disturbances, property damage, extensive extra cleaning, or smoking indoors will incur a fine of $1,000.
- This property only allows dogs, with a maximum of 3, and requires a fee of $90 per dog to be paid prior to your stay. Dogs discovered at the property without prior notice or cats discovered at the property will incur a fine of $400.
- Unauthorized checkout delays will incur a fine of $100 per hour.
- This is a non-smoking home. If you smoke in the home, you will be fined $1,000 plus the cost of any smoke remediation necessary.
- Refunds for unused services such as pet fees, event fees, early check‑in, and late check‑out fees, are subject to the same cancellation policy that applies.
- There is a QR code located on or near the refrigerator. It provides helpful information about your stay, including house rules, Wi‑Fi details, amenity instructions, important phone numbers, and answers to common questions.
