Guests have access to the entire home.


We use TRUVI as part of our guest screening process. Your TRUVI application must match the primary guest name on the reservation. Per city and state laws, your background check must be completed within 48 hours of receiving your booking confirmation. Your reservation is NOT confirmed until these requirements are fulfilled. Once confirmed and before check-in, guests must also sign a Rental Agreement agreeing and acknowledging to:
- Abide by our rental terms and conditions.
- Provide a copy of a valid government-issued ID and matching credit card prior to check-in.
- That we collect a non-refundable damage waiver of $35, paid via TRUVI.
- The waiver will cover you for any accidental damage during your stay.
We are here for any questions you may have before, during, or after your stay!

-There are 9 exterior security cameras on site- They are facing the driveway, front yard, both exterior gates, side of the house, alley behind house, and pool equipment. These are strictly for security purposes. All the cameras can be monitored by the guest Through A 70 inch TV inside. You can keep an eye on your vehicles.

-To heat the pool, it is $125 per day. Please message us if you would like the pool heated for your stay. Please note that the pool heats to 83 max temp- it is not a hot tub :)

-Our neighborhood is quiet and safe. Out of respect for our neighbors and community, we do not allow any parties or any extra guests to keep noise at a minimum.

-No loud music of any kind past 10 pm inside the home. Any complaints you will be asked to leave immediately with zero refund and lose your security deposit

-City of Tempe, quiet hours are 10 PM - 7 AM.

-No extra guests - Without written permission. Max occupancy is 12 guests.

-NO PARTIES OR EVENTS! you will be asked to leave and pay fines and lose security deposit starting at $800

-If cops are called you will be asked to leave the home, possible fines and deposit.

-Pool:
-Pool Pump must stay in the pool at all times; it will break the equipment if removed. $300 fine plus any other equipment cost.
-Heating pool $125 a day must be paid 48hrs before check in date.
-Just let us know if you would like it heated during booking

-Noise Aware Monitors: We are committed to Rent Responsibly standards. This means we follow best-in-class guidelines to ensure you have a peaceful, safe, and memorable stay with us. We use smart home technology to improve your experience. Minut is a smart home device that measures decibel levels throughout the property and allows us to respond to noise nuisances without disrupting your stay. Minut is 100% privacy compliant and is required on this property. The noise monitors do not record; they simply measure noise decibels.
-We will send one warning of noise after that could result in heavy fines starting at $350 and kicked out of the home with zero refund.

-Excessive cleaning charge $300 we will send photos if reported from our cleaners. Don’t leave trash everywhere, dirty dishes everywhere, a stack of dirty dishes, etc.

-Our home offers several amenities to create a comfortable and memorable stay. Regular maintenance is scheduled for the home, and we provide items listed in the home photos for all guests to enjoy. Regrettably, instances can develop when an item may malfunction, break, or require immediate servicing. We make every effort to limit situations where an item would be unavailable during a guest stay, however, should this be unavoidable this action would not constitute a reason for a partial refund or monetary compensation. Examples, items or features include but are not limited too: pool equipment, board games, kitchen appliances, portable cribs/pack n’play, wifi, garage door, insects / bugs, leaves in the pool and additional like items. Remember you are staying in a home things could happen that are out of our control.

**SWIMMING POOL AND JACUZZI SAFETY ACKNOWLEDGEMENT AND RELEASE**
1. No lifeguards on duty.

2. Your own supervision is the key to prevent drowning: never leave children unsupervised in the pool, jacuzzi, pool area or jacuzzi area- not even for a second!

3. Make sure someone is always watching children around the pool. Do not rely on barriers to keep children from reaching the pool. No barrier is childproof. Barriers only slow a child's access to the pool.

4. In case of an emergency: act immediately -

5. Shout for help.

6. Pull the child out of the water.

7. Take the child to the phone and dial 911 (or the local emergency number) for help.

8. Check airway and breathing. If needed, start CPR immediately (if you are trained).
