LIVING & DINING AREAS: The main living space features a large plush sectional with an additional armchair, centered around a fireplace and flatscreen TV with streaming capabilities. An open-concept layout flows seamlessly into the kitchen and dining areas, while wall-to-wall sliding glass doors open to an oceanview front balcony, filling the space with natural light and coastal breezes.
BEDROOMS: - Guest Room 1 (second floor): Queen-size bed and TV with streaming capabilities - Guest Room 2 (second floor): Queen-size futon bed, TV with streaming capabilities, and en-suite bathroom - Primary Bedroom (third floor): King-size bed, TV with streaming capabilities, en-suite bathroom, and direct access to the rooftop deck
BATHROOMS: - Half Bathroom (second floor): Powder room - En-Suite Bathroom (second floor): Large shower, accessed from Guest Room 2 and the hallway - Primary Bathroom (third floor): Dual vanity, large shower, and walk-in closet
OUTDOOR SPACES: Outdoor living includes an oceanview front balcony just off the living room, furnished with two comfortable armchairs and greenery for a relaxed setting. The expansive rooftop deck offers a private hot tub, fireplace, flat-top cooktop, and stunning ocean views, along with lounge seating for six and a covered dining table with seating for six.
KITCHEN & AMENITIES: The modern kitchen is fully stocked with dishes, utensils, cookware, and bakeware, and features both large and small stainless steel appliances. A spacious island with barstool seating for three creates a central gathering space within the open layout. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.
YOUR STAY ALSO INCLUDES: - Wi-Fi - Central air conditioning and heating - Four low-profile beach chairs - Bathroom essentials, including a hair dryer, body wash, shampoo, and conditioner - Iron and ironing board
GUEST ACCESS: Guests will have private and exclusive access to the entire residence, including all interior spaces, the oceanview balcony, and the rooftop deck. The downstairs three-bedroom residence is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups.
SUPPORT THROUGHOUT YOUR STAY: We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.
ADDITIONAL DETAILS: Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2–4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To fulfill the maximum occupancy, one trifold floor mat is provided (best suited for children) along with extra linens and pillows. A twin rollaway bed can be rented instead of the floor mat by making advance arrangements to ensure availability and delivery prior to arrival.
Laundry: A stacked washer and dryer are located inside the residence. Guests must provide their own laundry supplies.
Parking: One space is provided in a covered carport, accommodating small to mid-size vehicles only, with rear alley access. Additional general neighborhood parking is available (metered and unmetered).
Pets: Only dogs are considered. Number of pets, size, and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.
Recreation Gear Rentals: Additional beach gear or recreational equipment are available for rent from management at very reasonable rates for our guests, including large ice chests, wagons, Pack' n Play portable cribs, portable high chairs, twin rollaway beds, and more. Please contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or entrances, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

Beautiful home near everything. House was very nicely furnished, very clean, and comfortable. We loved the proximity to the beach and extra features (fireplaces, outdoor heaters, automated shades, steam shower in master. Kitchen was outstanding. The view of the beach from the upstairs balcony is great. Management company was very communicative/helpful. We had a perfect stay and would definitely stay here again.

No AC working in unit. When we arrived, the AC was set at 78. We set it to 70, which it never got there. We had to sleep with all the windows open to get it cooler in the house. Had a guy come and look at it, and he couldn't fix it. Jacuzzi was DISGUSTING when we arrived! It was green water and very murky, and had a lot of sand in it. We were not able to use it. The pool guy came the next day and "serviced it", but the water was still very murkey, and sand was still in it, so we did not feel comfortable going in it. Which was very disappointing because that was a big selling part of the house for us! Moldy deck from water spillage.Freezer not working, which made fridge do a constant "beeping" warning that the freezer was not at temp. Again - the whole first day we had to deal with it. The next day, someone came out to look at it, and apparently it was off the tracks, and he could not fix it. So they had to send someone else out, and then they were able to fix it. But multiple people coming out to "fix" things that should have been ready for us prior to our trip was super annoying. We are on vacation, not trying to have all these maintenance people come out and try to fix things while we are trying to enjoy our vacation. And they would just let themselves in! No privacy!Shower upstairs was backing up also, and the handle was broken in the shower. Felt like things could have been cleaner all together with this property (floors, countertops, dishes, windows, shower glass)

Thank you for your feedback, Aimee ~ We strive to offer an exceptional experience to all of our guests, and we’re sorry that this stay fell short in several areas. The issues you addressed ought to have been taken care of prior to your arrival and we apologize that your vacation was interrupted by the repair work. We also notified the owner that you spoke with our team regarding the a/c. We understand the disappointment you experienced with the jacuzzi, which we were made aware of by our housekeeping team, and so we sent you an email prior to your arrival notifying you that a technician would be by on the the day following your arrival. We apologize that it wasn't addressed sooner. The fridge & freezer were working well for the previous guest and we were unaware that it had issues. As the first service didn’t resolve the issue we sent bags of ice to accommodate you. We’re sorry that it took two visits to make the repairs, and it is now working well. We were not aware of the broken shower handle and will notify our maintenance team to address this issue. We understand the annoyance these issues caused and we are sincerely sorry. This is not the experience we want for our guests and we hope you’ll allow us another opportunity to provide you with an outstanding experience. We wish you all the best with your future travels.
