The Space:

Located in a picturesque gated community neighborhood close to all of Orlando's theme parks and attractions, it is the perfect place to start your vacation adventures. This two-story home with soaring ceilings has six themed bedrooms (each representing a House and the castle grounds). On the ground floor, find the spacious kitchen with dining nook, Great Hall with combined dining room and common area featuring fireplace Smart TV with Roku, Disney+ and Nintendo Switch, half-bathroom and laundry area, and the Forbidden Forest master bedroom looking over the pool area and lake with ensuite bathroom including shower and tub, plus a walk-in closet.



On the second floor, the extremely private Slytherin bedroom offers a dramatic queen size bed and TV overlooking the lake, with a walk-in closet and ensuite bathroom. Across the landing, the brave will find the Gryffindor bedroom with king size bed, sunny Hufflepuff bedroom with two single size beds, the hidden Room of Requirements with queen size bed with TV and desk for those looking for a quiet study space, and the airy Ravenclaw room with trundle bunk bed. The four bedrooms in the eastern wing share the Gryffindor bathroom, accessible from the corridor.



Enjoy cooking in the full, well-equipped kitchen with everything you need to feel at home, like a large refrigerator, freezer, dishwasher, stove and oven, coffee maker, kettle, blender, toaster, microwave and numerous pots, pans, kitchen utensils and serving utensils. Dine at the long solid wood dining table under the flickering chandelier and floating candles.



After eating, retire to the common room for entertainment on the large-screen TV inside the faux fireplace with Netflix, Disney+, the Harry Potter Films, the Nintendo Switch featuring popular games like The Legend of Zelda: Breath of the Wild, Mario Kart 8 Deluxe, Super Mario Party and The Elder Scrolls V: Skyrim. Challenge each other to chess, enjoy provided board games like Hogwarts Battle and Cards Against Humanity, or read a book from the large eclectic collection.



Head outside to dine on the covered patio with cozy rope lights overhead, relax on the loungers, swim in the pool, all under the lanai’s protective cover. A gas barbecue is provided, but please be sure to wheel it outside of the lanai in compliance with local bylaws.



Just beyond our covered patio, find one of Lake Berkley’s three lakes - home to stunning Florida wildlife and well stocked with fish for catch and release. For nature walks, picnics & barbecue, the beach area with volleyball and the fishing pier, stroll through our safe gated neighborhood to explore more of its 5-star amenities. At the club house, you will find a small gym, business center with printer and seating area with TV.



Parking is available for two cars on the driveway. Additional parking is permitted on the street (where there are no mailboxes) or in nearby community parking lots.



Guest Access:

Guests have access to the entire house exclusively, which includes 6 bedrooms, 3.5 bathrooms, kitchen, dining room, living room, patio, pool, and laundry room. There are two parking spaces in the driveway available, and parking is allowed on the street (where there are no mailboxes) or in nearby community parking lots. Guests also have access to the community club house, communal pools and lakes.



The Neighborhood:

We're located in the Lake Berkley Resort, a highly desirable, gated community with 24 hour security guard with community facilities and stunning wildlife walks. We are a few minutes away from Highway 192, a main artery leading to all of Orlando’s famous attractions. 15 miles to the Wizarding World of Harry Potter, 10 miles to Disney, 5 miles from Celebration, 4 miles from Old Town and 18 miles from downtown Orlando.



There is a Walmart and many restaurants very close but for a more charming atmosphere we recommend the nearby downtown of Celebration (12 minutes) and the historic downtown of Kissimmee (12 minutes). Both areas have beautiful architecture, lakefront parks and unique restaurants and boutique shops.



Getting Around:

While you'll love walking around our community, the greater Kissimmee and Orlando are is best explored by car, and free driveway parking is available at the home.



Other Things to Note:

• In accordance with community rules, we cannot accommodate more than 12 guests. Parties and events are not permitted and the community enforces quiet hours from 9pm to 9am daily. Smoking and illegal substances are not permitted inside the home and subject to a fine of $250, plus any fees imposed by the community. We consider a party any number of guests over stated occupancy - a limit given to us by the HOA.



• The community has 24 hour security. All guests and their ages must be given before entry to the community is given. A maximum of 4 cars are allowed through the gate (parking of RVs, trailers, buses or boats is not allowed). Our home can only accommodate 2 cars in the driveway. There is additional parking on the street (where there are no mailboxes) or in nearby community parking lots.



• There are surveillance cameras in use at the exterior front entrance of the home.



• Tropical pests are endemic to our area. We have regular preventative pest control, but it's possible that a critter might sneak inside. Please help us keep them out by keeping windows & doors closed.



• The pool is not heated. Thankfully, Orlando’s mild temperatures mean it is useable most of the year but please keep in mind that it might be too chilly to swim in the winter.



• A gas BBQ is provided but please be sure to use it outside of pool screening to comply with local by laws.



• Pets are not allowed in rental homes in Lake Berkley.



• Our community has some wonderful amenities, like the fishing pier, tennis and basketball courts. If you wish to use them, please be sure to bring your own equipment.
