‣ This is a basement suite, and while we strive to minimize noise and tenants follow quiet hours, occasional footsteps and conversation may be heard from above due to the nature of the space. We recommend bringing earplugs if you’re a light sleeper, just in case.

⏰ EARLY CHECK-IN / LATE CHECK-OUT
‣ We are strict on check-in and check-out times due to cleaning needs, but may allow up to 2 hours of flexibility with at least 24 hours’ notice. A small fee may apply and is subject to approval, as early arrivals or late departures aren’t always possible. If the home is ready sooner, we’ll let you know.

🧳 LOST OR FORGOTTEN ITEMS
‣ Please double-check before leaving. Items left behind are stored for 14 days, then donated or discarded. Coordination for pickup or return will incur a shipping and admin fee. We are not responsible for items left, lost, or damaged after departure.

📦 MAIL & PARCELS
‣ We do not have access to a mailbox at this property. Please do not use our address for receiving mail. If you require postal service, contact a local post office for options. For larger parcels, arrange door drop-off or depot pick-up. We are not responsible for retrieving, storing, or replacing any mail or packages that are lost, delayed, or mis-delivered.

‣ Emergencies may require entry without notice. For non-emergencies, we will always provide notice where possible. Guests will always receive a message from us as soon as possible in all situations.

💳 CANCELLATIONS
‣ We follow our posted cancellation policy, please ensure that you read and understand this policy at the time of booking. We strongly recommend obtaining travel insurance to protect against unexpected cancellations or travel disruptions.

👤 GUEST SCREENING
‣ Profiles under 4 stars cannot use instant booking and may be cancelled if auto-approved. New profiles without reviews are manually reviewed and may require additional screening before confirmation.

Unfortunately there was no hot water, and no coffee pods for the Keurig machine. Not a great morning experience. It’s a nice suite but the area is not the best.
