This is a 3 story, 2 bedroom, 2 bathroom home
- Master bedroom (3rd floor): queen bed, ensuite bathroom, sleeps 2, patio access with fireplace.
- Second bedroom (2nd floor): queen bed, sleeps 2, wrap-around patio access.
- Living Room (2nd floor): Futon sleeps 1
- Hallway bathroom: walk-in shower, vanity with sink and medicine cabinet.

- Fully-stocked kitchen with coffee makers, k-cup & traditional.
- Living room with a smart TV

- Parking available in the front of the driveway for 1 car.
- Parking spaces are outdoor and suitable for compact cars small SUVs ONLY
HOUSE RULES
- Max occupancy: 5
- Quiet Hours: 9pm - 9am
- NO PARTIES, GATHERINGS, OR EVENTS ALLOWED -STRICTLY ENFORCED.
- 2 pets allowed $30/per pet per night. We only accept dogs. Please inquire about other pets allowed with our Reservations Department. If you bring furry friends, we ask that you do not allow them outside during quiet hours, as neighbors are very sensitive. Please do not leave your pets alone unattended during your stay.
- There shall be no video, still photography, or film production of any kind without the express written consent of the owner.
- SMOKING: This home and all Vacation Rentals by Kimberly properties are strictly non-smoking. Smoking of any kind is not permitted anywhere on the premises. A minimum $250 fee will be charged if evidence of smoking is found.

- Please be aware there is ongoing construction next door, where a new home is being built from the ground up.
- There is no dishwasher
Timeline: The project is expected to take approximately five months. Started (7/25) The first two months will involve the most noise; afterwards, work will shift to less disruptive finishing stages. (Digging has concluded at this time)
Hours: Construction will follow the City of San Diego's permitted hours: Monday–Saturday, 7:00 AM to 5:00 PM. If you notice work occurring outside these hours, please notify us immediately.
Ground-Level Patio: This area is not accessible due to adjacent construction. Please respect posted signage, as there is a risk of a steep fall.
Our Unit: The fence next to our deck will be rebuilt. Our neighbor has advised that this work should be minimal and unlikely to disturb guests.
We truly appreciate your patience and understanding during this time.
- Please take note that this home is NOT baby and/or child-proofed. It is your responsibility to walk the home and/or property upon arrival, to make this space safe for your children. We assume no liability for harm/death to any baby or child staying or visiting this vacation rental.
- There are exterior surveillance cameras recording 24/7. The cameras are located as follows: 1 doorbell camera, 1 camera on parking pad, 1 camera on front parking area, 1 camera on rear fence, and 1 camera on 2nd-floor patio facing the front street. All cameras are placed to maximize protection while respecting privacy.
- A noise monitoring device is installed in the backyard. It does not record any sounds or conversations; it simply measures the noise level in decibels.
Please note that early check-ins and late check-outs are available at our discretion. There are extra fees for either of these add-ons when available.
- This home is a duplex. There is a long-term tenant living in the unit on the first floor. One parking space outside is reserved for this tenant. Two parking spaces are available to you.
CANCELLATION POLICY
- A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty (30) days prior to the arrival date will incur no penalty, aside from a $500 restocking fee.
- Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full advance payment (not including deposit and cleaning fee).
- Cancellation or early departure does not warrant any refund of rent. If you wish to shorten your existing reservation with VRBKIM, and your reservation is further than 30 days away, we do charge a $100 restocking fee to make this adjustment.
