★ RENTAL CONTRACT ★

We have disclosed the terms of our Rental Contract in the Additional Rules section of the House Rules. This contract includes house rules, liability regarding on site activities, and fees for breaking rules. By booking this property you acknowledge that you have read, understand and agree to be bound by all terms, conditions, and policies in the Rental Contract.

★ DAMAGE PROTECTION ★

Instead of a security deposit, your stay includes a damage protection waiver, covering up to $2,000 in accidental damage during your visit. Please note that this applies only to accidental damage. Any intentional damage or violations of house rules will be charged to you in accordance with our rental agreement. Full details of the coverage will be shared after your booking is confirmed.

★ DOG GUIDELINES ★

We welcome one well-behaved dog for a fee of $75. Please review our simple guidelines to ensure a great stay for all:

✔ Dogs must be over 1 year old, under 50 lbs, housebroken, and leash trained
✔ No excessive barking or heavy shedding breeds
✔ The front yard is not fenced—dogs must always be leashed when not in the backyard
✔ Please clean up after your pet and dispose of waste in basement bins
✔ Any damage will be charged to the guest per our rental agreement

★ WATER QUALITY ★

The home uses a private well for its water supply, which is tested regularly and is completely safe to drink. Some guests may notice a slight mineral or earthy taste — this is perfectly normal with well water. For convenience, we provide a Brita filter pitcher in the kitchen for those who prefer filtered drinking water.

★ CHECK-OUT INSTRUCTIONS ★

Below are the check-out instructions we request at the end of each stay:

✔️ Load and run the dishwasher
✔️ Remove all food & drinks you brought
✔️ Leave used towels hanging on hooks or in upstairs closet laundry basket
✔️ Take trash and recycling to outdoor bins (around the side of the garage)
✔️ If grill was used, please clean and return cover
✔️ Close deck umbrella if used
✔️ Ensure windows are closed and doors are locked

★ TRAVEL INSURANCE ★

To guarantee a worry-free trip, we highly recommend our guests purchase travel insurance. It provides peace of mind by covering unexpected events such as trip cancellations, medical emergencies or lost belongings. We’ve partnered with Rental Guardian to make it easy for you, and you’ll receive a link in your welcome message to explore your options.

★ AIRBNB SERVICES ★

Please note we do not permit any Airbnb services or experiences on this property, including third-party bookings made through the Airbnb Experiences and Airbnb Services platforms.

Any guest who attempts to host or bring an Airbnb-related Service or Experience onto the premises without our prior written approval will have their reservation cancelled immediately, with no refund issues.

★ ADDITIONAL NOTES ★

✔ You must be 25 or older to rent this home
✔ The wood burning fireplace is only available for use from November - March. Guests must supply their own firewood and kindling.
✔ Please note you're staying in a rural area, which means nature is all around! While we keep our homes well-maintained, it's not uncommon to cross paths with the occasional insect indoors or out.
✔ While there may be some leftover wood at the property, we do require guests to provide their own firewood for use in the firepit.
✔ Your safety matters. The property has an exterior Ring front entrance camera that points at the driveway and records video and audio upon motion. It does not look into any interior spaces.
✔ Please be aware we do not list the property as toddler or baby safe. While we work to create a safe space for all ages, be sure to watch children carefully at all times, especially near the fireplace and staircase.
✔ From time to time, routine services such as landscaping, trash removal, or pest control may require access to the exterior of the property. We do our best to schedule these visits to minimize any disruption, but we appreciate your understanding if they overlap with your stay.
✔ This home is in a neighborhood setting. Please respect quiet hours!
