This is a beautiful villa - our third visit. And thanks for the fresh fruit and bottle of wine on arrival. Always a lovely touch. I have a snag list that I'll share with the owner but the biggest two changes since we last visited are: the building work immediately behind the villa which creates noise and a lack of privacy. And, secondly, supplies left by previous guests were left in the villa for the next guests to use (not perishables of course). Now there are only the bare basics available. The listing doesn't mention the building work and this will continue to be a problem for at least a couple of years I suspect. The villa is still absolutely beautiful but guests need to be warned about noisy building work.

The villa is wonderful with an amazing pool and view. Large rooms with and everything you need. Unfortunately it is currently subjected to a lot of construction noise as another villa is being built directly behind, just a few metres away, and more within 50 - 100 metres. There is a lot of noise starting at 7am every day going till 4 or 6pm.That being said, it's all behind the villa although some of the pool area will now be overlooked.Communication with the host was very bad before the trip and non existent during and after. None of our pre-arrival requests were met even though promised (in the sparse communication)But...the construction will end...and the villa will still be amazing. The villa can't be called 'secluded' anymore but the area is wonderful with beautiful sunsets and some lovely restaurants within walking distance. If you can see past the construction (enjoying the villas greats views instead) it's a great place. So much so we've booked again.

We had a wonderful 10 days. The villa is fabulous and has everything you need to relax and enjoy your surroundings. We spend a lot of time in the Paphos area and this was the best villa we have stayed in. The sunsets are utterly incredible

Second year here - had a great time. Lovely and peaceful and no-one nearby which may change if the villa being built behind gets a buyer!! Would love to return again.

The villa itself was stunning, pool amazing outlook to sea and sunsets amazing.From google maps we were aware of some building works going on a distance from the villa, however, we were not informed there was a villa being built within 8 feet of the property. Work began there around 6.30 am and continued until around 4pm. Heavy construction including rebars being chucked about (very noisy) concrete lorries coming and going and hammering and banging all day long. Pool area constantly overlooked by workmen. Frustrating and disappointing.We had to contact the manager Andrius on a couple of issues, one which was resolved very quickly (no electricity at the BBQ area) The other issue was the dishwasher stopped working after a couple of days and despite contacting Andrius was still unresolved by the time we left.

Fabulous holiday in fantastic villa

On arrival actually seeing the villa from both the outside pool area & inside the site pictures Are totally accurate villa very spacious, bedrooms on ground floor brilliant. All amenities are truly exceptional, we loved the area, however a new villa construction behind the villa meant heavy equipment in use, but this overall did not impact our holiday. We would definitely recommend your villa to family & friends, Jason really helpful

Villa Jason

We had a wonderful week at Villa Jason - the villa was brilliant - the outside space was marvellous and the views were great. It is in a lovely area and walking distance to 3 great restaurants. We had a couple of minor issues but they were soon sorted out by Jason. We Will seriously consider going again next year.

Fantastic Villa

We stayed for 14 nights in September 2023, Myself and my wife plus 3 adult children all enjoyed a fabulous holiday at Villa Jason. The Villa has the most perfect uninterrupted views of the Sea Caves and Mediterranean. It's perfectly located with excellent Tavernas and walks along the Sea Caves coastline. The facilities of the Villa are excellent with everything you need for the perfect holiday. The host Jason was always a pleasure to contact and provided any assistance we required. Would 100% recommend to anyone seeking the perfect holiday in the sun😎

Beautiful Modern Villa with Stunning Views over sea Caves

Wonderful Stay in villa Jason … great communication with Jason the owner … the villa is modern & finished to a very high spec .. loved the concept of the bedrooms downstairs and kitchen and living room upstairs .. the sunset views you get from here are stunning …a car is a must but only a few mins drive to local restaurants and bars .. yes they are building just behind the villa but this doesn’t effect your stay here … if your looking for a tranquil beautiful villa in the heart of sea caves this is a must for you 😊

2nd stay at this great villa

We loved the upgraded windows, shutters and glass surrounding the top veranda. Villa behind still isn’t complete but there was no work going on when we there. We hired a car for the 2 weeks so had a few days out but spent most days just lazing round the pool. We walked down to the 3 local restaurants for lunches and a few evening meals, all lovely. Last time our favourite was Nature but this time we liked Sea Caves Tavern. Villa is in a great location to walk to good restaurants but a car is handy for shopping (although Phillipos do deliver) and for days out.

An amazing villa

Another reviewer mentioned that the inside of the property is a little tired and the outside is new and perfect. I would say the inside is perfectly good - the kitchen probably needs updating but is perfectly usable. The villa has all the facilities you'll need and has lots of the basics too - cling film, coffee, tea - which means you don't have to buy everything from scratch. That's really helpful. But, the BIG appeal of this villa - and why I highly recommend it - is the outside space. The pool, view, outside kitchen, lounging area are all exceptional. Especially the view. We had an amazing holiday and felt very fortunate to be able to enjoy such a stunning holiday home.

Major construction siteBe aware; This is not an isolated villa as advertised anymore. There are multiple villas being constructed less than 3 metres from the boundary wall to the rear of Villa Jason. There are heavy construction vehicles operating, plus drilling, hammering and general building/ lorry noise from 6.3O in the morning until Dark! Ground levelling pneumatic rollers are causing considerable vibrations, often making the furniture inside the villa shake. Currently, they are excavating and levelling the ground of two or three large buildings directly behind the villa, plus they are 4/5 concrete constructions behind these, Estimate a minimum of 12 months work before completion. The villa itself was well equipped and clean. Unfortunately there were no pool towels for outside use as described in the welcome book. Unusually for a villa of this calibre there was only one toilet roll supplied per bathroom. A set of saucepans were not compatible with the induction hob. Also NOTE the access instructions are not clear! The main gate is not automatic, it requires a fob/ remote control to open it! The key safe number to access the alarm fob for the villa did not work, thankfully the alarm was disarmed! So I suggest the property management update the access instructions, to reduce stress for guests when they arrive.

From the moment we arrived at Villa Jason, it was clear this was no ordinary holiday rental! Every moment spent here was truly unforgettable.The villa itself was immaculate. Spacious, modern, and tastefully decorated, it balanced luxury with the warmth of a home, with floor-to-ceiling windows framed panoramic views of the Mediterranean.What truly sets this villa apart is the outdoor space. The infinity pool seemed to blend into the sea, and the BBQ area was fully equipped and ideal for al fresco dining under the stars.Location-wise, the villa is perfectly positioned. Just a short drive from Coral Bay’s sandy beaches, shops and charming tavernas, and only 25 minutes from Paphos with a beautiful harbour and an awesome Waterpark. A rental car would be advisable so you can explore what the island has on offer.The hosts were equally impressive—warm, attentive, and genuinely invested in making our stay perfect. From local tips to a welcome basket of fruit and wine, they went above and beyond.In short, this villa is the kind of place you dream of returning to before you've even left. Whether you're seeking a romantic retreat, a family escape, or a peaceful getaway with friends, this villa in Pegeia is the ultimate destination. We can’t wait to come back!
