HOUSE RULES:
These house rules are here to ensure a safe, comfortable, and enjoyable stay for everyone. Most of them are just common sense, but we’ve outlined them clearly to avoid any surprises. Thank you for treating our home with care, just as you would your own.

Our rental has a 7 maximum nights stay.

Avoidable Fees (Let’s Avoid These Together!)
We’d much rather you enjoy your stay than worry about fees, so please keep these in mind:
• $750 – Unauthorized parties or events
• $500 – Smoking inside (feel free to smoke outside; sensors detect cigarettes, cigars & marijuana indoors)
• $200 – Unauthorized late checkout
• $500 – Unauthorized pets
• $75 per person, per night – Extra guests beyond your reservation (including visitors after 9PM)

General House Guidelines
• Please return yard games in the red barn and lock up when finished
• Follow fire pit instructions & turn off propane tank after use
• Do not tamper with or unplug security cameras, WiFi equipment, or smoke detectors (this may result in cancellation without refund)
Cleanliness & Care
• Start a load of laundry if you used dog blankets/sheets/towels
• Empty dryer lint trap after each use
• Use black makeup towels only (to protect our linens)
• Please tidy pet areas, wipe muddy paws, and keep messes to a minimum so the home stays fresh
Safety & Responsibility
• No drugs or illegal activity allowed
• Guests are responsible for damages at cost of repair/replacement
• Lost & found: $25 handling fee + shipping for items left behind
• By booking, guests assume responsibility for personal safety, belongings, and any invited visitors
Internet & Amenities
We provide WiFi and do our best to keep all amenities in working order. Occasionally, things beyond our control may stop working (internet, appliances, etc.). If that happens:
• Please notify us right away
• We’ll do our best to repair or replace quickly
• If an amenity cannot be used due to mechanical failure, we’ll refund $15 per 24 hours (no refunds for improper use or internet outages)
