PLEASE BE ADVISED THE COLONY REEF CLUB PROPERTY WILL BE UNDER CONSTRUCTION FROM OCT 2025 – MAY 2026. BEFORE BOOKING, PLEASE MESSAGE OR CALL THE OFFICE FOR MORE DETAILS. ALL AMENITIES WITH THE EXCEPTION OF THE RACQUETBALL COURT WILL BE OPEN DURING THE CONSTRUCTION PROJECT.

Step off your patio and head straight to the beach or pool from this oceanfront ground floor condo. The nautical themed living room is an ideal shared space for those wanting a fun family beach vacation. The beautiful kitchen with granite countertops comes full equipped and has a drip coffee pot and washer and dryer. There is a king size bed in the primary bedroom as well as a beautiful walk in shower in the ensuite bathroom. The second bedroom has a queen bed and in the smaller third bedroom, or the “Crow’s Nest,” there are two built in twin beds.

All of the condos are equipped with private Wi-Fi and have TVs in the living room, master bedroom, and second bedroom. We provide initial toilet paper, trash bags, bath soap, and dishwasher pods. Guests are advised to bring supplementary items if needed.

Take advantage of the recreational opportunities of this private gated community, including a large oceanfront pool, children's playground, two tennis courts with pickleball court lines, and a basketball hoop. Our indoor amenities include a heated pool, sauna, racquetball court, and fitness center.

The beautiful, white, sandy beaches are just a two-minute walk from buildings 1 and 2 and a three-minute walk from building 3. The beaches are accessible by car with just a short drive north to the Dondanville Road Access.

Only a 15-minute drive away is historic downtown Saint Augustine, where there is no shortage of shopping, dining, or fun activities for people of all ages. Check out the town's many historic attractions or hop on the Trolley to see it all on the go! You can purchase DISCOUNTED tickets to the Old Town Trolley and many of Saint Augustine’s attractions right in the main office at the property!

Saint Augustine has no shortage of kid friendly entertainment! Check out the Alligator Farm or the Lighthouse and Maritime Museum here on the island or head downtown for the Pirate and Treasure Museum or Potter’s Wax Museum for some good old fashion family fun!

Family reunion

This was the grand parents.l This was the perfect spot to watch grandchildren in the pool and play. The layout of this Condo is so cozy and laid out. We had everything we needed to make this weekend special, plus reliving wonderful memories from the past.

Overall, I do not recommend this vacation rental. Reviewer Comments: Vacuum didn’t work. Stove did not heat properly. Bars of soap were ridiculously thin. One roll of toilet paper per bathroom. Cheap. 2 dish towels. No extra blankets. I own furnished rentals and I try to make people feel welcome and comfortable. You fail at this.

Property was nice & convenient to pool & access to beach! Electrical outlet didn’t work in master bedroom. A work order was put in. Found many dishes that were dirty when we got out to use them. Need more spoons in kitchen. Suggest putting surge protectors throughout for multiple outlets. Took forever to wash & dry clothes due to very small washer & dryer. Thought it was smoke free but we found cigarette butts out in front of condo and tenants in room 2102 smoked on porch at all times. But overall we enjoyed our stay.

The spare room mattress needs to be updated. Management of the property was extremely nice and responsive with any issues we had. Overall we’d book the room again simply based on location. We love Colony Reef.

Management was superb, the grounds were pretty much immaculate, and of course, the beach was magnificent!The only issues we had were that the mattresses in Bedroom #1 and #2 were uncomfortable. There is a lightbulb out in the kitchen that is easily replaceable. On one night, there were 8-10 college kids hanging out next door on the patio. However, that only lasted one night.Again, don't like sharing anything negative only with the idea that these could be easy fixes for the next renter.

The kitchen was well stocked, always important to me. I was a little concerned that the first-floor corner location might have foot traffic and noise, but it was situated so that none of that was a problem. Good beds, rather than afterthoughts, in the 3rd BR were much appreciatedJust one suggestion: blackout curtains would be a nice addition for folks who aren’t early risers. We especially enjoyed the boardwalk to the beach. Walking on the boardwalk across the dunes we enjoyed looking at the various types of vegetation and watching the gopher tortoises and the birds. We enjoyed sitting on the bench located on the boardwalk and watching the ocean and visiting with the other Colony Reef residents. Colony Reef’s design is unique because with the three buildings being in a U shape, it allow every condo a view of the ocean and provides ample green space on the ocean side. We especially like that design. This was our second year staying at Colony Reef and we hop to return next year, as well.

Good for Families

Overall we had a good experience with this condo. You can’t beat the spot, especially if you have kids. The bedroom doors let you wake up to the sunrise each morning and it’s only steps from the beach and pool. Great for families since the playground is right off the patio and super bonus that the walkway to the beach has no stairs (great if you need to lug a wagon with you). The little kid room/nook was a big hit with our daughter, and one bathroom has a bathtub. Washer/dryer in unit was a big bonus. The only issues were cleanliness and the answering service. We found leftover trash on the floors and sunscreen everywhere but everything else was fine. The answering service: our trip was delayed due to a hurricane and when I tried to call to inquire if our reservation was still good before departing, on a weekend, the man from the answering service was curt and actually hung up on me at the end. Then again - while we were staying a key to the condo fell out of our pocket on the beach and we were locked out right after 5pm. I had a crying infant and freaking out kid. I had to call 4 or 5 times (I think I was hung up on at least once) before the answering service picked up and the man on the line was not pleasant and seemed super annoyed that I called. Eventually he said he would look into it. Pretty sure it was the same person. On the flip side, the staff at the Club were great. The maintenance person showed up within minutes with a new key and offered to help get me in due to the kid meltdowns. When speaking with the daytime staff they were super nice (someone eventually turned in our key from the beach and they called to let us know). They were also very kind and courteous when calling to cancel/refund two days of our stay due to the weather.

When walking in to the room it smelled clean and was noticeably tidy, well equipped, and bright! The location of the unit is unmatched. Being able to watch the kids on the playground in the morning and evening was impeccable. The pool area is large and we never had issue finding a chair or umbrellaed table. The walkway to get over the dunes to the beach has NO stairs. This is so wonderful for our young family... since we take wagons of things to the beach for our enjoyment and the kiddos. Overall best condo I've stayed in at the beach... ever. We WILL be back. My ONLY suggestion would be to simply the remotes and TVs. There seemed to be 1-3 per TV (some with no remote batteries) so that made it a bit confusing in the beginning.

The pool is great and steps from our door. The beach is beautiful and never too crowded. The kids love the playground. The condo itself is perfect for us. We appreciated the new living room furniture- it was super comfy. My parents had an issue with the tv in their room but maintenance brought them a new one. I will say that the bed and sheets in the second bedroom are terrible. The mattress is so uncomfortable and the sheets are super rough. But other than that every thing else was perfect. Looking forward to going again next year!

My kids refused to sleep with them and ended up sleeping with no covers. It was really disappointing to spend that much and have the kids saying they couldn’t wait to go home to their clean beds.

Reviewer Comments: View was great and boardwalk to beach would have been fine if we hadn't had small children or beach tents and chairs:( The multi steps of the boardwalk make trips to the beach a chore. We finally had to buy a permit to drive on the beach.PLAYGROUND - is great but I would suggest some sort of covering so the slides could be used before dark.UNIT 2103 - nice unit and good location, but definitely needs the mattresses and bedding updated. Master bedroom was fine, but the other 2 bedrooms were a disappointment. We also fought some sort of insect in the kitchen (sugar ants?) We ended up throwing away a lot of food.Disappointed that the condo charged a "Resort Fee" We were there for the beach and didn't use any of the "clubhouse amenities" and on top of paying a resort fee, we had to pay an extra $25 for a parking pass....parking is not convenient to entering the condo, so be prepared if you have any mobility issues.

Also the lighting is not good. Its like they put 40W light bulbs in every lamp. It is a great location and a great part of the beach. The people in the office were very nice.
