Welcome to Villa Soluna, a private five-bedroom retreat in the exclusive Santikiri Estate on Koh Samui’s quiet south side—designed for comfort, connection, and complete relaxation.

The property includes three separate structures, combining privacy and togetherness for families, groups, or retreats:

🌿 Main House
An open-concept pavilion with a fully equipped kitchen, breezy indoor-outdoor living areas, and a shaded dining terrace. Below are two poolside guest suites, each with two double beds, ensuite bathrooms built into natural boulders, and direct access to the pool and garden.

🌊 Twin Oceanview Villas
Flanking the main house, these two-story master suites feature wraparound decks, floor-to-ceiling glass walls, and panoramic ocean views. Each includes a king bedroom, living area, and ensuite bath with soaking tub and indoor-outdoor shower carved into stone.

🌙 The Hideaway Room
A cozy guest room tucked below the pool area—ideal for solo travelers, teens, or extra guests.

🌴 Every bedroom includes air conditioning, WiFi connectivity, and a designated workspace (all rooms, except the hideaway room), making it easy to work remotely or stay connected while traveling. The entire property, including the pool area, is covered by high-speed WiFi.

🚩 Other things to note:

🔐 SECURITY DEPOSIT
We require a security deposit upon check-in of THB 15,000 to be given upon check-in. It will be fully returned to you upon check-out after a villa inspection. We also accept the equivalent in any major currency (USD, EUR, GPB, CYN, AUD, RUB).

⚡ Energy Use & Sustainability
Villa Soluna is committed to mindful, eco-conscious living. To help conserve energy, we kindly ask that you turn off lights, fans, and A/C units when rooms are not in use. We include up to 100 kWh of electricity per day in your stay—more than enough for normal usage. Additional consumption will be charged at the local rate of THB 7.5 per kWh. Thank you for helping us protect the natural beauty that surrounds us.

🌿However, for long-term stays (28 nights and over), electricity is not included and charged at THB 7.5/kWh


🥬 GROCERY SHOPPING SERVICE
We can arrange a fully stocked bar and fridge! Just let us know 48h in advance what you wish to have and it will be in your villa when you arrive. You can pay the service fee (20%) + the ingredients at check-out.

Guests are welcome to explore the property and have access to all areas.

We are working alongside our amazing team at Mr. Property to manage all interactions with guests.

Our full-time dedicated villa staff, Khun Nim and Khun Tee, should be able to assist you immediately. They leave the property at the end of the day and can stay later upon request, should you require their services.

If you have any further inquiries, you will also be able to contact the villa manager at any time of the day.

Villa Soluna is located in the private gated community of Santikhiri Estates. There is a guard on duty 24/7. The neighborhood is quiet and secluded. There are several shared community areas: a large swimming pool and clubhouse with shower/bathroom facilities, an open air yoga shala, and an incredible viewpoint that our guests are welcome to use.

🚗 We offer complimentary airport pick-up and drop-off for a smooth arrival and departure. For groups with guests with different arrival/departure times, please reach out to us in advance to provide a seamless arrival/departure experience.

🚙 Vehicle Capacity
Our villa car comfortably fits up to 4 passengers with luggage. For shorter trips without luggage, we can accommodate up to 6 guests using the two fold-down seats in the back. Please let us know in advance how many people will be traveling so we can plan accordingly.

🅿️ Private parking is available onsite, and you may also request the services of our car and driver for an additional fee.

📌 We are happy to assist in arranging a rental car for your stay. If you plan to rent a car, please note that the road to the villa is steep. While a 4x4 isn’t required, a vehicle with a strong engine is necessary to reach the property safely.

🚐 Commuter vans cannot make it up the hill. If you`re arriving in one, please coordinate with our villa staff in advance—we’ll be happy to meet you at the bottom of the hill and assist with transporting guests and luggage.

💛 Gratuity
Our in-villa team works hard to make your stay seamless and enjoyable. While tipping is not required, it’s always appreciated as a gesture of thanks for exceptional service. 🙏
👣 No Shoes Indoors
In line with local customs and to maintain a clean, comfortable environment, we kindly ask that no shoes be worn inside the rooms. This is both a cultural practice and a cleanliness measure. Designated areas are provided near each entry for leaving shoes. If your shoes are sandy or dirty, simply leave them at the door, and our staff will be happy to assist with rinsing them off. We appreciate your understanding and respect.

🚭 Smoking Policy
Smoking is permitted in outdoor areas of the property only. Please do not smoke inside any of the rooms. A THB 10,000 cleaning fee will apply if smoke is detected indoors. We appreciate your cooperation in keeping the villa fresh and comfortable for all guests.

🎉 Events & Gatherings
Events are welcome with prior approval. If you`re planning a celebration, retreat, or special gathering, please contact us in advance. We have a dedicated team ready to help coordinate every detail to ensure a seamless experience.

📸 Commercial Use
Commercial photography and filming are allowed with prior approval from the homeowners. Please reach out in advance to discuss your project and obtain permission.
