NOTE: ROUGH RIVER LAKE IS A FLOOD CONTROLLED LAKE THAT IS CONTROLLED BY THE ARMY CORPS OF ENGINEERS. THE WATER LEVELS MAY FLUCTUATE ACCORDING TO RAINFALL. THROUGH LATE FALL AND WINTER MONTHS THE LAKE MAY BE DRAINED.

▻ The boat slips at the public access for the neighborhood are privately own. We ask that you stay off the boat slips. You can fish, swim, launch kayaks or even bring your boat right to the bank next to the access. If you have questions before booking, don’t hesitate to ask.

▻ Plenty of room also to pull your boat into the driveway if you need a place to keep it.

▻ 2 kayaks available for guest use (life jackets not provided; use at your own risk and adhere to lake safety rules).

▻ We are located in Cave Creek Cove- most of the cove is a no-wake zone so swimming is great here! The Cave Creek campground is 15 minutes away for your boat launch needs and the boat ride back to our area is 3 minutes long! We have an area for swimming and fishing, please note we do not have a "sandy area", the best place for this is on the islands in the lake. There are several places on the lake for jet ski and boat rentals.

▻ Firewood Delivery Option- If you'd like firewood for your stay, we offer a convenient delivery service for $40. We personally handle both the sourcing and delivery. Payment is made directly, and all we ask is that you let us know ahead of time if you’d like to include it in your booking.





We take pride in offering a clean, comfortable, and welcoming space for your stay. The home is professionally cleaned and well-maintained, though minor signs of age may be present as this is a well-loved home rather than a hotel-style property. If anything needs attention, we’ll address it promptly to ensure a stress-free visit. We kindly ask that you treat the home as your own, and guests are responsible for any damages or loss, which should be reported immediately.

By booking this property, you agree to follow all rules and guidelines outlined in the listing. Failure to comply may result in a $500 fee, charged to the credit card used for the reservation.







POLICIES:

▻ Early Check-In – We’ll do our best to accommodate! Same-day requests depend on our cleaning team, and for future stays, the only guaranteed option is booking the prior night (if available).

▻ Luggage Drop – We’re happy to allow luggage drop with prior host approval.

▻ Late Check Out - Check-out time is 10 AM. A $50 fee will be charged for every 30 minutes you remain in the unit after this time.

▻ Package Delivery – We cannot guarantee safe or timely receipt of packages sent to the home. For reliability, we recommend using a local pick-up location or requesting doorstep delivery if sending items here.

▻ Pet Policy – We’re happy to welcome pets! A $120 non-refundable fee applies, plus $50 for each additional pet. This helps cover the extra deep cleaning to keep the home fresh for all guests.



▻ Third-Party Bookings - We cannot accept bookings made on behalf of someone else.

▻ Mail Back Service - If you forget something, we can mail it back for a $50 fee (as long as it’s not an oversized item)

▻ Cancellation - To receive a full refund, you must cancel within 24 hours before check-in. Any cancellations after this window will be charged according to the number of nights stayed.
