Experience Tucson's best area! Located 2 miles west of Tucson's famous Sabino Canyon in Tucson's "Catalina Foothills," this newer estate home features great privacy from neighbors on a 1-acre lot. It has 3 fireplaces, a picture-perfect view of the Catalina Mountains from the kitchen, a large swimming pool, a bird fountain in the backyard, excellent proximity to premier shopping and golfing, and is surrounded by protected Sonoran Desert where it's common to see desert wildlife.
WHOLE HOUSE ALL TO YOURSELF!
Entertainment: An outdoor propane grill (guests must refill propane if empty), patio furniture, pool, foosball table, dart board, board games, professional slate 8 ft. billiards table, 2 giant smart TV's. Smart TVs are Roku Smart with streaming enabled so you can stream from your phone to the TV. Smart TV's include NFL Sunday Ticket, HBO Max, Amazon Prime, Disney Plus, Netflix, and Paramount Plus. House has board games, poker chips and cards. Internet service is provided by Verizon Wireless 5G and is 100mb/s with unlimited data and no throttling. Indoor amplified music is fine playing at this property within county regulations but outdoor music is restricted.
Comfort: We have 100% cotton bedding on our beds with white bedding (microfiber duvet). Beds feature a blanket in addition to a comforter. Do not trust vacation rentals that don't have white bedding. All mattresses are medium firm and free of harmful chemicals. Beds feature plenty of ultra-comfy gel pillows. The house is tiled in much of the common area with carpet in bedrooms. We blackout curtains on all bedroom windows to assure darkened sleeping areas. Eco bee thermostats are installed in the house and the house has two separate HVAC units to handle the summers. All full-size bedrooms and living areas have ceiling fans and we have box fans available by request. We have one 50-gallon water heater. Lighting throughout the house is warm 2700K temperature.
Outside: House features a shaded covered patio with two tables and plenty of chairs for outdoor seating along with a propane grill. Our pool has unobstructed priceless mountain views with a lot of privacy from surrounding established landscaping. The back and front yard is fully landscaped with oleanders, palm trees, palo verde trees, and Mexican birds of paradise. The backyard features a bird bath fountain as well. The house is surrounded by the world-famous Sonoran desert shrubs and cacti outside our fence line, including Saguaro, Barrel, & Cholla cacti and Mesquite and Palo verde trees.
Area: The house is 3 miles west of Sabino Canyon and about 1/2 mile southwest of Ventana Canyon Club and Lodge which features renowned golfing and luxury services such as spas and facials. The area features large lot 1 acre homes and the major cross streets of the listing are Kolb and Sunrise.
Inside: As you walk in to the foyer, you are greeted to an open space with towering vaulted ceilings as you walk past a living plant island with a mature palm tree. The interior common areas feature 16" Italian ceramic tile throughout. The paint color throughout is the commonly used Navajo White which offers a warm southwestern aesthetic over Santa-Fe knockdown wall texture. The ceilings feature pot shelving, recessed shelving, and thoughtful design with rounded edges and pop-outs. As you walk in on your left the home features a bonus room with a dual-sided open fireplace and a pro billiards table and darts, and a million dollar view of the Catalina Mountains. The ceilings of the bonus room are towering at 12 ft high, and feature decorative wooden beams on the ceiling. Adjacent to the bonus room is the formal dining area that seats 8 that shares the fireplace. On this side of the home there is also a private bedroom with a full jack and jill restroom that is also shared with the common areas. Adjacent to the private room is a laundry room featuring our GE Smart full sized electric dryer and washer with complimentary laundry soap, and a large laundry room sink. As you continue past the dining room and laundry room space you are then greeted by the full kitchen with all the cabinet space you can imagine, where we supply all your needed cooking amenities, including a fridge with an ice maker and water dispenser, electric stove, electric oven, toaster, coffee maker, pots, pans, silverware, plates, bowls, mugs, wine glasses, and all your expected kitchen basics. The kitchen features level 3 granite countertops with a tiled backsplash and an XL single-style kitchen sink and dishwasher with stainless steel tub. Since it is a newer home there are plenty of electrical outlets everywhere in the kitchen and all common areas and bedrooms. The kitchen cabinets are real wood with a Spanish influenced design to their look. Past the kitchen is the giant family room which features a fireplace, a couch and a stereo! Past the family room are the other 3 bedrooms, so the house has a split floor plan with one private room on the west side of the house and 3 private rooms on the east side of the house. As you enter the master bedroom you will notice the 12 ft x 6 ft massive window capturing the beautiful desert and mountain views, along with a private entrance to the backyard through a picture window door. The master features a fireplace that is open on both sides to the master itself and the master bathroom. The master bathroom features Mexican Saltillo tile, a walk in closet with french doors and an extra twin mattress for dark private sleeping, a dual vanity tiled sink, a private toilet room with glass blocks for lighting, a walk-in shower, and a separate walk-in jetted tub that has yet another picturesque window to the outside desert. The other two bedrooms adjacent to the master bedroom are on the larger side and share a full jack and jill bathroom with a double vanity, Saltillo tile, and a shower/tub combo.

Office space: Calling all teleworkers! Our home features office space in multiple rooms. We also have plenty of desk space in the living areas and sufficient desk space in the kitchen.
Conservation: Our home offers some green features. We have LED bulbs in all lighting. We minimize plastic waste with our bathroom supplies. We recycle and expect guests to do the same. We have dual pane windows on all windows and the home is well insulated.
Parking: A maximum of 6 vehicles are allowed to park at the home. Garage use is required at all times and is enforced. If you have a 3rd, 4th, 5th, or 6th vehicle they may park in front of the garage and our private driveway. Street parking is not allowed.
